Cozy, rustic furnished cottage apartment with every comfort. Very sunny location with large

The apartment with sauna for 4-9 persons is 180m2, located on the first floor and has a large terrace. The sauna is only for this apartment. There are 4 bedrooms. 1x3 bed room, 1x2 bed room and 2 x 2 bed rooms, which are separated with an opaque curtain.
The apartment has 2 showers and 2 WC and are equipped with a hairdryer. There is a large storage room for food. The kitchen in the apartment is very comfortably equipped with: 4 plate stove w. oven, refrigerator, separate fridge-freezer, microwave, double coffee maker, kettle, toaster and dishwasher. To the ski area you drive 5 min. by car or take the ski bus, which stops directly in front of the apartment. Sun all day long. Ideal for families. On the 1st floor lives the landlord

Rustic cottage, perfect for 2-3 families
Great accommodation, very quaint and cosy with a double room, a triple room, a quadruple room, 2 shower bathrooms and sauna
The large living/dining area is cosy and like an inn, with a bar and several tables.
We felt very comfortable and had a beautiful view of the mountains
If you are sensitive to noise, you should take earplugs with you. From the early hours of the morning, the cows are milked one floor above and some pump starts up, which you can hear very clearly
What was also a pity was that on the internet it said that the guest children were allowed to ride horses, but that has probably not been possible for a while
From a holidaymaker's point of view, we would have liked not to have to bring our own bed linen and towels. With 7 people, the car is already full... and then all the ski equipment.
In any case, this is a special accommodation that we would recommend to others
The ski bus stops right outside the door, 2x in the morning and 2x in the afternoon. Without a car, however, you're out of luck.

Unique ambiance in a fantastic location
We were very excited about this great holiday apartment. This former converted pub impressed us very much. The furnishings were quaint yet modern, including a sauna that invited relaxation after a long day of skiing. The location is somewhat secluded from the town, but the ski bus stops right at the door, offering a fantastic view of Alpbach and the mountains with the ski area. We were received very kindly and would come back here anytime. It was a very beautiful and unforgettable stay.

Living on the farm
We spent a wonderful week, 6 ski tourers, in this spacious apartment. It is very clean, the kitchen very well equipped. The location is quiet and sunny. The landlords are very nice. But one must consider that a double room without a window, and the second one as well. If the curtain remains open, it becomes a large 4-bed room. We coped with the sleeping arrangements.

Very nice accommodation
We booked this very nice accommodation for our ski vacation with 2 adults and 2 children (6 and 8 years old). The apartment is really huge and has everything you need. In the evenings, we sat comfortably by the fireplace and used the sauna. All in all, this apartment is highly recommended, and we would gladly come back again. However, there were a few small shortcomings:
- The protective shield of the fireplace was not easy to pull down, causing glowing sparks to come out before the shield could be closed.
- The abundant wood in the apartment, which we liked a lot and provides a rustic atmosphere, is sometimes very rough, leading to us having to remove quite a few splinters from our hands and feet. We had to dispose of the separated waste (plastic, aluminum, glass) ourselves at the recycling center in Alpbach, which is only open two mornings a week - one of them is Saturday, which is usually the arrival/departure day. However, the apartment is absolutely recommendable. We felt very comfortable and would love to come back.

Tolle Sache
We (3 families with children) have been coming to Roßalm every Easter for many years. The beautiful location and the spacious common room are fantastic.

free time activities: Das Skigebiet ist übersichtlich, bietet aber - auch für gute Fahrer - beste Möglichkeiten. Die Psiten sind durchweg bestens präpriert und bieten Fahrspaß für jeden Anspruch.
Unseren Wanderern stehen viele interessante Touren unterschiedlicher Länge und Schwierigkeit mit unzähligen Gelegenheiten zur Einkehr zur Verfügung.
Das Bad in Wörgel bei unseren Kindern der Hit.
shopping facilities: Man bekommt in Alpbach alles was man im Urlaub braucht.

Stylish accommodation with a really nice family, with horses in the stable for the kids and plenty of paths in the area for the mother who has to walk with the stroller ;-)

Very nice and large appartment
We spent our vacation in Rossalm at the end of February 2013. The house is located in a beautiful spot above Alpbach (a 10-minute walk to the village, accessible by car without any issues). The terrace offers a wonderful view of the surrounding mountains. It features a spacious rustic living room and kitchen equipped with everything necessary for a pleasant holiday, as well as a large sauna. The owners are friendly and helpful. The Juwel ski area is a 5-minute drive away, with free and ample parking available. There is a funny system of switches (light and heating) we could finally understand at the end of our stay. I would prefer a colder sleeping room, but it is probably a matter of taste.

Rustic cabin with all the necessary comforts
We were 2 families with small children and felt really comfortable for a week. Next door there were horses for after skiing and a few rabbits and cats, great for the kids. Kitchen super equipped, sauna small but pleasant when the kids are in bed. The cabin is dark and could be a little better lit, but that wasn't really dramatic. Otherwise, plenty of space to spread out, children with a painting and crafting corner. The hostess was super helpful and nice, we even got driven up to the Alm and could toboggan down, which was a great experience in the dark. It's a 10-minute drive to the lift, you have to take a car, as well as to the village, which didn't bother us much. We have already booked for next year.

Very nice winter ski holiday!
We stayed at the Konstenzer family's apartment Rossalm in January 2013. We really liked it. The apartment is very rustic with a lot of wood and resembles a former inn. But very cozy. Especially with the fireplace. We were with 3 families and had plenty of space. Since there are 2 bathrooms, there was never a traffic jam in the morning when getting ready. The beds are very comfortable - we slept fantastically! A small note: the wardrobe shelf is a bit small for large families. It would be good to add a few hanging hooks next to it. Especially for hanging ski suits, that would be perfect! The kitchen was adequately equipped. Since we always cooked for 12 people, we had to get very creative sometimes. Otherwise, everything was there - including large pots! The large storage room with the second fridge was great. I would like to emphasize the friendliness. Especially from the daughter, who warmly greeted our children in the stable next door. We were always welcome to come over and pet the ponies and bunnies. The children loved it!
One nice addition as a service would be fresh bread rolls at the door early in the morning. That would make everything perfect!
We felt very comfortable in all aspects and will come back next year.

Vicinity of the holiday home: Da wir Ski-Fahrer sind kann ich nur das Ski-Gebiet bewerten. Und das ist Spitze! Besonders die Möglichkeiten- in mehrere Ski-Gebiete zu fahren ist genial!!! Bis zum Einstieg der Gondeln sind es knappe 10 min mit dem Auto. Parkmöglichkeiten sind ausreichend vorhanden. Einfach prima.
shopping facilities: Gleich im Ort gibt es einen großen Spar. Ist zwar etwas teuer- aber sehr günstig gelegen- so das mann nicht erst noch groß herumfahren muss.

super Familienurlaub
The Rossalm is an ideal accommodation for families or friends. It is equipped with everything and very cozy. And the sauna is wonderful after a cold winter day. Children have the opportunity to ride horses and can visit the animals (horses, goats, rabbits, donkeys) at any time, which they can also feed.
The Rossalm is only about 2 km away from the ski lifts and offers a magnificent view of the mountains. The landlords are very nice, and upon request, there is a bread delivery service on site. It's very beautiful, and it's best to convince yourself of this wonderful accommodation and surroundings. We can only recommend this property for those who enjoy being in nature, skiing, or just want to relax. We would come back anytime.
