The open floor plan connects the living room, dining area, and kitchen—perfect for spending time together with family or friends.
The kitchen is a dream for anyone who loves to cook or simply values comfort. High-quality appliances, a large cooking island, granite countertops, and a full range of equipment including Nespresso and Keurig coffee machines, toaster, blender, and much more leave nothing to be desired. Here, breakfast with a view of the pool becomes the perfect start to the day. The dining area offers space for sociable meals and seamlessly flows into the living area, where comfortable sofas and a large smart TV provide for relaxing movie nights. There is also a separate TV room—ideal for children or guests who want their own entertainment. For music fans, we have installed a Sonos (WiFi speaker) sound system. This allows you to listen to your favorite home radio stations or your own playlist via your mobile device throughout the house.
The four bedrooms are elegantly furnished and ensure restful sleep. In the master bedroom, you enjoy the luxury of a king-size bed, direct access to the terrace, and a spacious en-suite bathroom with walk-in shower, bathtub, and double sinks. The other bedrooms are equipped with queen-size or single beds and share a modern bathroom. Another bathroom with toilet and sink is accessible from the pool area. High-quality bed linens, fluffy towels, and tasteful decorations provide that extra touch of comfort everywhere.
The highlight of the villa is undoubtedly the outdoor area: the large, south-facing saltwater pool is electrically heated and operated with a salt system, which makes the water very pleasant and gentle on the skin. Essentially, it is a freshwater pool without chlorine. You are guaranteed no more irritated eyes. Surrounded by comfortable sun loungers and a whirlpool, you can enjoy sunny days and balmy evenings here. Under the covered terrace, a large dining table invites you to barbecue and dine together—the gas grill and integrated Sonos sound system provide the perfect vacation feeling.
Technical comfort is also not lacking: WiFi throughout the house, smart TVs in several rooms, air conditioning, washing machine, dryer, and a garage for guests are, of course, included. Thanks to the large glass fronts, you always have a view of the water.
Villa Calm Waters is more than just accommodation—it is a refuge for all who seek peace, style, and relaxation. Whether you want to unwind, soak up the sun, or actively explore Florida—this house offers the perfect base for unforgettable vacation days.
Beach towels, beach chairs, and a cooler for your excursions are also available.
Thanks to the central location in the southwest of Cape Coral, you can quickly reach restaurants, supermarkets, recreational facilities, etc.
With our floor plans, which you will find at the end of the photos, we want to give you an impression of the layout and size of the house.
Our guests are looked after by our German property management. They will always be happy to assist you with any questions or problems. Upon your arrival, you will be given an introduction to the house. In the villa, you will also find a folder with valuable information about your vacation destination.
Boat rental is recommended!!! In Florida, no boating license is required to, for example, reach the beaches around Sanibel and Captiva! Dolphins are guaranteed. The boats to choose from can be found directly on our website. When booking, you can select the boat you want directly.
Out of consideration for guests with allergies, pets are not allowed. Smoking is only permitted outdoors.

Cape Coral is known as the Venice of America due to its countless canals. From Fort Myers airport it's about 30 min and from Tampa 2 hrs to the house. 2.5 hrs to Orlando with its many parks like Sea World, Disney World, or Universal Studios. 1 hr south via Naples to the Everglades. Cape Coral has its own small beach with a yacht club. The most famous, Fort Myers Beach, Sanibel, or Captiva Island can also be reached in 35 min. In the area, you will find many shopping opportunities. The nearest large supermarket and other shops can be reached by car in 5 minutes. Large shopping mall and outlet stores in 20 minutes. The Sun Splash Water Park is in close proximity. Cape Coral is located right between the fantastic islands of Captiva, Sanibel, and Pine Island. Discover the Caribbean-like white sandy beaches.

In the event of withdrawal from the rental agreement, the following cancellation fees apply:
• From the start of the rental agreement: 20% of the invoice amount
• From the 90th day before the start of the rental period: 50% of the invoice amount
• From the 30th day before the start of the rental period: 100% of the invoice amount
The relevant date is the date your notification is received by CoralVilla. If received on a Sunday or public holiday, the next working day is considered the date of receipt.
If your deposit is not received by us within 5 days after receipt of the booking confirmation, we kindly ask for your understanding that the booking will be cancelled by us.
A withdrawal from the rental agreement is no longer possible 30 days before the start of the rental period. All payments already made (reservation deposit and final payment) will be forfeited. If the final payment is not made on time, this will be interpreted as a cancellation and will result in the loss of the deposit.
