Description
This small private apartment is located on the second and top floor of a multi-family house in the district "Senzuno" of the well-known resort of Follonica. The beach and the beautiful pine forest are only a few steps from the house.
The very nice landlord's family, living on a farm in the heart of the country, used this accommodation as a summer residence, as long as the children were still small.
You reach the entrance of the apartment via the staircase - a kitchen with a large balcony with sea view, which has a table with chairs. Two bedrooms with a double bed (in one there is a staircase to the attic, but is closed by a wooden door), a bathroom with shower / WC.
The bright and friendly apartment is functional. On the large balcony with a wonderful sea view there is an outdoor dining area and a sun awning. Here you can have breakfast in the mornings morning breakfast or relax in the evening with a good glass of Tuscan red wine end the day.

Location and surroundings of object
Within walking distance are grocery shops, various fish restaurants, beach bars, a bakery with pastry shop, a pharmacy and a magazine kiosk.
Personal note from the authors: In many German-language travel guides, the small town of Follonica is often described as "not recommendable", while holiday resorts such as Castiglione della Pescaia, Talamone or Porto Santo Stefano are usually praised in the highest terms.
Follonica is certainly not the jewel of the Tuscan coast from an architectural point of view, but it is possible - if you let yourself get involved with this little town - to find some very likeable aspects to it.
Despite all the renovation efforts on the part of the local authorities, Follonica has always retained its somewhat crumbling 60s charm and is therefore much more authentic than many other seaside resorts that have been literally "spruced up" for holidaymakers.
Here, in the narrow streets of the centre, you can still find quite a few of the "vecchie botteghe", long-established, small shops that often struggle (and hopefully with continued success) to hold their own against the large chain shops.
Along the promenade you can admire beautiful Art Nouveau villas and, right by the sea, the characteristic little beach houses, the latter built at a time when building permits were not so strict. Not only in the high season is Follonica a lively town, whose typical Italian liveliness also infects and carries away holidaymakers.

Cancellation terms:
- Reiserücktritt / Nichterscheinen / Umbuchungen Der Mieter hat das Recht, vor Reisebeginn vom Vertrag zurückzutreten. Er muss den Rücktritt vom Mietvertrag schriftlich bei Toscana Sì erkären. Maßgeblich ist der Zugang der Erklärung bei Toscana Sì. Wenn der Rücktritt nicht von Toscana Sì zu vertreten ist und kein Fall höherer Gewalt vorliegt und falls auch kein Ersatzmieter gefunden werden kann, bleibt vorbehalten, eine angemessene Entschädigung gemäß folgender Aufstellung zu verlangen: Bei Rücktritt bis 30 Tage vor Mietbeginn 20% des Gesamtpreises, vom 29. bis 21. Tag vor Mietbeginn 50% des Gesamtpreises, vom 20. bis 11. Tag vor Mietbeginn 80% des Gesamtpreises, vom 10. Tag vor Mietbeginn bis Mietbeginn 90% des Gesamtpreises. Bei Nichterscheinen sind 90% des Gesamtpreises zu zahlen.
