Description

House Layout:
Ground floor: Spacious open-plan living/dining area with flat TV (48 inches/122cm - 3D, football mode, quad processor, compatible with gaming consoles), soundbar and subwoofer with 300Watt Dolby Surround, DVD player, and wood stove. The dining table is extendable and equipped with 4 chairs. In the living room area, there is a cozy leather seating arrangement with an additional footstool.

The kitchen is separated from the living-dining area and can be closed off with a door. It includes a modern, well-equipped fitted kitchen with a ceramic hob including an oven, refrigerator with freezer, dishwasher, microwave, kettle, waffle iron, toaster, blender, egg cooker, coffee maker, complete set of knives, and a fully automatic coffee machine (prepares espresso, espresso macchiato, coffee creme, coffee, cappuccino, café au lait, latte macchiato at the push of a button). Sufficient crockery and cutlery are, of course, provided. On the ground floor is the newly designed bathroom from 2023 with a large walk-in shower featuring double swing doors. A hairdryer, radio, and washing machine are available.

The hallway area is equipped with a shoe cabinet, 2 mirrors (1 full-length mirror), and a wall panel.

A bedroom is located on the ground floor. It is furnished with a bed measuring 1.40 meters by 2 meters, a sliding door wardrobe, and 2 nightstands with corresponding touch nightstand lamps. The bed, like all other beds in the house, is equipped with indirect lighting and a remote control. Like in the other bedrooms, this room also features a flat-screen TV (24 inches/60 cm) with an integrated DVD player and satellite reception. In the storage room, there are a vacuum cleaner, a safe (30 x 20 x 20 cm) with combination lock, children's high chair, spare coffee machine, spare kettle, broom, dustpan, mop bucket, mop, footstool, sewing kit, first aid kit, shoe shining kit, hot water bottle, lint brush, clothes rack, as well as an iron and ironing board.

Upper floor:
1 bedroom with a large 2 by 2 meter double bed (mattresses H4, new end of 2019) and flat screen TV (32 inch/81 cm) incl. DVD player with satellite reception. 1 bedroom with 2 single beds each 1 by 2 meters. A travel cot for children and a high chair are naturally available. Here too, there is a flat-TV (32 inches/81 cm) with DVD player and satellite reception. An additional feature in this room is a sound chair for children. This includes a subwoofer, interfaces for connecting an Aux cable for connecting cellphones and iPods, a headphone cable, and an interface for a USB stick. Appropriate cables and devices must be brought by guests upon arrival.

All bedrooms are equipped with radio alarm clocks. The radio alarm clocks have a USB interface.

The upper floor has a guest toilet with a small sink (also renovated in 2023).

All windows in the house are equipped with shutters. Indirect lighting with remote control has been installed under all beds, so that both big and small guests can fall asleep in the evening with pleasantly dimmable lighting. The windows in the upstairs bedrooms are additionally equipped with fly screens.

Beautiful bedside lamps are located on the nightstands of the bedrooms. All mattresses and protective covers are firmness level 4. For our four-legged guests, we provide an XL sleeping cushion and enough dog blankets so they too can find their cozy place for the duration of their stay. It goes without saying that beds and sofas are off-limits for our four-legged guests! Please consider our notice also with respect to guests who do not bring dogs! Furthermore, we point out that we do not accept bookings with more than one (1) dog!

The house has a 24 square meter outdoor terrace that is not visible from the street and faces south. The gables and sides of the house are equipped with LED lights, creating a cozy atmosphere and ensuring safe movement in the outdoor area.

Location and surroundings of object

The property of about 300 sqm is located at the end of a cul-de-sac on a corner lot in a very advantageous location and orientation. The local supermarket is very close (about 100 meters) from the house and is visible from the house. Halfway there is a children's playground with climbing facilities. In the winter season (when the supermarket is closed) there is a shuttle bus station about 50 meters away, operating from about 7 am to 5 pm. until o'clock a sales cart with rolls, cakes, daily newspapers, and other small necessities of daily life.
The garden with a terrace on it is completely facing south and not visible from the street. The property is fenced with a garden fence 1.25 meters high, so that children and possibly 1 dog can romp through the garden freely, while the rest of the family can relax without worry. The fence has 2 lockable garden gates, allowing the property to be entered and exited from both sides. The house was extensively and valuably renovated until the end of 2014.
All rooms of the house are tiled. The house and floors were completely renovated in 2023.

Sufficient seating is available for the garden area. This includes 6 high-back folding chairs and 2 relax chairs, each adjustable to 5 positions, with corresponding cushion pads. For the sunny hours, 2 sun loungers with cushions, as well as a large sun umbrella are available.

A grill is, of course, part of the basic outdoor equipment. There is a utility house next to the house, where brought along bicycles and roof racks etc. can be stored and locked during the stay. The garden house has electricity/lighting inside and a socket for charging e-bikes.

The property includes 2 car parking spaces. Neßmersiel is a small, dog-friendly coastal resort with its own beach where dogs are also welcome.
In the village, there are 2 bicycle rentals, as well as a boat rental. For children, there are playgrounds available and a soccer field is also present.
In Neßmersiel, there is an indoor playground for the young holiday guests, which also has a sauna facility attached.
During the summer season, there is a supermarket with a bakery in the village center. During the off-season, vacationers are provided for by a mobile baker who, in addition to bread rolls and cakes, also offers small daily necessities and newspapers.
Various restaurants pamper vacationers with culinary delights. The local clubs organize various festive events, especially in the peak season. These include particularly barbecue evenings with lively music. From Neßmersiel, there are a variety of ways to make your daily schedule interesting. Among other things, mudflat hiking tours to Baltrum and Norderney are conducted.
At the beach of Neßmersiel, there is also the harbor from which the daily ferry service to the island of Baltrum operates.

additional information about rental price:

60,-€ fee for the final cleaning of the house (included in the rental price of the 1st week) as well as the seasonal tourist tax are to be paid to the manager upon arrival.
The maximum occupancy of the house is 4 persons.
For an extra charge of €12 per person, a linen package and a towel package of €8 per person can be booked with our manager. The package includes bed linen (put on on arrival), 1 towel, 1 shower towel and 2 tea towels per person.

The house has a 100 MBits WLAN connection.

Upon arrival, our guests are welcomed directly at the holiday home and receive a brief orientation in the house. The manager is also present at departure.

Gas and electricity bills are calculated individually and are offset against the deposit of 150€.

Holiday house of the highest class

Holiday home exceptionally well equipped. Spacious with many extras and attention to detail. Well-kept garden, completely fenced. Communication with the landlord was very good. We felt comfortable and will be happy to come back.

Super tolles Ferienhaus

We have rented the house for the second time. High-quality and very tasteful furnishings. Very clean, good and firm mattresses... important! Great location; large terrace and beautifully designed garden. Nice landlords and communication with the manager, Mrs. Klaassen, works great. We will definitely come back.

Left nothing to be desired.

A holiday home as you wish. The owners have thought of every detail - a very nice, modern, and cozy furnished holiday home with plenty of space and many amenities. These include, among others, entertainment equipment, fireplace, Nespresso machine, dishwasher, washing machine, just to name a few things that are probably not expected as standard. With three separate bedrooms, everyone can find their peace zone.

The outdoor facilities are also very well maintained. We spent a very relaxed week in the beach oasis and look forward to our already booked repeat vacation in the warmer season and hope to be able to use the terrace and grill then.
