Description
The attractive semi-detached house, living area approx. 100 m², with private garden, is situated in a quiet cul-de-sac, 300 m from the Lake Constance bathing area and 200 m from the village centre. A supermarket is approx. 900 m away.
The house consists of three floors: On the ground floor there is the spacious living room with a nice and cosy couch corner, TV, and a large corner bench with dining table, with access to a south-facing sun terrace and the garden. Garden furniture and barbecue are available. The large fitted kitchen is well equipped with dishwasher, coffee machine, kettle, egg boiler, microwave, electric cooker with oven and ceramic hob. Furthermore, there is a guest toilet on this floor.
One floor up, there are three bedrooms: the first with a box spring bed180x200 and a large built-in wardrobe, the second with a single bed and a child's cot, the third with a single bed. The bathroom with natural light has a bathtub, a separate shower, a WC and two washbasins.
In the basement there is another room with 1 bed 180x200, sofa, table, TV and a sink. Adjacent is another bathroom with shower, WC, washbasin and wardrobe 90 cm wide. A washing machine is in the basement,
In the garage there are bicycles for use The prices include: Electricity, water and heating. Use of our furniture safe without guarantee for security. Pets are allowed on request. Children are welcome. Additional costs: final cleaning EUR 60,00, pet extra charge for cleaning EUR 10,00 per pet, bed linen/set 15,00, only fitted sheet for boxspring bed 10 Euro,towels/set EUR 8,00, kitchen tea towels, etc. EUR 5,00, deposit one-time, refundable 150,00. The municipality of Immenstaad charges a visitor's tax: Currently from 1 April to 31 October Euro 2,80 per person and day, and from 1 November to 31 March 1,50. Children up to 16 years are free. This has to be paid in addition. You get free bus and train travel in the Bodo-Verkehrsverbunden region and advantages at over 170 excursion destinations in the Lake Constance region. Booking by rental contract. Day of change of tenant: Saturday. Prices: High season: 04.06 - 10.09.2022 - EUR 100 per day. Low season: EUR 70 per day. Free W-Lan.

Location and surroundings of object
The holiday home is situated in a quiet cul-de-sac, 300 m from the shore of Lake Constance (bathing area) and 200 m from the centre of the village. A supermarket is about 800 m away. Immenstaad is a quiet resort on the Baden - Württemberg shore between Meersburg and Friedrichshafen. The village is surrounded by lush orchards, vineyards and the lake. The federal road 31 is generously routed around the village, so that the village itself is quiet.
The districts of Kippenhausen and Frenkenbach, each only 1 km from the lake, are neat little places with a village idyll and family atmosphere. A wonderful vantage point over Immenstaad and Lake Constance is offered by the Hohberg lookout point at 454m.
Immenstaad is also a good place to spend a holiday with children. From Easter to October, the tourist office offers a programme of games, sports and fun for the little ones. A childcare worker has been hired especially for this purpose.
The Aquastaad, Immenstaad's leisure pool, offers year-round bathing fun in the indoor pool or at the lido with the best water quality.
Older children are particularly drawn to the adventure park with its high ropes course. Here everyone can feel like Tarzan. You may be secured with a rope, but you're sure to still have a sinking feeling in your stomach when you complete the obstacle course between the trees at a height of 6 metres.
A special experience is the trip on a Bodensee - Lädine, a cargo sailing ship, as they used to be prevalent on Lake Constance.

Cancellation within 30 days of arrival – no refund. If a replacement tenant is provided, only a fee of 26 euros for the effort is charged.
