Description
Tuscany is the land of longing for many holidaymakers. The two-storey villa with natural stone façade was built a few years ago on the outskirts of Bagno di Gavorrano on a spacious plot.
In the garden, guests have access to a beautiful pool (12 x 5 m).
The spacious house was partly furnished with antiques. The atmosphere is characterised by a successful mix of Tuscan country house style and English elegance. Travertine and marble tiles - some with elaborate inlays - were chosen for the floors. The unusual tiles in the bathrooms were also chosen with care.
The villa is particularly suitable for couples who want a lot of space for their holiday stay. In the large park-like garden, everyone will find a shady (or sunny) spot to read a book undisturbed or simply to pursue their thoughts.
In the evening, the large terrace invites you to dine in comfort. Of course, it is possible to use the brick barbecue and pizza oven, which is located in the garden
HOUSE DESCRIPTION:
You enter the house from the garden and get into a hallway. To the right is the separate kitchen with dining table and exit to the garden. Straight ahead is the large living-dining room with sofa bed for 2 children, open fireplace and exit to the terrace, a small hallway leads to a guest toilet. From the entrance area a staircase leads up to the first floor: from a small hallway the two double bedrooms leave, both with balcony and private bathroom, one with shower/WC and one with tub/WC. Through a glass door you enter a separate part of the house: a bathroom with bathtub/WC, a small kitchen with balcony, from the hallway another balcony leads off, from which you can reach the garden via a large outside staircase, a studio with a sofa bed for 2 persons and another bedroom with double bed. Note: Dogs are not allowed in the sleeping area on the first floor.

Location and surroundings of object
The holiday villa is located in the small village of Bagno di Gavorrano, in the province of Grosseto. It is about 12 km from the beach at Puntone di Scarlino. It is located below the ancient mountain village of Gavorrano (about 1.2 km away). Here you will find everything you need for your daily needs: a large supermarket that is also open on Sundays, a bakery, several cafés and restaurants, small shops, two ATMs and a pharmacy.

Cancellation terms:
- Reiserücktritt / Nichterscheinen / Umbuchungen Der Mieter hat das Recht, vor Reisebeginn vom Vertrag zurückzutreten. Er muss den Rücktritt vom Mietvertrag schriftlich bei Toscana Sì erkären. Maßgeblich ist der Zugang der Erklärung bei Toscana Sì. Wenn der Rücktritt nicht von Toscana Sì zu vertreten ist und kein Fall höherer Gewalt vorliegt und falls auch kein Ersatzmieter gefunden werden kann, bleibt vorbehalten, eine angemessene Entschädigung gemäß folgender Aufstellung zu verlangen: Bei Rücktritt bis 30 Tage vor Mietbeginn 20% des Gesamtpreises, vom 29. bis 21. Tag vor Mietbeginn 50% des Gesamtpreises, vom 20. bis 11. Tag vor Mietbeginn 80% des Gesamtpreises, vom 10. Tag vor Mietbeginn bis Mietbeginn 90% des Gesamtpreises. Bei Nichterscheinen sind 90% des Gesamtpreises zu zahlen.

The pretty fishing village of Castiglione della Pescaia (approx. 29 km) is also easy to reach. Of course, there are excursions to places worth seeing in the immediate vicinity (Massa Marittima approx. 20 km / Vetulonia approx. 18 km / Grosseto approx. 35 km) as well as day trips to the famous cities of Tuscany (Florence approx. 175 km / Pisa approx. 125 km / Lucca approx. 145 km / Siena approx. 105 km / Montalcino approx. 85 km / San Gimignano approx. 103 km / Pitigliano approx. 105 km).
