Description
The holiday flat (floor space 105 sqm, living space 81 sqm) is located on the top floor facing Strandstraße, has a balcony facing southwest (approx. 14 sqm) and is also easily accessible via a lift. In the underground car park there is a space for your car and a lockable cellar room.
You enter the flat via a spacious corridor, from which you reach the individual rooms - living room, kitchen, two bedrooms, bathroom and another small room.
In the living room (approx. 27 sqm) you will find a cosy sitting area and a large dining area for 5 persons, a cupboard, a shelf, TV, radio CD - and DVD-player, a selection of books, CDs and DVDs.
The spacious kitchen, which you can also reach from the living room through a double door, is equipped with ceramic hob, oven, fridge, freezer, dishwasher (+ dishwasher tabs), kettle, toaster, egg boiler, microwave, filter coffee machine and pad coffee machine, spices. Crockery, cutlery, glasses, pots, pans and other kitchen utensils are provided in sufficient quantity to cater for five people.
The two bedrooms are each furnished with a double bed (180 x 200), 2 bedside cabinets, a spacious wardrobe (2 m) and an armchair. Another bedroom for one person is a small room with a desk, shelf, board games, children's books and a pull-out armchair.
The bathroom has a shower, corner bath, towel dryer, WC, washing machine and hairdryer.
In the corridor there is a wardrobe and a full-length mirror as well as a cupboard where the hoover and cleaning supplies are stored.
The south-west facing balcony (approx. 14 sqm), equipped with seating for 5 people, a table, two loungers and a parasol, guarantees sun until the evening hours.
Wi-Fi, a parking space in the garage, two bicycles in the locked cellar room and a beach chair on the beach from May to September are available free of charge.

Location and surroundings of object
The tranquil Baltic seaside resort of Baabe is the gateway to the Mönchgut, a biosphere reserve in the south-east of the island of Rügen. The landscape is characterised by beautiful sandy beaches, idyllic Bodden waters, rolling hills and forests, and the well-developed network of cycle paths invites you to take varied bike tours.
In the village, you can reach the wide, fine-sand beach, the spa gardens, where live music is regularly offered in the summer months, and a large, well-equipped playground after approx. 250 m via Strandstraße, which is the promenade of the village with its "green tunnel", small shops, restaurants and cafés.
The wide, fine-sand beach is one of the most beautiful bathing beaches on the island and - because it slopes gently - is particularly suitable for children.
The beach promenade offers you the opportunity to walk or cycle to the neighbouring Baltic resorts of Sellin and Göhren with a view of the Baltic Sea.
The public transport stop and the station of the narrow-gauge railway "Rasender Roland" are about four hundred metres away.
Just outside the old village centre of Baabe, the so-called Baaber Bollwerk is located on the Baaber Beek - the connection between Lake Sellin and Having. The way there leads from Strandstraße via Dorfstraße past pretty reed-roofed fishermen's houses, which are a reminder of the village's past.
The Baaber Bollwerk is one of the most beautiful natural harbours in Germany; it is surrounded by wide meadows that invite you to take relaxing walks.
The small, newly built harbour with its idyllic location is reserved for pleasure boats and is mainly frequented by sailors. In addition, excursion boats offer boat tours through the romantic Bodden landscape of the Southeast Rügen Biosphere Reserve and to other harbours on Rügen, e.g. to Lauterbach and Sellin.
At the bulwark you will also find what is probably the smallest ferry in the world. The ferryman will personally row you and your bicycle across to the other bank of the Having.
At the fishing cutter "Lütt Matten", which has been converted into a snack bar on land, you can enjoy small dishes and drinks until sunset.

Cancellation terms:
There are no special cancellation conditions. The statutory regulations apply. According to these regulations, the renter is not relieved from paying the rental fee simply because they are prevented from using the apartment due to a personal reason. However, the landlord must take into account the value of expenses saved as well as any benefits obtained from alternative use of the property. Therefore, it is recommended to take out travel cancellation insurance. Of course, the renter can provide a substitute tenant, and the landlord will also endeavor to find a replacement tenant.
