Villa Hill is located only 200 meters away from the beautiful sandy beaches of Duće-Omiš, within walking distance of restaurants (150m Rogač), bars, a mini market (200m), a local bus station, 2 km far from Omiš, and Cetina river. Villa Ivory is positioned above the coastal road in Duće and offers 4 parking places on the private property (1 garage space, and 3 outdoors). Villa Hill spreads over 220 sqm of living area fully air-conditioned with free WiFi, settled on a private fenced 725sqm property.
*The outdoor offers a private and heated swimming pool 8m x 4m with hydro-massage, Whirpool,a sun deck area with 8 deck chairs and an outdoor shower, and a summer kitchen with a covered dining area with a barbecue. The part of the sun deck area is shaded with added curtains for additional privacy. There is also outdoor table tennis next to the sun deck area. ( The Whirlpool will be installed for the 2024 season)
* The ground floor (pool level) offers a fully air-conditioned, open-plan living and dining area with floor-to-ceiling glass doors. A fully equipped kitchen with all the amenities a modern guest needs for a very comfortable stay (kettle, toaster, microwave..), a comfortable dining area, and a spacious living room area with a flat-screen TV, PS4, free WiFi, a direct approach to the pool area. There is a separate toilet and another room with a washing machine and iron facilities. Bedroom No. 1 is located on the ground floor with pool views, it offers a king-size bed 180cm x 200cm, A/C, TV, and an en-suite bathroom with a shower and two sinks.
* The first floor offers three bedrooms which all share a balcony on the Southside with a terrace on the Westside and sea views. Bedroom No1 with a king-size bed 180cm x 200cm (can separate into 2 single beds), a TV, AC, an en-suite bathroom with a shower, a terrace with sea views and with outdoor furniture, and an additional balcony on the Northside with views on the hills. Bedroom No2. with a king-size bed 180cm x 200cm, TV, AC, en-suite bathroom with a shower, and shared balcony. Bedroom No. 3 with a king-size bed 180cm x 200cm, TV, AC, en-suite bathroom with a shower, and shared balcony.

Villa Hill has located nearby small town Omiš and Cetina river (2 km far) that offers many sandy and pebble beaches, activities like rafting, zip-line, canyoning, canoeing, free climbing, hiking, and cycling trails, water activities, and of course a lot of historical attractions in the old part of town. You have the opportunity to take a boat tour on the Cetina river or to island Brač, a very unspoiled island, and get to know our very clean and warm Adriatic sea which is very inviting. The famous town Split is only a half-hour drive (25km) and is a “must-see” place with great historical attractions and many cute restaurants and bars settled into narrow old streets.
The most popular tourist attractions on the Central Dalmatia coast are only half an hour away from the famous town Split with its great history or the town Trogir 45min away, and up to a 1.5-hour drive to visit the beautiful Krka waterfalls, Skradin. The nearest airport is SPU Split`s airport (38km).
Also, you can do various sports at the beach, and experience a well-organized active holiday like windsurfing, sailing, and diving, you can even try riding horses only 18 km away with the Enquino club (Podstrana) …and many more.. Due to the vicinity of town Split, all traffic communications are near (around a half-hour drive): the airport (35 km), seaport (25 km), bus station for international traffic (25 km), railway station (25 km), and the motorway (35 km), golf and tennis courts only 18km far from the villa.
