The property consists of a main house and an outbuilding.
The main house is on one level and consists of:
- a living room with sofas, TV with satellite and Sky decoder, dining table and access to the pergola furnished with sofas;
- a fully equipped kitchen with hob, oven, fridge-freezer, dishwasher, microwave, coffee maker, toaster and kettle, with direct access to the pergola furnished with dining table for outdoor dining
- an half bathroom;
- three double bedrooms with en-suite bathroom with shower, walk-in wardrobe and direct access to the garden;
- a single bedroom with en-suite bathroom with shower, walk-in wardrobe and direct access to the garden;
- one double bedroom with entrance from the outside, with en-suite bathroom with shower and walk-in wardrobe;
- a unit with independent access from the outside, consisting of a living area with sofa, dining table and kitchenette equipped with hob, oven and fridge-freezer, and two double bedrooms with en-suite bathroom with shower.
There is also a laundry area, accessible from the outside, with 2 washing machines and a freezer.
The bedrooms and the main living room are equipped with air conditioning.
The outbuilding, which is located about 20 metres from the main house, has two floors connected by an internal staircase. The ground floor consists of:
- a living room with sofas, TV with satellite and Sky decoder, dining table and kitchen equipped with hob and fridge-freezer, with access to the pergola equipped with sofas and dining table;
- a double bedroom with en-suite bathroom with shower.
On the first floor there is a double bedroom with terrace and an en-suite bathroom with shower.
The bedrooms are equipped with air conditioning.
Please note that all fireplaces are ornamental.
Villa Federica is located in the middle of the picturesque Tuscan countryside on a 7-hectare property with a 2-hectare garden featuring lawns, flower beds and a variety of majestic trees, including maritime pines, cypresses, oaks, and an olive grove.
This green oasis with its expansive areas is the ideal place to spend pleasant days outdoors while enjoying the tranquility and beauty of the surrounding landscape. The magnificent rectangular infinity-edge pool is equipped with sun loungers and features two Roman steps as well as a chlorine and salt cleaning system. Framed by an elegant sun terrace made of porous travertine, it offers an ideal spot for relaxing and sunbathing.
Next to the pool, there is a large pavilion with a brick-built outdoor kitchen where sofas and a dining table provide space for outdoor meals with friends. In the main house, a pergola with sofas offers additional space for relaxation, while another pergola with direct access to the kitchen is also equipped with sofas and a dining table, ideal for cozy outdoor meals.
The outbuilding also features a porch with sofas and a dining table.
For those who enjoy outdoor cooking, three charcoal grills are available for barbecues with friends and family.
For a touch of fun and entertainment, the villa is equipped with a table tennis table and a synthetic tennis court. Ideal for families and sports lovers who want to combine relaxation and fun in a green setting.
The property has a private parking lot with 6 spaces, which is protected by a covering and an automatic gate.
The owner lives with his dog in the third house on the property and manages the estate, offers guests support and assistance, and ensures maximum privacy during their stay.
