Villa Nina is a charming villa with swimming pool in Le Marche region, located in a dominant position in the seaside city of Pesaro. The villa is located in one of the most beautiful landscape settings of Pesaro Urbino district, in the tranquility of Le Marche countryside just 6 km from the Adriatic coast. Surrounded by greenery, it offers many relaxation areas with panoramic views, including sea view. Its strategic position enables the guests to easily reach the most beautiful beaches in the region, from those of the San Bartolo reserve to the Conero Riviera, passing the most renowned inland borgos, such as Gradara and Urbino, one of the most important centers of the Italian Renaissance. The characterizing element of the villa is the imposing swimming pool, with mosaic covering and Roman steps entrance, that allows children a safe access. The interiors are tastefully furnished and feature refined furnishings and antiques, that combined with traditional local materials create a simply elegant atmosphere. The large living areas and bedrooms, each one with private ensuite bathroom, make the property the perfect location for family reunions. Worthy of note is the small historic chapel from 1868 still consecrated, surrounded by centuries-old trees. The property offers several hectares of land and is entirely fenced-in. The area surrounding the villa and the swimming pool is partly paved, furthermore there are large green spaces where children can play freely. The entrance to the villa is via a long and suggestive path lined with cypress trees. With its own independent access, the housekeeper lives in a wing of the property, ready to satisfy every need of the guest while keeping the highest privacy.
The villa is on two floors connected by an internal staircase. On the ground floor, there's a spacious living area with comfortable sofas, a TV area with fireplace (for decorative purposes only), dining area, a small sitting room, a bathroom with shower and a fully equipped kitchen with direct access to a covered patio. The patio is furnished with tables, chairs, and sofas—perfect for dining or relaxing in the shade. Next to the patio, there is a built-in barbecue, ideal for traditional summer grills. The villa features large windows and direct access to the garden along the entire perimeter of the property. From the main entrance, an internal staircase leads to the upper floor, which includes two double bedrooms with en-suite bathrooms with shower, and four additional bedrooms arranged as follows: one double bedroom connected by an internal door to a single bedroom (with the option to add an extra single bed), both sharing a bathroom with shower; one twin bedroom connected by an internal door to a double bedroom, both sharing a bathroom with shower. In the pool area, there is a toilet and a changing room with two showers.

Location and surroundings of object
In Pesaro there are lots of events for all needs. The most famous one is the Rossini Opera Festival, which is held every year in August and attracts many opera followers from around the world. At the end of June, there is also the International Festival of the New Cinema (Mostra Internazionale del Nuovo Cinema), gathering films from unknown countries and authors. For children, in mid-June there is the White Midnight (la Mezzanotte Bianca) with games, shows and fun. Pesaro is also home to the Adriatic Arena and an exhibition center for concerts, conferences and conventions. Of great interest for visitors the local street markets and fairs, such as the fair of St. Nicola in September, the Port festival on the first Sunday of July and the Antiques market held every third Sunday of the month. Real shopaholic cannot miss the so called Stradomenica, an event held every third Sunday of each month.
