The Deluxe 4-bedroom Villa Nitia is a very stylish and high-quality villa with an open view of the sea and mountains, spread over 3 levels and connected by indoor and outdoor stairs. It exclusively offers you a 28.5 sqm heated swimming pool with a counter-current system, two sun decks, two fully equipped kitchens, two indoor and one outdoor dining areas, a very spacious living room, a media room with PS5, Finnish sauna, 4 bedrooms, 4 bathrooms, and a laundry room. This beautifully arranged property with 380 sqm of living space is located on a completely fenced private plot of 720 sqm and is equipped with all necessary facilities that a modern guest needs for a very pleasant stay. Located in the village of Duće, directly above other villas, it offers a lot of privacy and is only 550m from the beautiful sandy beach in Duće, 550m from very good restaurants and bars, and 3 km from the center of Omiš, with a diverse selection of restaurants, bars, and an open market. Assuming you want to enjoy the privacy of the property. In this case, you can arrange additional services such as a private chef, a masseur, and grocery deliveries to the property (not included in the villa price, everything can be arranged before or during your stay). The outdoor area (ground floor) offers a private, heated 28.5 sqm (7m x 4.5m) swimming pool with a counter-current system and a fully automatic salt electrolysis system, 8 sun loungers, an outdoor shower, a covered and cozy lounge area, all with spectacular sea and mountain views. From the pool area, you can take the outdoor stairs to the traditional grill corner to combine your grilling skills with the outdoor dining table (the door next to it is the main kitchen on the first floor). The ground floor (pool level) is fully air-conditioned and has free Wi-Fi. There you'll find a fully equipped kitchen with a dining table for 8 people, a television, air conditioning, and a sliding door to the pool area. There is a media room with a flat-screen TV, PS5, a Bose soundbar, air conditioning, a sofa (which can be converted into a sofa bed), and a sliding door to the pool area. There is also a Finnish sauna, a walk-in shower, and a separate toilet.
* The first floor offers a very stylish and very comfortable living area with a flat-screen TV, air conditioning, an electric steam fireplace, several sofa areas, and spectacular sea and mountain views wherever you look, thanks to the floor-to-ceiling windows. A fully equipped kitchen with a dining table for 8 people and a kitchen island with bar stools. The kitchen is equipped with all the amenities you need for a comfortable stay (microwave, Nespresso capsule coffee machine, toaster, kettle...). Direct access to the outdoor dining area with barbecue overlooking the mountains and the sea. A separate toilet.
*The second floor offers:
Bedroom No. 1 (21.4 sqm) with a king-size bed 180 cm x 200 cm, TV, air conditioning, en-suite bathroom with a bathtub (5.8 sqm); terrace (16.5 sqm) with views of the mountains and the sea. - Bedroom No. 1 (size: 18 sqm), panoramic view of the sea and direct access to the terrace with a lounge area just for you.
- Bedroom No. 2 (size: 12 sqm) with two single beds 90 cm x 200 cm (can be converted into a king-size bed), TV, air conditioning, sea view.
- Bedroom No. 3 (size: 12 sqm) with a king-size bed 180 cm x 200 cm, TV, air conditioning. A family bathroom with a shower and two sinks, used by bedrooms No. 2 and No. 3.
- Bedroom No. 4... 4 (23 sqm) with a king-size bed 180 cm x 200 cm, TV, air conditioning, sea view and the possibility to also enter via the external staircase. En-suite bathroom with a shower (6.4 sqm) with glass door / exit to the terrace with two sun loungers, two chairs, a whirlpool and an artificial turf area with a play area for the youngest.
There is secure parking on private property for 4 cars (2 in the garage and 2 in front). A car is recommended, but not necessary. From the parking lot, you can take the outdoor stairs to the ground floor with the pool area. Villa Nitia is located near the small town of Omiš and the Cetina River (3 km away). It offers many sandy and pebble beaches, activities such as rafting, zip-lining, canyoning, canoeing, free climbing, hiking and biking trails, water sports activities, and of course, many historical sights in the old part of the town. You have the opportunity to take a boat tour on the Cetina River or go to the islands of Brač, Hvar, and Vis, all of which are very pristine islands, and enjoy our very clean and warm Adriatic Sea. The famous city of Split is just a half-hour drive (23 km) away and a "must-see" place with great historical sites and many charming restaurants and bars located in narrow old streets.

The famous town Split is only a half-hour drive (23km) and is a “must-see” place with great historical attractions and many cute restaurants and bars settled into narrow old streets.
The most popular tourist attractions on the Central Dalmatia coast are only half an hour away from the famous town Split with its great history of the town Trogir 45min away, and up to a 1:30 hour drive to visit the beautiful Krka waterfalls, Skradin. The nearest airport is SPU Split`s airport (39km). Also, you can do various sports at the beach, and experience a well-organized active holiday like windsurfing, sailing, and diving, you can even try riding horses only 18 km away with the Enquino club (Podstrana) …and many more. Due to the vicinity of the town Split, all traffic communications are near (around a half-hour drive): the airport (39 km), seaport (23 km), bus station for international traffic (23 km), railway station (23 km), and the motorway (25 km), golf and tennis courts only 16km far from the villa.
