Description
LA BOSCAIOLA, with natural stone façade, is a detached, single-storey holiday country house (approx. 80 sqm) with private pool for sole use. It offers enough space for a maximum of 4 people who would like to spend an undisturbed holiday with lots of privacy together with their dog. The house offers 2 double bedrooms, 2 bathrooms, 1 living room with integrated well-equipped cooking corner, 1 washing machine, 1 dishwasher, air conditioning, wifi, SAT-TV, BBQ, mosquito protection and alarm system. Approx. 2,000 sqm fully fenced dog-friendly and dog-safe property. Only very slightly sloping and therefore easily accessible terrain with large meadows next to and below the house, which is rare at this altitude
Interior: In the front area of the rustic living room with air conditioning, which also heats when needed, there is a clearly arranged and well-equipped cooking corner (kitchenette across the corner with marble top): 4 hotplates (gas), 1 microwave, 1 coffee filter machine, 1 moka for ital. Coffee, 1 nespresso machine, 1 toaster, 1 hot water machine, 1 small fridge, 1 high fridge with additional ice compartment, 1 dishwasher, enough cooking and eating utensils. You will find the washing machine behind the house. A rustic dining corner offers enough space for 4 people. Next to it is the antique fireplace. Brightly polished copper pots and pans from the period decorate the living area. (Once the farmers in this region made a living from the production of copper utensils, a craft that is threatened with extinction). 1 SAT-TV set is also part of the living room furnishings. Original oil paintings adorn the walls.
From the living room you enter one of 2 bathrooms, which is equipped with 1 shower, WC and bidet. Next to it is one of 2 double bedrooms with antique wrought-iron bedstead from the period and other antique utensils used by the owner's ancestors. A very tall and very spacious period wardrobe and chest of drawers provide plenty of storage space for your clothes, shoes etc. Every day you enjoy a fantastic view of the surrounding hills from the bedroom. If you prefer a more modern style, you will like the second double room with ensuite bathroom (shower, WC, bidet). Here, the walls were partially not plastered, but the grey brickwork was left in its raw state. A lot of light streams in through the glass door, from here you have direct access to the greenery. The floor in the bedroom and bathroom has been laid with salmon-coloured tiles (gres porcellanata). You benefit from an air conditioning system that also heats if necessary.
Outside: Very convenient: just a few steps in front of the house is the ground-level private pool (4 m x 10 m, 1.30 m deep), built in 2021, with outdoor shower, nestled in a pretty landscaped garden with shady pergola with rustic chestnut table and chairs, sun loungers and parasols. A "marble beauty" and lemon trees in tubs adorn the garden by the pool. In front of the pergola under shady trees, the owner has constructed a well about 140 m deep, whose water is of very good quality and wholesome. Next to the house is a very large green area with BBQ, partially framed by a laurel hedge. You will be enchanted by the phenomenal view of the surrounding hills (Monsummano Alto, Montecatini Alto), the mountains of Pisa and the valley of Valdinievole (Montecatini Terme). Likewise, you will look out over the wooded green hills
The property also has an old tree population, mighty tall chestnut trees, typical for this region at this altitude, alternate with olive trees, conifers, acacias and oaks. The large and conveniently accessible green areas are ideal for your children to run around and play, as well as offering plenty of exercise for your dog and outdoor fitness exercises. Below the house in the middle of a huge green area, two tall tree trunks with a crossbeam above serve as a scaffold for a children's swing. Right next to it, under shady old trees, is a rustic chestnut dining group from which you can supervise your children.

Location and surroundings of object
Province of Pistoia, between Florence and Lucca/Pisa, near the ancient and worth seeing hilltop village of Cozzile. Very quiet and wooded hilly south-facing position (480 m a.s.l.) with paradisiacal views in an impressive panoramic position that will captivate you. The holiday home is located above the well-known thermal spa town of Montecatini Terme with very good motorway connection A 11 Firenze-Mare to reach the art cities and the classic excursion destinations of Tuscany such as Florence, Pisa, Lucca, San Gimignano, Siena etc. as well as the sea.
Below the house, after about 10 minutes by car, you reach the "Via degli ulivi", a panoramic road surrounded by olive groves, which takes you to medieval hilltop villages, romantically situated and spared from tourism, e.g. Massa, Colle di Buggiano, Buggiano Castello, Stignano: here time seems to stand still.

The owner's family has always lived in this cottage, many family mementos are still in the house and remind us of how the farmers lived and worked 100 years ago and more.
A very winding asphalted panoramic road leads up to your dream domicile. The owner is very respectful of privacy and only enters the property to clean the pool.
Dogs are not allowed in the pool! They can refresh themselves with well water.
