The holiday apartment is located in the front row directly at the dunes of Maspalomas in Playa del Ingles on Gran Canaria.
The apartment consists of a large room with a kitchen-living room, a sofa bed, and a sitting couch.

From the garden, you have a fantastic view of the dunes and the Atlantic. The holiday apartment is located in a small complex with a large heated pool and a beautiful garden landscape with various palm trees and southern plants.

Dreamlike vacation directly at the dunes

We were warmly welcomed and had an absolutely beautiful holiday. The apartment is top equipped. The location is perfect. You have a dreamlike view of the dunes. Many nice restaurants and the beach are within walking distance. Still, it is very quiet in this small complex. Thank you very much for the great support and for allowing us to be your guests here.

Basement apartment without direct terrace access and daylight

POSITIVE:
We did not meet Mrs. Meier as the owner, but the caregiver acting on her behalf, Mrs. Margit. She is extremely friendly and helpful and is committed to the concerns of the guests.
NEGATIVE:
The description of the apartment in the advertisement is misleading in that it is referred to as a basement apartment, but in reality, it is a pure cellar apartment with light wells and windows into a closed garage. Thus, there is no daylight/always artificial light is required. Ventilation of the apartment through three fans
Air supply exclusively from the locked garage
According to the images presented in the advertisement, the impression is given that there is direct access to the garden/terrace. It lacks the precise designation that it is a basement apartment, which can only be reached via a staircase with 17 steps and does not have direct garden access from the apartment. It is also striking that the two most beautiful residential units of the building are exclusively used by the owners.
The terrace offered with the apartment is located in front of the owner's apartment and is therefore visible from it.
All outdoor areas are permanently monitored by at least 3 cameras.
The Wi-Fi (Internet) available in the basement apartment has poor reception and is only available in certain areas of the apartment. It is also not possible to use the mobile phone in all areas of the apartment (no reception).
Location: directly in front of the dunes: pay attention to a lot of sand in the outdoor area!
The lawn in the garden is in very poor condition – repeated watering makes the lawn/sand permanently very wet, rendering the garden unusable.
The fitness room is very cramped. 50 percent of the equipment is no longer functional. Our conclusion: this basement apartment offers no reasonable price-performance ratio. Breakfast/eating on the terrace is very cumbersome because you always have to overcome the many stairs.

Clear basement apartment without direct access to the terrace.

We booked the apartment for 4 weeks! We were very disappointed when it turned out that the apartment is a basement apartment, with no direct access to the terrace. This must be reached via the basement stairs through the garage.

The apartment is difficult to ventilate. No daylight and that on vacation—horror! All artificial lights had to be turned on to endure this condition. The advertisement was misleading and this condition was never mentioned; otherwise, we would have never booked this apartment. The internet only works somewhat in certain places.

The green area in the garden is in very poor condition. It was watered in the morning and evening, so the lawn and the bare patches were not usable.

Fitness center, half of the equipment is broken. This needs to be sorted out. Positive: the furnishings of the apartment, the cleanliness, and the assistance from third parties.

Buena Vida stay

On the positive side, the apartment was very quiet, which was perfect for a relaxing vacation. The location and surroundings were safe, and we felt very comfortable staying there. The apartment was very spacious, providing us with plenty of room to move around. The pool and garden were lovely, and we enjoyed spending time there. Free street parking was a good plus. The towels and bed sheets were very clean.

However, there were some downsides to our stay. The apartment was located in a facility with around 6 apartments, some of which were owned by other people, and all the outside facilities were shared. One of the other tenants had a dog which was free most of the time, so we always had to take extra care of our 1y old baby. The dog was urinating all over the place, so there was unpleasant smell in the garden as it doesn't rain a lot.

Another negative aspect was that the apartment did not have a private terrace, which was disappointing. The washing machine was located in an area that was shared, but only accessible through the balcony of another tenant. Moreover, the dishwasher did not work, and we spent days trying to make it work. We ended up having to hand wash everything, which was a hassle, especially since we traveled with a child, and having a functioning dishwasher was an important aspect for us.

Additionally, the WiFi quality was really bad as the apartment is located in a basement. Most of the evenings, we were not able to use WiFi. In the morning it was better. This was frustrating. There was also close to no natural light in the apartment, and the humidity was very high, which was uncomfortable. Finally, being so close to the dunes, there was a lot of sand everywhere. The cleaning staff came twice a week, but in windy days we had to clean twice a day.

Overall, I believe this apartment is not suitable when traveling with small children and I am certain our experience would have been very different otherwise!

Zunächst bedanken wir uns herzlich für die positiven Darstellungen Ihres Aufenthaltes.
Wir waren erst verwundert, dass Sie auf Englisch schreiben, wo wir uns doch jeden Tag auf Deutsch unterhalten haben.
Da wir immer sehr daran interessiert sind, unseren hohen Standard zu halten und stetig zu verbessern haben wir uns besonders für Ihre kritischen Bemerkungen interessiert.
Natürlich wollen wir Ihnen auch darauf antworten:
Unsere kleine Anlage besteht aus 4 Bungalows mit 3 Eigentümern. Unsere Miteigentümer sind sehr freundlich. Sie sind durchschnittlich aber nur ein halbes Jahr pro Kalenderjahr hier.
Viele unserer Gäste bevorzugen eher einen Strandbesuch, einen Trip in die Berge oder besuchen Las Palmas sowie viele andere Sehenswürdigkeiten. So herrscht also viel Ruhe auf unserer wunderschönen Anlage.
Dass also auch andere Eigentümer oder Gäste mal den Pool benutzen oder sich in der weiträumigen Gartenlandschaft sonnen, stellt keinen Mangel dar.
Ein Eigentümer hat einen kleinen Hund. Er geht regelmäßig außerhalb unserer Anlage mit ihm Gassi. Wir können Ihre Darstellungen daher nicht teilen. Außerdem ist kein unangenehmer Geruch im Garten zu vernehmen, schon allein deshalb nicht, da wir eine sehr starke und anhaltende Beregnungsanlage in den Nachtstunden haben.

Ihre Darstellung, dass Sie keine eigene Terrasse hatten, können wir ebenfalls nicht nachvollziehen. In der Beschreibung dieser Wohnung ist die große Terrasse beschrieben und bebildert. Sicher können Sie sich erinnern, dass wir insbesondere bei Ihrer Ankunft neue Auflagen für die Sitze gekauft hatten.
Diese nutzten Sie jeden Morgen bei Ihren Familienfrühstück auf Ihrer großen Terrasse. Wir können Ihre „Enttäuschung“ nicht nachvollziehen.
Ebenfalls sind in den Beschreibungen unserer Ferienwohnungen dargestellt, dass es eine zentrale Waschmaschine vorhanden ist. Natürlich befindet sich diese im Gemeinschaftsbereich.
Sie steht auf der Dachterrasse gleich neben dem für alle zugänglichen Fitnesscenter. Dafür ist es unproblematisch, dass Sie kurz über eine andere Terrasse gehen. Das ist bekannt und stellte während Ihres Besuches auch zu keinem Zeitpunkt ein Problem dar. Im Gegenteil. Wir haben bemerkt, dass die anderen Mieter Ihnen stets sehr höflich und freundlich begegnet sind, u.a. zeigten sie Interesse für Ihre süße Tochter.
Warum Sie die Probleme mit dem Geschirrspüler hier darlegen, ist für uns nicht nachvollziehbar. Technische Geräte können leider mal kaputt gehen.
Wir haben Ihnen mitgeteilt, dass wir am gleichen Tag einen neuen Geschirrspüler bestellt haben. In der heutigen Zeit muss immer mit Lieferschwierigkeiten gerechnet werden. Außerdem funktionierte der alte Geschirrspüler noch - unsere Putzfrau hat sich über das Geschenk sehr gefreut.
Wie Sie feststellen konnten, hat der Geschirrspüler in unserer anderen Ferienwohnung, die Sie bezogen hatten top funktioniert.
Diese Wohnung hat Ihnen so sehr gefallen, so dass Sie sogar noch verlängern wollten. Obwohl wir Ihnen schon insgesamt über 400 € Preisnachlass (nicht angerechnete Kosten für Ihr Kind) und weitere ca. 200 € für erhöhte Mietpreise während des Karnevals gegeben hatten, wünschten Sie weitere Rabatte. Daher scheiterte eine gewünschte Verlängerung.
Auch Ihre Aussagen zur WiFi-Qualität verwundern uns. Ich bin sofort mit meinem IPhone zu Ihnen in die Wohnung gekommen und habe von dort einen VideoCall mit meiner Frau geführt- und das in ausgezeichneter Qualität. Ebenfalls sind in der Wohnung zwei Smart-TVs installiert. Ich habe Ihnen den Internetzugriff vorgeführt. Wir sprachen auch darüber, dass Sie teilweise sehr alte Mobiltelefone verwenden, dadurch ist eine gute Empfangsqualität nicht in jeden Fall gewährleistet.
Noch dazu kommt, dass es auf einer Ferieninsel zeitweise vorkommt, dass das Netz in den Abendstunden sehr stark belastet ist und morgens (wie Sie bestätigen) wieder besser funktioniert. Wir können also auch hier keinen Mangel feststellen.
In der Beschreibung dieser Wohnung steht, dass sie sich in einem lichtdurchfluteten Souterrain befindet. Morgen scheint die Sonne direkt in das antike Bad. Nachmittages scheint die Sonne direkt in das Wohnzimmer und in das Schlafzimmer. Wir haben für einen Gast extra ein Rollo anbauen lassen, wie die Sonne direkt auf das Bett scheint und er keinen erholsamen Mittagsschlaf halten kann.
Zur Luftfeuchtigkeit. Ihnen wurde die 2 Klimaanlagen in der Wohnung gezeigt. Mit diesen kann man heizen, kühlen und bei Bedarf auch entfeuchten. Auch darin kann kein Mangel festgestellt werden.

Direkt an den Dünen von Maspalomas zu wohnen ist für die meisten Gäste ein besonderes Erlebnis.
Naturbedingt kann es auch Bewegungen bei den Wanderdünen geben. Wenn der Wind mal stärker ist, kann er auch über unsere Glas-Schutzwand steigen.
Dafür haben wir einen täglichen Reinigungsservice, der alle Terrasse fegt und von eventuellem Sand befreit.
Der Service kommt in der Regel zwischen 8.00-8.30 Uhr.
Ihre Aussage, dass dieser Service nur 2-mal die Woche kommt entspricht nicht der Tatsache.
Allerdings haben Sie wegen des kleinen Kindes bereits um 7.30 Uhr auf der Terrasse gefrühstückt und daher vor dem Reinigungsservice.
All diese Darstellungen nehmen wir zur Kenntnis, stellen aber keinen Mangel dar.
Wir werden auch weiterhin alles daran setzten, unseren Gästen einen eindrucksvollen, wunderschönen und erholsamen Urlaub in unserem kleinen Paradies zu gewährleisten.

First of all, we would like to thank you very much for the positive descriptions of your stay.
We were surprised at first that you wrote in English, when we spoke in German every day.
As we are always very interested in maintaining and constantly improving our high standards, we were particularly interested in your critical comments.
Of course we would like to answer them as well:
Our small complex consists of 4 bungalows with 3 owners. Our co-owners are very friendly. However, on average they are only here for half a year per calendar year.
Many of our guests prefer to go to the beach, take a trip to the mountains or visit Las Palmas and many other places of interest. So there is a lot of peace and quiet on our beautiful property.
So the fact that other owners or guests sometimes use the pool or sunbathe in the spacious garden landscape is not a shortcoming.
One owner has a small dog. He regularly walks him outside our complex. Therefore, we cannot share your representations. Furthermore, there is no unpleasant smell in the garden, if only because we have a very strong and persistent sprinkler system during the night hours.

We also cannot understand your representation that you did not have your own terrace. In the description of this flat, the large terrace is described and illustrated. Surely you can remember that we had bought new cushions for the seats, especially when you arrived.
You used them every morning for your family breakfasts on your large terrace. We cannot understand your "disappointment".
The descriptions of our holiday flats also state that there is a central washing machine. Of course, this is in the communal area.
It is located on the roof terrace right next to the fitness centre, which is accessible to everyone. For this, it is unproblematic that you briefly walk across another terrace. This is known and was not a problem at any time during your visit. On the contrary. We noticed that the other tenants were always very polite and friendly towards you, among other things they showed interest in your sweet daughter.
We do not understand why you are presenting the problems with the dishwasher here. Unfortunately, technical devices can break down.
We have informed you that we ordered a new dishwasher on the same day. In this day and age, we always have to reckon with delivery problems. Besides, the old dishwasher still worked - our cleaning lady was very happy about the gift.
As you could see, the dishwasher in our other holiday flat, which you had moved into, worked perfectly.
You liked this flat so much that you even wanted to extend your stay. Although we had already given you a total of more than 400 € discount (not counting the costs for your child) and another approx. 200 € for increased rental prices during the carnival, you wanted further discounts. Therefore, a desired extension failed.
Your statements about WiFi quality also astonish us. I immediately came to your flat with my iPhone and made a video call with my wife from there - and in excellent quality. There are also two smart TVs installed in the flat. I showed you how to access the Internet. We also talked about the fact that some of you use very old mobile phones, which means that good reception quality is not guaranteed in every case.
In addition, on a holiday island it sometimes happens that the network is very busy in the evening hours and works better again in the morning (as you confirm). So we cannot find any deficiencies here either.
The description of this flat says that it is in a light-flooded basement. In the morning the sun shines directly into the antique bathroom. In the afternoon, the sun shines directly into the living room and the bedroom. We had a blind installed for one guest, as the sun shines directly on the bed and he can't have a restful nap.
About the humidity. You were shown the 2 air conditioners in the flat. These can be used to heat, cool and, if necessary, dehumidify. No deficiency can be found in this either.

Living directly at the dunes of Maspalomas is a special experience for most guests.
Due to nature, there can also be movements in the shifting dunes. If the wind is stronger, it can also rise above our glass protection wall.
For this, we have a daily cleaning service that sweeps all the terraces and removes any sand.
The service usually comes between 8.00-8.30 am.
Your statement that this service only comes twice a week does not correspond to the fact.
However, because of the small child, you already had breakfast on the terrace at 7.30 am and therefore before the cleaning service.
We take note of all these representations, but they do not constitute a defect.
We will continue to do our utmost to ensure that our guests have an impressive, wonderful and relaxing holiday in our little paradise.
