Your holiday villa enchants with a successful synthesis of architecture, nature, and design. The generous corner panoramic front exudes a winter garden flair. Here, through the glass front, which can be opened widely in the middle, you experience direct interaction with nature. You sit on the couch – and yet feel as if you are right in the middle of the garden. And every season enchants. Experience the abundance of blossoms in spring, the intense sun of summer, the colorful splendor of autumn, and the gentle snowfall of winter. Relax in the 25 sqm wellness bathroom with bio sauna and freestanding bathtub. Let your soul unwind on the upper floor’s rooftop terrace after an invigorating sauna session. Enjoy lively holiday evenings by the fireplace.
You will sleep on high-quality mattresses in lovingly and stylishly furnished bedrooms.
The 3 bedrooms on the upper floor are equipped with double beds measuring 180/200 cm. In one bedroom, a dressing room is also available to you. The bedroom, which is especially popular with our guests, faces the garden. From the bed, you can watch the activity of the birds – from the black woodpecker to the jays – and the wind moving through the mighty deciduous trees that border the property, all through the panoramic windows.
The bedroom on the ground floor is equipped with 2 single box spring beds (90/200cm). All bedrooms have blackout curtains and TV. The living area, open to the kitchen and furnished with selected pieces, original artworks, and loving details, is the centerpiece of your togetherness. Visually, the double-sided glass fireplace in concrete design separates the dining area—with its high-quality wooden table with subtly turned legs and the eight silver-colored leather chairs—from the living area. This is furnished with two leather sofas and one leather armchair in a light color. The living atmosphere is defined by selected wallpapers featuring partly exotic, baroque, and floral motifs in contrast to solid silver and cream tones, enlivened by their three-dimensional structuring.
The sun moves along with you in this house. Start your day with a leisurely breakfast on the sun terrace adjacent to the kitchen, next to a stately beech tree with a view into the nearby forest. The colorful lounge chairs on the terrace create an uplifting, invigorating impression. On the main terrace, which faces the property, the sun follows you until the late afternoon hours. The somewhat more elegant terrace furniture, with pleasantly higher cushions, invites you to linger. Here, a spacious grill oven is available, where you can also warm yourself as the evening progresses. In the dark season, a coordinated lighting system with colorful light effects impresses in both the living and wellness areas.
Your holiday kitchen is equipped with an oven, ceramic hob, microwave, fridge-freezer combination, and Nespresso machine with milk frother. You dine on Villeroy & Boch tableware; a wide range of other kitchen utensils is also available for you. For all lovers of bicycles: The long-distance cycle route Usedom-Berlin leads directly through the adjacent beech forest, which can indeed be quite hilly.
The town center with the theater "Die Blechbüchse", the Vineta stage, the villas of spa architecture with their inviting restaurants and shops, the tennis court, and the nearest supermarket can be found at a distance of about 1 km.

Location and surroundings of object
In a green location, on the outskirts of Zinnowitz, directly by the coastal forest, just a 10-minute walk through a beautiful beech forest from the Baltic Sea beach and the promenade, lies the holiday home Baldursheim. You can reach the town center with its numerous shopping opportunities and restaurants in just over 1 kilometer. The water sports activities at the Fischerstrand can also be reached via the forest path after about 850 m. Also in the immediate vicinity – just along Waldstraße – you will find the theater "Die Blechbüchse" as well as the Vinetabühne and the tennis court. At Fischerstrand/Sportstrand the seaside promenade begins, where the first restaurants are already waiting, and after a few minutes’ walk you will reach the pier with the diving gondola, the concert garden, and at the same time the town center.

As early as the imperial era, the (old) Villa Baldursheim, built in the style of spa architecture, probably welcomed guests in the 1870s. Built in the nineteenth century, it welcomed its first guests. After frequent changes of ownership, mostly among Berlin clientele, a local family acquired the building in 1930. Since then, used privately for decades, it lost its former appearance due to extensive renovations; the tower was demolished in the 1970s, and the original window front destroyed. Despite our initial efforts to restore this architectural charm, we gave this place a new building in contemporary architectural style with all the amenities of the 21st century. Only the name still connects both buildings: the new Villa Baldursheim—with the old one. You will come across a remarkable chapter of German aviation history just a few steps into the adjacent forest towards Zempin: Remnants of one of the three launch ramps for the first cruise missiles of the Army Research Center Peenemünde have been historically preserved here.
