Book your luxury holiday. Villa Roots is a magnificent and modern villa with enough space for up to 10+1 guests. It offers several living areas on three levels, all available exclusively for one group. The penthouse (80m2) offers one bedroom, the first floor (170m2) offers two bedrooms, and the ground floor (140m2) also offers two bedrooms. The pool with a sun terrace is located on the middle floor. The property covers 1,000m2. Attention to detail based on natural materials and spectacular views of Ražanj Bay and the Adriatic Sea make Villa Roots the perfect choice for multiple generations. The villa is excellent for families or a group of friends. The sunset view from every corner of the property will delight even the most demanding guests.
With large windows throughout the villa, fluidly connecting the interior space with the terraces, the accommodation offers an airy, bright, and spacious interior. The accommodation is fully air-conditioned and has free WiFi.
In front of the villa there is a covered private parking space that can accommodate 3 cars and 2 more spaces on a private open lot. In the entrance area there is an indoor staircase that leads directly to the penthouse or goes down to the 1st floor and the ground floor. With exceptional architectural style and equipped with natural and high-quality materials, Villa Roots offers the following layout:
* The outdoor area (pool level) offers a 28 m² (7.4 m x 3.8 m) heated private infinity pool with hydromassage, and the chlorine-free system provides perfect refreshment for relaxing swimming. The sunbathing terrace offers 11 loungers and an outdoor shower. From the pool, you can go down a few steps to the ground floor. A few more steps down lead you towards Ražanj bay, where you have direct access to the sea. A few steps from the pool lead you to the 1st floor where the barbecue area is located. In addition, each floor offers an outdoor dining area, so you can find your perfect spot for complete relaxation. Here you can enjoy various shades of blue of the sea.
* The 1st floor (a few steps up from the pool) has a separate entrance. This space is fully air-conditioned and offers a comfortable living room with a beautiful sea view, a dining area for 8 people, and a fully equipped kitchen (refrigerator, dishwasher, microwave oven, kettle, filter coffee machine, French press, and Dolce Gusto). On this floor there is a covered terrace with a dining table on the west side overlooking the pool and the sea, as well as another terrace on the east side with a gas grill and another dining table. Bedroom no. 1 with a double bed (180cm x 200cm), private bathroom with shower, and terrace with seating for two (east side). Bedroom no. 2 with a double bed (180cm x 200cm), private bathroom with shower, walk-in closet, and terrace with a view of the pool (south side). There is also a separate toilet.
* The penthouse floor also has a separate entrance (parking level). This area is fully air-conditioned and offers a comfortable living room with a beautiful view of the sea and Rogoznica. There is also a terrace with a dining table and a beautiful sea view. Dining area for 4 people and a fully equipped kitchen (refrigerator, dishwasher, microwave oven, kettle, filter coffee machine, French press). Here is the main bedroom #3 with a sea view, double bed 180cm x 200cm, private bathroom with shower, and built-in wardrobe. The bedroom is connected to the living area without doors and has blackout curtains on the glass walls to create a more intimate atmosphere. * The ground floor (a few steps below the pool) also has a separate entrance, is fully air-conditioned, and offers a comfortable living room with a beautiful view of the sea and Rogoznica. It has direct access to the terrace with a dining table and a stunning sea view. The glass walls in the living room can be opened. There is a dining area for 4 people and a fully equipped kitchen (refrigerator, dishwasher, microwave oven, kettle, filter coffee machine, French press). Bedroom no. 4 offers a double bed 180cm x 200cm with sea view and access to the pool (a few steps), en-suite shower cabin. Bedroom no. 5 offers a double bed 180cm x 200cm with sea view and access to the pool (a few steps) and en-suite shower cabin. There is also a separate toilet.

Villa Roots is located in a natural Mediterranean landscape, offering its guests an ideal private getaway via a secluded environment.
Directly from the villa you can step on the rocky shore with your access to the crystal clear and warm sea of Ražanj bay (and there are 4 deck chairs for your use), or take a short 5-min walk to the pebble beach, where the sea in this area is crystal clear and warm. The nearest minimarket and few restaurants are 2km from the villa, or you can drive to the supermarket Tommy in Rogoznica (11km) to get a bigger supply. Fantastic view of Rogoznica (short trip by taxi boat), great bicycle tracks in the surroundings, 18km to Primošten, 25km to famous town Trogir, 30km to Split airport, 55km to the town Split with its great history attractions. Some of the best winemakers in Croatia around the corner, opportunity to book a boat tour with a skipper, to try a fish and picnic day tour, you can try scuba diving in Ražanj or rent bikes and explore the neighborhood (more info provided by the host upon your arrival)

* In the hallway of the ground floor there is a fitness corner with a multifunctional weight bench, barbells, and yoga mats. There are additional refrigerators and freezers, and there is also a laundry room with a washing machine and ironing equipment. The villa itself is very well equipped with everything you need for a very comfortable stay.
The crystal-clear seawater is something very specific to this area due to the location of Ražanj and the sea current. So don’t miss the opportunity to benefit from the advantages of clean and warm sea water, such as the health benefits of sea water.
