We found the holiday home super beautiful. Super friendly hosts, the equipment of the house was very good and the location was totally great, right in between olive trees and lemon trees, a short walk to the beach, unbeatable. We felt very comfortable there. We would love to go back.

We, 68 and 74 years old, spent a wonderful vacation in Nikos' house No. 4. Simply furnished, but everything you need is there. Additionally, a beautiful garden with oranges and lemons, and the path to the beach is also manageable for older people. The sea was a dream, clear, clean water and little activity (mid to late June). Nikos and his wife were very friendly, wine and olive oil were there for a welcome, and with a few words of Greek and hands and feet, we understood each other wonderfully. Kokavatos has a few very nice taverns. For larger shopping, it's better to go to Zacharo, but you can also get the essentials in the village. All in all, 2 very relaxing weeks in a beautiful country with hospitable people.

We have been regularly vacationing in Greece since 1979. We still remember the quiet places without much tourist hustle. Unfortunately, this has become rare. Kakovatos, however, is one of those jewels. A spacious apartment. A quiet place with a small, lively center in the evenings. Still no hustle or overcrowding. Beautiful beach, whether lonely or with more people, something for every taste. And that’s exactly what we love! Great vacation. We will come back!

We were able to spend a beautiful and relaxing time in this holiday home. The house is very well equipped and also offers space for a family of six (parents, 2 teenagers, children aged 2 and 7), including a very large terrace. You don't notice the other vacationers on the property, as the development is very well thought out and the grounds are densely planted. The only downside: the path to the beach through the dunes can get quite hot (as the pines, etc.). fell victim to the great fires).

There are two bedrooms with bright marble floors. The small kitchen is simply but functionally furnished. The terrace is in the greenery, overlooking blooming oleander bushes. The owners are very friendly! When the taxis were on strike, one of the owners offered to drive us to the neighboring town of Zacharo. The forest fires were only active on the hills (recognizable in 2010 only if you know about them), so the area around Kakovatos remained intact. In the village, you can buy everything in the best quality at a small shop! The fine sandy beach is among the most beautiful we have seen in this regard. The holiday resort is ideally designed in our eyes. Although the houses are built offset from each other, everyone has their privacy. Simple, but completely sufficient accommodation in a paradisiacal, shaded garden, where you can help yourself to tomatoes for personal use at any time. Cold showers under bananas and lemons in the garden. Warm shower, of course, in the house. Super nice landlady, who welcomed us with homemade olive oil and otherwise remained friendly and reserved, but was always there when you needed or wanted something. Even bicycles are available, but they are just enough to ride to the nearby village for shopping. Beach within walking distance.

The property is very well located, in the middle of the dunes, with a short walk to the beach. There is also walking access to a small village. Nice beach, not overcrowded. The house has everything you need. The manager Udo is very nice and is always available for questions or problems. We felt very comfortable. Those who prefer it quiet without tourist crowds are in the right place here.

Large bedrooms with terraces, practical kitchen, and shower room. The garden with its fruits can be used. Unobtrusive and helpful landlords who promptly take care of problems. The sprawling, undeveloped beach is 200 meters away, and the town center with some taverns, cafes, and a minimarket is twice as far. We were very satisfied with our choice and used the location for a beach holiday with trips to Olympia, Vassa, Kalamata, and more.

A very hard-to-find facility- navigation nonexistent. Bungalow settlement hidden among orange, olive, and lemon trees behind a dune. Adequate equipment in the rooms and terraces. Beach very nice but dirty mainly plastic waste (May). Will the beach be cleaned before the season begins? The Greeks are very friendly. Good Greek cuisine in the village. A holiday for people who can do something with themselves. Watch out for mosquitoes..... Otherwise, a nice holiday without TV, mobile phone, and internet ;)

We spent a very nice holiday with 5 people (2 adults + 3 children). The vacation home, the overall complex, and the surroundings fully met our expectations. It was overall pleasantly quiet, the children could move freely on the premises, and the holiday home was simple but functional. Especially noteworthy are the very friendly and polite host family, the nearby beach, and the many excursion possibilities. However, the initial cleaning could have been a bit more thorough. One could purchase basic items locally; for larger shopping trips, we drove to the nearby (about 5 minutes by car) Zacharo. In the evenings, there were several options within walking distance, such as snack bars, taverns, and cafes. Conclusion: Highly recommended. We would love to come back.

We spent 10 days with our 4 children at Nikosia and enjoyed the loving hospitality and the location surrounded by fruit trees. The furnishings are simple but sufficient and carefully chosen. The only downside was the path to the beach through the dunes, which was sometimes difficult with our youngest child (just under 2 years old). Overall, it was a very relaxing stay and we would love to come back.

We were very satisfied with the Nikos facility again. As always, very friendly landlords, the house in order, as always very relaxing. We will probably book for the ninth time in 2016. We traveled by car ferry from Ancona to Patras and booked through Jassu Reisen. Unfortunately, we had to realize that Minoan Lines uses old and poorly maintained ships. Future bookings with Minoan are not recommended.

The house with its two large verandas is located in a beautiful olive and fruit orchard, completely shaded - so even in high heat it stays cool. It is lovingly equipped down to the smallest details, has a pleasant atmosphere, and friendly landlords who even left us olive oil and wine as a welcome gift. The sandy beach, only 5 minutes away, is ideal for children. We were there with our two grandchildren (10 and 12), who were thrilled.

Very friendly landlords and administrators with big hearts. At night you can hear the water rushing, the stars sparkle, and the full moon is also there. We were a family of three staying in the facility for the first time. We really liked the holiday complex. The holiday homes were surrounded by olive, fig, lemon, and orange trees. Banana plants, hibiscus, and oleander complemented the tree population. The apartment was clean and adequately equipped. Everything you need was there. Satellite TV is not available, but we didn't miss it. We hardly noticed the other holiday guests. The natural beach is about a 5-minute walk away. After the beach, you first stand under one of the outdoor showers before taking your own shower. Although it was very hot, we felt very comfortable on our covered and beautifully surrounded (almost opaque) terrace. The landlord is very nice and speaks good German. Occasionally, he stopped by and asked if everything was okay. It is about a 10-minute walk to the center of Kakovatos. There you will find a small supermarket and good restaurants, among other things. Unfortunately, time passed too quickly. We didn't miss anything! We felt very comfortable and would love to come back.

We spent two wonderful and unforgettable weeks here and can recommend this offer without reservation! Ideal for nature-lovers, quiet, reflective holidays without a television, hustle and luxury. Very family-friendly. The property is close to nature, paradisiacally overgrown with a variety of shade-giving trees and bushes full of flowers and fruits, populated by a group of free-roaming chickens. Perfect separation of the living areas of the individual houses and (thanks to ingenious architecture) the house sections. Spacious, high, friendly furnished bedrooms; simple but well-kept bathroom; simple but adequately equipped kitchen; two large, covered, shady terraces (as a living room during the daytime); everything sparkling clean; we did not need air conditioning. Attentive and hospitable care by the older landlord couple (upon arrival, a bottle of olive oil and wine from their own crops were on the table!); we were also looked after by the son of the landlords, who spoke perfect German and was on vacation with his German wife from Lower Saxony. 5 minutes to the wide, kilometer-long and largely unspoiled dream sandy beach (bring your own sunshade, which is ready in the holiday home, lie directly in the sand and later shower under the outdoor shower of the holiday home), where the sea turtles lay their eggs at night and the white beach daffodils scent in the moonlight. Tip: leave the property through the small door near the fig tree at house number 10 and walk through the dunes to the beach; then you will come directly to the quiet and untouched part of the beach between the bustling beach bars of Kakovatos and Zacharo. We made our entire trip without our own vehicle and environmentally friendly only with public transportation (train, ferry, bus), which is easily doable with some goodwill, as you only need to take a few belongings for a summer in Greece. Buses depart from Patras on a regular basis to the nearby villages.

The nearby sandy beach (5 minutes walk) is a dream, even if it is not regularly maintained. Even without air conditioning it was reasonably cool, as the house is shaded by the many plants. The manager speaks good German. Unfortunately, it was sometimes very noisy in the evenings/at night (neighbours, music in the village, dogs).

Spacious, high, nicely furnished bedrooms; simple but well-kept bathroom; simple but adequately equipped kitchen; two large, covered, shady terraces (as lounge during the day); everything spotlessly clean; we didn't need air conditioning. Attentive and hospitable care by the elderly landlord couple (a bottle of olive oil and wine from their own cultures were on the table at the reception!); we were also looked after above all by the landlords' perfectly German-speaking son, who had just returned home on holiday from Lower Saxony with his German wife. 5 minutes to the wide, kilometre-long and largely natural dream beach (you bring your own parasol, which is provided in the holiday home, lie directly in the sand and shower later under the outdoor shower of the holiday home), where the sea turtles lay their eggs at night and the white beach daffodils are fragrant in the moonlight. Tip: leave the property through the small door by the fig tree at house no. 10 and walk across the dunes to the beach; this will take you directly to the quiet and unspoilt part of the beach between the busy beach bars of Kakovatos and Zacharo. We made our whole trip without our own vehicle and environmentally conscious only by public transport (train, ferry, bus), which is easily manageable with a bit of good will, as you only need to take a small amount of luggage for a summer in Greece. It was a fantastic holiday with everything. Well maintained houses in a well maintained garden where "the lemons grow into the drink".
Very friendly landlords and managers with a big heart. At night you can hear the water rushing, the stars twinkling and the full moon was there too.
The outdoor showers are warm from the sun, and electricity is generated on the roofs. The fig trees bear abundantly and provide natural shade, which is good to have. All around a wonderful spot.
For your physical well-being, there are plenty of tavernas within walking distance and a lively village centre where the shops never seem to close.

Large bedrooms with terraces, functional kitchen and shower room. The garden can be used with its fruits. Unobtrusive and helpful landlords who promptly take care of any problems. It is 200 metres to the extensive beach, which is not managed, and twice as far to the centre of the village with its tavernas, cafés and mini-market. We were very happy with our choice and use the location for beach holidays with excursions to Olympia, Vassas, Kalamata and much more.

The facility has a dream location and was super well maintained. We were even welcomed on site around midnight.
Oranges and lemons were available to pick (May). The beach is only a 7-minute walk away. Absolutely quiet idyllic area, great covered terrace and enough privacy thanks to the whole garden.
We will come again, top!
