We, 68 and 74 years old, spent a wonderful vacation in Nikos' house No. 4. Simply furnished, but everything you need is there. Additionally, a beautiful garden with oranges and lemons, and the path to the beach is also manageable for older people. The sea was a dream, clear, clean water and little activity (mid to late June). Nikos and his wife were very friendly, wine and olive oil were provided as a welcome, and with a few words of Greek and hands and feet, we understood each other wonderfully. Kokavatos has a few very nice taverns. For larger shopping, it's better to go to Zacharo, but you can also get the essentials in the village. All in all, 2 very relaxing weeks in a beautiful country with hospitable people.

We have been regularly vacationing in Greece since 1979. We still remember the quiet places without much tourist hustle. Unfortunately, this has become rare. Kakovatos, however, is one of those gems. A spacious apartment. A quiet place with a small, lively center in the evening. Still no hustle or overcrowding. Beautiful beach, whether lonely or with more people, something for every taste. And that’s exactly what we love! Great vacation. We will come back!

We were able to spend a beautiful and relaxing time in this holiday home. The house is very well equipped and also offers space for a family of six (parents, 2 teenagers, children aged 2 and 7), including a very large terrace. You don't notice the other holidaymakers on the property, as the development is very well thought out and the grounds are densely planted. The only downside: the path to the beach through the dunes can get quite hot (as the pines, etc.). fell victim to the great fires).

There are two bedrooms with bright marble floors. The small kitchen is simply but functionally furnished. The terrace is in the greenery, overlooking blooming oleander bushes. The owners are very friendly! When the taxis went on strike, one of the owners offered to drive us to the neighboring town of Zacharo. The forest fires were only active on the hills (recognizable in 2010 only if you know about them), so the area around Kakovatos remained intact. In the village, you can buy everything in the best quality at a small shop! The fine sandy beach is among the most beautiful we have seen in this regard. The holiday complex is ideally designed in our eyes. Although the houses are partly built offset, everyone has their privacy. Simple, but completely sufficient accommodation in a paradisiacal, shady garden, where you can help yourself to tomatoes for personal use at any time. Cold showers under bananas and lemons in the garden. Warm shower, of course, in the house. Super nice landlady, who welcomed us with homemade olive oil and otherwise remained friendly and reserved, but was always there when you needed or wanted something. Even bicycles are available, but they are just enough to ride to the nearby village for shopping. Beach within walking distance.

We have now been to Greece for the fourth time, and for us, there is nothing more beautiful than living in wonderful peace among olive, lemon, and orange trees. You find everything you need for true relaxation there, but no pointless frills. No luxury, no radio or television… just pure nature. Plus, a coffee in the morning and a light breeze by the sea… There, you meet super nice people everywhere, who always greet you cheerfully and very hospitably. In the Nikos holiday home complex, there is a particularly great man who immediately helps with any questions wherever he can and also has new ideas that could make your days even more beautiful. Tips for excursions and some Greek lessons for free. We immediately became friends with him; he is the contact person on site, always with an open ear. Both the beautiful beach and the idyllic place Kakovatos are only a few hundred meters from the holiday home. You can do small shopping in the village, where you can find the essentials. A larger selection is available in the neighboring town of Zacharow. We will try to come back every year and hope to see all friends again!!! Thank you for everything and goodbye.

Large bedrooms each with terraces attached, functional kitchen and shower room. The garden can be used for its fruits. Unobtrusive and helpful landlords who promptly take care of any problems. The expansive, unmanaged beach is 200 meters away, and the town center with several taverns, cafes, and a minimarket is twice as far. We were very satisfied with our choice and used the location for a beach holiday with trips to Olympia, Vassas, Kalamata, and much more.

simply equipped double houses located amidst an olive grove, right in front of the dunes from where you can walk to the beautiful, expansive beach of the wonderful west coast... in the house, 2 bedrooms, a small kitchen, bathroom, and a very nice terrace... the very nice German-speaking boss welcomed us in the middle of the night at the church in the small village after the Patras ferry had an 8-hour delay and led us to the secluded cottage... a bottle of local wine and olive oil awaited us as a welcome gift... nature lovers who appreciate simplicity will definitely feel very comfortable here... we felt very comfortable in this place... thanks again for everything

A very difficult-to-find facility - no navigation. Bungalow settlement located among orange, olive, and lemon trees behind a dune. Rooms and terraces adequately equipped. Beach very beautiful but dirty, mainly plastic waste (May). Will the beach be cleaned before the season starts? The Greeks are very friendly. Good Greek cuisine in the village. A holiday for people who can deal with themselves. Watch out for mosquitoes... Otherwise, a nice holiday without television, phone, and internet ;)

We were very satisfied with the Nikos complex again. As always very friendly landlords, the house in order, as always very relaxing. We will probably book the ninth time in 2016. We traveled by car ferry from Ancona to Patras and booked through Jassu Reisen. Unfortunately, we had to find out that Minoan Lines uses old and unkempt ships. Future bookings with Minoan not recommended.

We spent a very nice holiday with 5 people (2 adults + 3 children). The holiday home, the entire complex, and the surrounding area fully met our expectations. It was overall pleasantly quiet, the children could move freely on the grounds, and the holiday home was simply but adequately equipped. Particularly noteworthy are the very friendly and accommodating host family, the nearby beach, and the many excursion possibilities. However, the initial cleaning could have been a bit more thorough. Basic necessities could be purchased locally; for larger shopping trips, we drove to nearby Zacharo (about 5 minutes by car). In the evenings, there were several options within walking distance, such as snack bars, taverns, and cafes. Conclusion: Highly recommended. We would love to come back.

We were a family of three staying in the resort for the first time. We really liked the holiday complex. The holiday houses were surrounded by olive, fig, lemon, and orange trees. Banana plants, hibiscus, and oleander completed the tree population. The apartment was clean and adequately equipped. Everything you need was there. Satellite TV was not available, and we didn't miss it. We hardly noticed the other holidaymakers. The natural beach is about a 5-minute walk away. After the beach visit, you first stand under one of the outdoor showers before heading to your own shower. Although it was very warm, we felt very comfortable on our covered and beautifully overgrown (almost opaque) terrace. The landlord is very nice and speaks good German. Occasionally, he would come by and ask if everything was okay. It takes about 10 minutes to walk to the center of Kakovatos, where you will find, among other things, a small supermarket and good restaurants. Unfortunately, time passed by too quickly. We didn't miss anything! We felt very comfortable and would love to come back.

It is lovingly equipped down to the smallest details, has a pleasant atmosphere, and friendly landlords who welcomed us with olive oil and wine. The sandy beach, just 5 minutes away, is ideal for children; we went with our two grandchildren (10 and 12), who were thrilled.

Very family-friendly. The property is kept close to nature, paradise-like overgrown with a variety of shade-providing trees and bushes full of flowers and fruits, populated by a flock of free-ranging chickens. Perfect separation of living areas for each house and (thanks to clever architecture) house sections. Spacious, high, friendly furnished bedrooms; simple but well-kept bathroom; simple but adequately equipped kitchen; two large, covered, shady terraces (as a daytime living room); everything spotlessly clean; we didn't need air conditioning. Attentive and hospitable care by the older landlord couple (they welcomed us with a bottle of olive oil and wine from their own crops!); we were also taken care of by the perfect German-speaking son of the landlords, who was on vacation at home with his German wife from Lower Saxony. 5 minutes to the wide, kilometer-long and largely natural dream sandy beach (you bring your own sunshade, which is ready in the holiday home, lie directly in the sand and later shower under the outdoor shower of the holiday home), where sea turtles lay their eggs at night and in the moonlight the white beach daffodils smell. Tip: leave the property through the small door near the fig tree at house no. 10 and go over the dunes to the beach; then you will come directly to the quiet and untouched part of the beach between the busy beach bars of Kakovatos and Zacharo. We did our entire trip without our own vehicle and environmentally consciously only with public transport (train, ferry, bus), which is easily manageable with a little goodwill because you only need to take a few things with you for a summer in Greece. Buses depart from Patras.

Attentive and hospitable care by the elderly landlord couple (a bottle of olive oil and wine from their own cultures were on the table at the reception!); we were also looked after above all by the landlords' perfectly German-speaking son, who had just returned home on holiday from Lower Saxony with his German wife. 5 minutes to the wide, kilometre-long and largely natural dream beach (you bring your own parasol, which is provided in the holiday home, lie directly in the sand and shower later under the outdoor shower of the holiday home), where the sea turtles lay their eggs at night and the white beach daffodils are fragrant in the moonlight. Tip: leave the property through the small door by the fig tree at house no. 10 and walk across the dunes to the beach; this will take you directly to the quiet and unspoilt part of the beach between the busy beach bars of Kakovatos and Zacharo. We made our whole trip without our own vehicle and environmentally conscious only by public transport (train, ferry, bus), which is easily manageable with a bit of good will, as you only need to take a small amount of luggage for a summer in Greece. Perfect holiday in absolutely idyllic surroundings. Very nice service. Air conditioning unfortunately only in a few of the 12 houses, but large fans on request. Only drawback: you can park in the middle of the plantation. Comfortable, but not so nice to look at and quite noisy, especially if you live directly at the exit like we did. The proximity to Olympia and Vassai and many other destinations is great. You can also eat good Greek food at fair prices in the surrounding tavernas.

There are two bedrooms with light marble floors. The small kitchen is simply but functionally furnished. Terrace is in the green, with a view of flowering oleander bushes. The owners are very friendly! When the taxis were on strike, one of the owners offered to drive us to the neighbouring village of Zacharo. The forest fires were only active on the hills (2010 only noticeable if you know about them), so the surroundings of Kakovatos remained unscathed. In the village you can buy everything in the best quality in a small shop! The fine-grained sandy beach is one of the most beautiful we have seen in this respect. The resort is ideally designed in our eyes. Although the houses are partly built together in a staggered manner, everyone has their privacy. Simple but perfectly adequate accommodation in a paradisiacal, shady garden where you can help yourself to tomatoes at any time for your own consumption. Cold showers under banana and lemon trees in the garden. Hot showers in the house, of course. Super nice landlady, who gave us homemade olive oil as a welcome gift and otherwise kept a low profile, but was always there when you needed or wanted something. Even bicycles are there, but just enough to take you to the nearby village for shopping. Beach within walking distance.

Very nice, spacious house in an idyllic, quiet olive grove. The sea was within easy reach and the beach was also very nice. In the village there were very good tavernas with hospitable service. We would go there again at any time. Highly recommended!

Small oasis on a plot in the middle of olive trees. The distance to the natural sandy beach is about 250 metres. The cottages consist of 2 flats, each with a covered veranda. Greek furniture, kitchen with the necessary utensils, bathroom with shower and toilet, clean and always warm water, fresh laundry once a week. The Swiss tenants were very friendly and we felt comfortable. Restaurants were within walking distance.

As always, it was great! The family very helpful and hospitable! The orchard with the outdoor showers is a dream.
Kakovatos is a small, authentic Greek place without the hustle and bustle.
We will definitely be back!

We especially liked the garden, with the figs, tomatoes and courgettes. Also the terrace and the proximity to the beach. The village of Kakovatos is very beautiful. But beware, there is only a sandy beach with dunes, no rocks.

The houses at Niko's are fantastically well-maintained and surrounded by trees. After the beach, a warm outdoor shower and a super soft white towel await you. The rooms are simply but functionally equipped. The landlords are very friendly and accommodating. We spent wonderful days there.

simply furnished double houses situated in the middle of the olive grove, directly in front of the dunes over which it is possible to walk to the beautiful, extensive beach of the wonderful west coast... in the house 2 bedrooms, small kitchen, bathroom and a very nice terrace... the very nice German-speaking boss welcomed us in the middle of the night at the church in the village after the Patras ferry was 8 hours late and led us to the hidden little house... we were welcomed with a bottle of country wine and olive oil... Nature lovers who like it simple will certainly feel very comfortable here... We felt very comfortable in this place... thank you again for everything

We had a wonderful and relaxing time in this holiday home. The house is very well equipped and offers space for a family of six (parents, 2 teenagers, children aged 2 and 7), including a very large terrace. You don't hear anything from the other holidaymakers on the grounds, as the construction is very well thought-out and the grounds are densely planted. The only drawback is that the path to the beach through the dunes can get quite hot (as the pine trees etc. have been burnt down by the fires).

There were five of us in Nikos (2 adults, 3 children). The house is in very good condition, well equipped and clean. The nearby sandy beach (5 minutes walk) is a dream, even if it is not regularly maintained. Even without air conditioning it was reasonably cool, as the house is shaded by the many plants. The manager speaks good German. Unfortunately, it was sometimes very noisy in the evenings/at night (neighbours, music in the village, dogs).

We enjoyed our holiday very much. The fresh tomatoes and figs were wonderful. As a great icing on the cake, the little Greek tortoise came by regularly for a piece of cucumber. Very relaxing! Greetings to Kakovatos
