Independent country house, free-standing on 4 sides, approx. 200 sqm: ground floor and 1st floor. The front is fitted with a natural stone facade.
Approx. sqm large, completely fenced property all around with garden and olive trees. Ideal for your children to romp and play, ideal for pets. Built in 1982, extended in 1990. Ground floor: You enter the ground floor with kitchen and large living salon through the conservatory, which is fully glazed on three sides. The rustic country-style kitchen, a so-called "cucina murata" with a functioning fireplace, is well equipped: among other things, dishwasher, 4-burner gas stove with extractor hood, 2 refrigerators with freezer, electric oven, washing machine (iron, ironing board). In the generously proportioned living room there is another fireplace, a round table with chairs, additional small furniture, comfortably upholstered sofas and armchairs, satellite TV, DVD player, stereo system with CD player. The conservatory built directly in front of the house is an ideal lounge in bad weather.
First floor: Each of the three tastefully furnished double rooms has a private bathroom with bathtub and/or shower, so it is perfect for 6 people.

The house is located on a completely fenced private property with a garden, which also offers plenty of space for your children and dogs to play.
You have access to the partially covered, approx. 100 sqm panoramic terrace with barbecue, among other things. directly from the winter garden: The view is simply spectacular: From here you overlook the entire Valdinievole valley with the ancient hill villages of Massa, Cozzile, Montecatini Alto, Monsummano Alto, Montecatini Terme, all the way to the marsh plain (Padule) and the Montalbano, the former hunting grounds of the Medici. Especially charming and impressive is the view at night, when everything shines in a "sea of a thousand little lights." You don’t have to walk far to reach the illuminated, trapezoidal private pool (depth: 90 cm to max. 1.60 m, 12 m long, 4 to 6 m wide): it is located directly below the panoramic terrace, built onto one side of the house, and can be reached from the terrace via 14 steps. The pool is open from the beginning of May to the end of September. Garden furniture/sunshade and a porch swing. Games for children.

Pistoia province, between the ancient hilltop villages Massa and Cozzile, about 350 m above sea level. d. M. The wooded area in the hills above Cozzile is perfect for long walks in the hot summer months. A winding, asphalted panoramic road leads comfortably in about 10 minutes into the valley. Very quiet, hilly panoramic position.
From the hilltop village of Colle di Buggiano, about km away, the "Via degli ulivi", the "olive road", leads you past medieval, romantic and tourism-protected villages through olive groves - here you forget the time.
Excellent motorway access (A11 Firenze-Mare) in Montecatini Terme to reach the classic destinations such as Florence, Pisa, Lucca etc.

Dream vacation with dog in Tuscany
We had a wonderful time at the holiday home La Panoramica in Tuscany and can wholeheartedly recommend it. The house is very well-maintained, lovingly furnished, and offers everything you need for a relaxing vacation. We particularly enjoyed the quiet location, the great surroundings, and the typical Tuscan flair.
An absolute highlight was the dreamy pool, where you could wonderfully relax and enjoy the Tuscan atmosphere. One immediately notices that a lot of value is placed on cleanliness, comfort, and a pleasant atmosphere here. The facilities were very good, everything was neatly prepared, and we felt comfortable from the very first moment.
We would especially like to highlight the hosts. They are incredibly warm, attentive, and truly lovely people. One not only feels welcome because of them but almost at home. It was a really great vacation for our dog as well, so we were able to enjoy our time there as a family very much.
For us, it was a completely successful stay and we would come back anytime. Anyone who wants to spend a relaxing, beautiful, and special vacation in Tuscany is exactly right at La Panoramica.

Simply GREAT!
We spent a great week at Villa La Panoramica. The amenities are very good; beautifully furnished, air conditioning, fully equipped kitchen, and as a highlight: 3 bathrooms. Outside: super infinity pool, the garden is huge and beautiful, and the terrace and view are simply breathtaking! For vacationers with a dog, we recommend Park delle Terme in Montecatini, just a few minutes by car. Shops and restaurants are also nearby. The city of Pisa and the sea are also very accessible. Thank you very much to Mrs. Paola and Mr. Claudio, great hosts, and of course to Mrs. Corsten. We would gladly visit Villa La Panoramica again.

Vacation with three dogs
The hosts were charming, as was the view into the valley and the small olive grove right by the house. We had almost everything we needed on site, but the refrigerator is unfortunately too small for 6 people. Additionally, there are no hiking trails for the dogs around the house, only the main connecting road, which seemed too dangerous for walking.

Holiday with a view
"La Panoramica" is rightly named: the view over the valley is magnificent, especially over the sea of lights at night. The location is ideal for day trips to all the places worth seeing in Tuscany. However, a car is indispensable.
Although the house is located directly on a road, it is not heavily trafficked and the house layout is such that you have your back to the road. The large fenced plot allows you to stay relaxed when dogs and/or children are running around freely. For dog owners planning walks from the house, the options here are very limited as almost all the paths are private house driveways, the properties are fenced and the forest off the paths is impenetrable. However, with short drives you can reach great hiking and trekking trails that are fun for two-legged and four-legged friends. There are also great routes for mountain bikers from the house. The pool with a view over the valley is also very nice: big enough to swim a few laps. The equipment of the house leaves nothing to be desired, even if it is a bit outdated, everything is clean. The beds are partly very soft, but in the summer heat we were happy about the air conditioning in the sleeping area. The insect screen in front of the windows (unfortunately partly broken) was indispensable. The mosquitoes also made sitting on the beautiful, spacious terrace in the evening very difficult.
We only used the interior rooms for sleeping. The luxury of separate bathrooms for each bedroom was also very pleasant. The kitchen has everything you need. Personally, we had a hard time with the sink, which is made of copper, tarnishes quickly and then develops a smell of its own, to which our noses reacted quite sensitively. (Tip: cleaning with a solution of vinegar and salt is the easiest and most environmentally friendly way) The large refrigerator, in which you can really store everything, is worth mentioning.

Ein absolutes Highlight war der traumhafte Pool, an dem man wunderbar entspannen und die toskanische Atmosphäre genießen konnte. Man merkt sofort, dass hier viel Wert auf Sauberkeit, Komfort und eine angenehme Atmosphäre gelegt wird. Die Ausstattung war sehr gut, alles war ordentlich vorbereitet und wir haben uns vom ersten Moment an wohlgefühlt.
Ganz besonders möchten wir auch die Gastgeber hervorheben. Sie sind unglaublich herzlich, aufmerksam und wirklich ganz liebe Menschen. Man fühlt sich dadurch nicht nur willkommen, sondern fast wie zu Hause. Auch für unseren Hund war es ein richtig toller Urlaub, sodass wir die gemeinsame Zeit dort als Familie sehr genießen konnten.
Für uns war es ein rundum gelungener Aufenthalt und wir würden jederzeit wiederkommen. Wer einen erholsamen, schönen und besonderen Urlaub in der Toskana verbringen möchte, ist in La Panoramica genau richtig.
Für die Urlauber mit Hund empfehlen wir Park delle Terme in Montecatini, nur in ein paar Minuten mit dem Auto erreichbar. Geschäfte und Restaurants befinden sich auch in der nähe. Die Stadt Pisa und das Meer ist auch sehr gut erreichbar. Vielen Dank an Frau Paola und Herr Claudio, tolle Gastgeber und natürlich auch an Frau Corsten. Wir werde gerne mal Villa La Panoramica erneut besuchen.
Wir hatten vor Ort fast alles, was man braucht, der Kühlschrank ist leider zu klein für 6 Personen. Außerdem sind rund um das Haus keine Wanderwege für die Hunde sondern nur die Hauptverbindungsstrasse, die zum Laufen zu gefährlich schien.
Zwar liegt das Haus direkt an einer Straße, die aber nicht stark befahren ist und die Hausaufteilung ist so, dass man der Straße den Rücken kehrt. Das große umzäunte Grundstück lässt einem die Möglichkeit entspannt zu bleiben, wenn Hunde und/oder Kinder frei herumtollen. Für Hundebesitzer, die Spaziergänge vom Haus aus planen, sind die Möglichkeiten hier sehr eingeschränkt, da fast alle Wege private Hauszufahrten sind, die Grundstücke eingezäunt und der Wald abseits der Wege undurchdringlich. Mit kurzen Autofahrten kann man aber tolle Wander- und Trekkinwege erreichen, die Zwei- und Vierbeinern Freude machen. Auch für Mountainbiker gibt es vom Haus aus tolle Strecken. Sehr schön ist auch der Pool mit Blick übers Tal: groß genug um ein paar Bahnen zu schwimmen. Die Ausstattung des Hauses überhaupt lässt keine Wünsche offen.Wenn teilweise auch schon in die Jahre gekommen, ist doch alles sauber. Die Betten sind teilweise sehr weich, aber bei sommerlicher Hitze waren wir froh um die Klimaanlage im Schlafbereich . Unverzichtbar war der Insektenschutz vor den Fenstern ( leider teilweise kaputt). Die Mücken erschwerten auch das abendliche Sitzen auf der schönen, großzügigen Terrasse erheblich..
Die Innenräume haben wir eigentlich nur zum Schlafen genutzt. Auch der Luxus eigener Bäder pro Schlafraum war sehr angenehm. Die Küche hat alles was man braucht. Wir persönlich haben uns mit der Spüle schwer getan, die aus Kupfer ist, schnell anläuft und dann einen Eigengeruch entwickelt, auf den unsere Nasen recht empfindlich reagierten. (Tipp: die Reinigung mit einer Lösung aus Essig und Salz geht am einfachsten und umweltfreundlichsten) Hervorzuheben ist der große Kühlschrank , in dem man wirklich alles unter bekommt.
Die Vermieter sind sehr nett und auf alle unsere Wünsche individuell eingegangen. Danke nochmals dafür.
Unsere 3 Hunde haben sich ebenfalls sehr wohlgefühlt und es war stressfrei, da das Grundstück wirklich gut eingezäunt ist.
Die Vermieter waren sympathisch, sehr freundlich und hilfsbereit.
Der Ausblick über die ganze Stadt ist hervorragend bei Tag & Nacht. Die Anlage selbst bietet alles was man braucht und ist typisch rustikal für diese Landesregion eingerichtet. Sehr Ruhige Lage, wer gerne unter sich bleiben möchte. Perfekt für Urlaub mit Hund, das Gelände ist komplett eingezäunt. Vom Ferienhaus braucht man ca 10min über die Bergstraßen um in die Stadt Montecatini Terme zu kommen. Andere Reise Ziele wie Florenz oder Pisa sind auch zeitnah zu erreichen da dieser Stanort sehr Zentral gelegen ist für allerart von Ausflüge. Das schöne in dieser Region ist, sie werden so gut wie keine Touristen ala Gardasee zu sehen bekommen. In kurzer Distanz befinden sich sämtliche EInkaufsmöglichkeiten und Resturant's.
