On the western coast of the Peloponnese, approx. 25km north of the city Kyparissia, directly at the sea there is the village Kakovatos. An extensive dune beach, farm land, vegetable fields, olive groves, beautiful pine trees and the blue sea on the horizon are the characteristics of this area. The village itself is quiet, rural and modest with a couple of taverns, Cafés, and beach bars at the seashore.
The property NIKOS is located on the outskirts of Kakovatos, directly behind a dune on a densely overgrown property. The 3 terraced houses in a row and the 4 semi-detached houses NIKOS are situated on a large nature and garden property, just outside the village in a quiet, green area, well separated by lush, Mediterranean plants and a distance of 10 to 20mtr between the houses.
The duplex house NIKOS is built harmoniously along the length of the property and has a separate entrance directly behind the dune that is leading to the two houses.
The simply furnished semi-detached house NIKOS is immersed in lush vegetation with banana plants and fruit trees. The small stand-up kitchen is adjoining to the 2 bedrooms and 2 bath rooms. There is direct access from the kitchen and one bedroom to the roofed terrace. A barbecue is available on demand.
The sandy beach and the sea can be reached directly from the property via a path of 250mtr. At the beach you can enjoy magnificent sunsets.

Lovely and quiet location. Very green landscape. Nice village and quiet beach, both within a short walk. The house has a porch around with a lot of shade and nice sitting/dining area.

Große Schlafzimmer mit jeweilsTerrassen dran, Zweckmäßige Küche und Duschbad. Der Garten darf mit seinen Früchten mit genutzt werden. Unaufdringliche und hilfsbereite Vermieter, die sich prompt kümmern, wenn es Probleme gibt. Zum weitläufigen Strand ohne Bewirtschaftung sind es 200 Meter und in den Ortskern mit einigen Tavernen, Cafés und Minimarkt doppelt so weit. Wir waren sehr zufrieden mit unserer Wahl und nutzen den Standort für Badeurlaub mit Ausflügen nach Olympia, Vassas, Kalamata und noch einiges mehr.

A very difficult-to-find facility - navigation is pointless. A bungalow settlement located among orange, olive, and lemon trees behind a dune. Adequate equipment in the rooms and on the terraces. The beach is very beautiful but dirty, mainly plastic waste (May). Will the beach be cleaned before the season starts? The Greeks are very friendly. Good Greek cuisine in the village. A vacation for people who can deal with themselves. Watch out for mosquitoes... Otherwise, a nice vacation without television, mobile phones, and the internet ;)

We were very satisfied with the Nikos property again. As always, very friendly landlords, the house in order, as always very relaxing. We will probably book the ninth time in 2016. We traveled by car ferry from Ancona to Patras and booked through Jassu Reisen. Unfortunately, we had to realize that Minoan Lines uses old and poorly maintained ships. Future bookings with Minoan are not recommended.

We spent a very nice holiday with 5 people (2 adults + 3 children). The holiday home, the overall facility, and the surroundings fully met our expectations. It was generally pleasantly quiet, the children could move freely on the premises, and the holiday home was simple but functional. Particularly noteworthy are the very friendly and obliging host family, the nearby beach, and the numerous excursion possibilities. However, the initial cleaning could have been a bit more thorough. Basic necessities could be purchased on site; for larger shopping trips, we drove to the nearby Zacharo (about 5 minutes by car). In the evenings, there were several options within walking distance, such as snack bars, taverns, and cafes. Conclusion: Highly recommended. We would love to come back.

We were a three-person family at the property for the first time. We really liked the holiday resort. The holiday homes were surrounded by olive, fig, lemon, and orange trees. Banana plants, hibiscus, and oleander completed the tree population. The apartment was clean and adequately equipped. Everything you need was there. Satellite TV was not available and was not missed. We hardly noticed anything from the other holidaymakers. The natural beach is about a 5-minute walk away. After the beach, you first stand under one of the outdoor showers before heading to your own shower. Although it was very warm, we were very comfortable on our covered and nicely overgrown (almost opaque) terrace. The landlord is very nice and speaks good German. Occasionally, he would drop by and inquire if everything was okay. It takes about 10 minutes to walk to the center of Kakovatos. There you can find, among other things, a small supermarket and good restaurants. Unfortunately, the time passed too quickly. We didn't miss anything! We felt very comfortable and would love to come back.

We spent 10 days with our 4 children at Nikosia and enjoyed the loving hospitality and the location amidst fruit trees. The decor is simple but sufficient and carefully chosen. Only the way to the beach through the dunes was sometimes cumbersome for us with the youngest child (almost 2). All in all, it was a very relaxing stay and we would love to come back.

We, 68 and 74 years old, spent a wonderful holiday in Nikos' house No. 4. Simply furnished, but it has everything you need. In addition, there is a beautiful garden with oranges and lemons, and the path to the beach is also easy for older people. The sea was a dream, clear, clean water and little crowded (mid to late June). Nikos and his wife were very friendly, we were welcomed with wine and olive oil, and with a few words of Greek and hand gestures we understood each other wonderfully. Kokavatos has some very nice tavernas. For larger shopping, it's better to go to Zacharo, but you can also get the essential things in the village. All in all, 2 very relaxing weeks in a beautiful country with hospitable people.

A beautiful holiday home in the middle of a very green garden complex, ideal for families with children. 10 minutes walk to the beach. Very nice owners who speak good German. You can eat well and cheaply in the village, and also have the opportunity to visit the next larger town (Zacharo) 5km away, which offers even more shopping options. We were very satisfied and would recommend the facility 100%.

The house with its two large verandas is located in a beautiful olive and fruit orchard, completely shaded - so cool even in the heat. It is lovingly equipped down to the smallest details, has a pleasant atmosphere, and friendly landlords who left us olive oil and wine as a welcome gift. The sandy beach, just 5 minutes away, is ideal for children; we went there with our two grandchildren (10 and 12), who were thrilled.

We spent 2 wonderful and unforgettable weeks here and can recommend this offer without reservation! Ideal for nature-loving, quiet, contemplative holidays without television, hustle and luxury. Very family-friendly. The property is kept close to nature, paradisiacally dense with a variety of shade-giving trees and bushes full of flowers and fruits, populated by a flock of free-range chickens. Perfect separation of the living areas of the individual houses and (thanks to brilliant architecture) the house parts. Spacious, high, friendly furnished bedrooms; simple but well-maintained bathroom; simple but adequately furnished kitchen; two large, covered, shady terraces (as daytime living rooms); everything spotlessly clean; we didn't need air conditioning. Attentive and hospitable care by the elderly landlord couple (a bottle of olive oil and wine from their own cultures stood on the table for reception!); we were also looked after by the son of the landlords, who speaks perfect German and who was on holiday at home with his German wife from Lower Saxony. 5 minutes to the wide, kilometer-long and largely natural dream sandy beach (you bring your own sun umbrella, which is provided in the holiday home, lie directly in the sand and later shower under the outdoor shower of the holiday home), where at night the sea turtles lay their eggs and the white beach daffodils scent in the moonlight. Tip: leave the property through the small door at the fig tree near house number 10 and walk over the dunes to the beach; then you come directly to the quiet and untouched part of the beach between the bustling beach bars of Kakovatos and Zacharo. We did our entire trip without our own vehicle and environmentally conscious only with public transport (train, ferry, bus), which is easily possible with a little good will, since you only need to take a few things with you for a summer in Greece. Buses leave from Patras to Zacharo.

We felt very comfortable in Nikos and Antonia's olive grove. We really liked the pleasant tranquility and the spacious double cottage. We will come a second time in September. Unfortunately, the small fish tavern by the sea fell victim to the sea and no longer exists.

The houses near Niko are fantastically surrounded by vegetation and very well maintained. After the beach, a warm outdoor shower and a super soft, white towel await you. The rooms are simple but functional. The landlords are very friendly and accommodating. We spent wonderful days there.

There are two bedrooms with bright marble floors. The small kitchen is simple but functional. The terrace is surrounded by greenery, overlooking blooming oleander bushes. The owners are very friendly! When the taxis were on strike, one of the owners offered to drive us to the neighboring village of Zacharo. The forest fires were only active on the hills (in 2010 only noticeable if you know about it), so the area around Kakovatos remained unharmed. In the village, you can buy everything at a small store of the best quality! The fine sandy beach is one of the most beautiful we have seen. In our opinion, the holiday resort is perfectly designed. Despite the houses being partly built together, each has its privacy. This was our second time there, and we would be delighted if it is possible again in the future! The only thing to criticize is that the beautiful beach bar is closed. There seems to have been some trouble among the Greeks. The bar is covered and looks very sad. So, of course, the website is also not accurate anymore. It's a shame.

We have been on holiday in Greece regularly since 1979. We still know the quiet places without much tourist hustle and bustle. Unfortunately, it has become rare in the meantime. Kakovatos, however, is one of these jewels. A spacious flat. A quiet place with a small, lively centre in the evening. Still, no hustle and bustle or overcrowding. Beautiful beach, whether secluded or with more people, something for everyone. And that's exactly what we love! Great holiday. We will be back!

We were a family of three for the first time at the resort. We liked the resort very much. The holiday homes were surrounded by olive, fig, lemon and orange trees. Banana trees, hibiscus and oleander rounded off the trees. The flat was clean and sufficiently equipped. Everything you need was there. There is no SAT system, but we did not miss it. We hardly noticed anything of the other holiday guests. The natural beach is about 5 minutes walk away. After the beach, you can take one of the outdoor showers before you take your own shower. Although it was very warm, we were very comfortable on our covered and nicely overgrown (almost opaque) terrace. The landlord is very nice and speaks good German. Every now and then he would stop by and ask if everything was alright. The centre of Kakovatos is about 10 minutes walk away. There you will find a small supermarket and good restaurants. Unfortunately, the time went by much too quickly. We did not miss anything! We felt very comfortable and would like to come back again.

Adonia and Nikos are attentive and kind caretakers. The way to the beach, wide and sandy, approx. 10 min. by bike 3. Shopping facilities in the small village on foot 10 min. the next larger town by car 10 min.

very beautifully situated house, good facilities and a lovely wild garden. Super close to the sea. The path is easy to follow, even with small children. The proximity to Olympia and Vassai and many other destinations is great. You can also eat good Greek food at fair prices in the surrounding tavernas.

Large bedrooms with terraces, functional kitchen and shower room. The garden can be used with its fruits. Unobtrusive and helpful landlords who promptly take care of any problems. It is 200 metres to the extensive beach, which is not managed, and twice as far to the centre of the village with its tavernas, cafés and mini-market. We were very happy with our choice and use the location for beach holidays with excursions to Olympia, Vassas, Kalamata and much more.

Simple but perfectly adequate accommodation in a paradisiacal, shady garden where you can help yourself to tomatoes at any time for your own consumption. Cold showers under banana and lemon trees in the garden. Hot showers in the house, of course. Super nice landlady, who gave us homemade olive oil as a welcome gift and otherwise kept a low profile, but was always there when you needed or wanted something. Even bicycles are there, but just enough to take you to the nearby village for shopping. Beach within walking distance.

Very nice, spacious house in an idyllic, quiet olive grove. The sea was within easy reach and the beach was also very nice. In the village there were very good tavernas with hospitable service. We would go there again at any time. Highly recommended!

We had a wonderful and relaxing time in this holiday home. The house is very well equipped and offers space for a family of six (parents, 2 teenagers, children aged 2 and 7), including a very large terrace. You don't hear anything from the other holidaymakers on the grounds, as the construction is very well thought-out and the grounds are densely planted. The only drawback: the path to the beach through the dunes can get quite hot (as the pine trees etc. have been burnt down by the fires).

There were five of us in Nikos (2 adults, 3 children). The house is in very good condition, well equipped and clean. The nearby sandy beach (5 minutes walk) is a dream, even if it is not regularly maintained. Even without air conditioning it was reasonably cool, as the house is shaded by the many plants. The manager speaks good German. Unfortunately, it was sometimes very noisy in the evenings/at night (neighbours, music in the village, dogs).

Everything is great! The olive grove is wonderful, the sea as close as shown in the description, and the beach has nice sand with good water. Olympia is three quarters of an hour away. The house is well maintained, the terrace spacious and cosy, the bedroom has AC. The hosts are friendly and open-minded and react immediately if something is not 100% in order. Great and highly recommended!

Attentive and hospitable care by the elderly landlord couple (a bottle of olive oil and wine from their own cultures were on the table at the reception!); we were also looked after above all by the landlords' perfectly German-speaking son, who had just returned home on holiday from Lower Saxony with his German wife. 5 minutes to the wide, kilometre-long and largely natural dream beach (you bring your own parasol, which is provided in the holiday home, lie directly in the sand and shower later under the outdoor shower of the holiday home), where the sea turtles lay their eggs at night and the white beach daffodils are fragrant in the moonlight. Tip: leave the property through the small door by the fig tree at house no. 10 and walk across the dunes to the beach; this will take you directly to the quiet and unspoilt part of the beach between the busy beach bars of Kakovatos and Zacharo. We made our whole trip without our own vehicle and environmentally conscious only by public transport (train, ferry, bus), which is easily manageable with a bit of good will, as you only need to take a small amount of luggage for a summer in Greece. Very nice landlords who speak good German.
