Description

The house has a covered terrace and a garden, which is secured from the boat dock by a fence (for small children and dogs). In the master bedroom there is a third bed that can be folded out if needed. In the guest WC there is a washbasin with a mirrored cabinet and a washing machine. The living/dining room is equipped with a television with satellite connection and a Blu-ray player. A wood-burning stove provides coziness. Since 2026, Daikin air conditioning units have been installed in the rooms, which can also produce pleasant warmth if needed.
Thanks to the installed solar system, the house is climate-neutral and there are no electricity costs.
An open kitchen and a dining area in the tower (6 chairs) lead into the living room. The sliding door in the living room opens onto the wind-protected and covered terrace. A grill grate is available for the covered outdoor fireplace. You can use a bathing ladder to enter the saltwater canal and swim. The boat dock can be rented by arrangement (€2 per meter)/day.

Location and surroundings of object

The house is located at the beginning of the Marina sector as seen from the harbor. The town center and beach are within walking distance. The house is almost at the end of a cul-de-sac, so there is no through traffic. There are walking and cycling paths to Santa Margerita and to Roses. It takes about 20 minutes to walk to the sandy beach.

Ampuriabrava - the largest marina in Eropas - is criss-crossed by approximately 35 km of navigable seawater canals that house private homes and holiday apartments. Nature lovers offer miles of sandy beaches, and cycling and hiking trails in the adjacent nature reserves, as well as in the hinterland pure relaxation. You can reach historic sites such as Rosas with its museum-style civils, Castello de Ampurias with its historic old town and cathedral by bike or on foot. Figueras with the well-known Dalimuseum is about 12 km away. Also known places such as Cadaques, Port Ligat or the wild and romantic nature reserve of Cap Creus are easily accessible by car, boat or excursion boats. Especially for children: Cartbahn, several mini golf courses, windsurfing, sailing, kite and diving schools, tennis courts and Rosas an aqua amusement park with numerous attractions. Barcelona can be reached by train from Figueras or by car in about 1 hour. Girona can be reached in about 40 minutes.

If one has no expectations and takes care of everything.

In advance, the key should have been sent to us by registered mail. Unfortunately, this was changed 2-3 days prior after multiple contacts from our side. The keys had to be picked up at the administration office. Okay, done. Upon arrival, we had to find out that there was apparently no final cleaning done by the previous tenant. We then cleaned the house. Everything necessary is available, but old and quite unlovingly, dirty. Then we had construction workers in the house for 14 days installing the air conditioning and solar panels. So early mornings, loud, dirty. For us, pure stress since we had 2 dogs with us, who couldn't move freely because all the gates were open. After 10 days, we received the message that the washing machine wasn't working... already noticed it ourselves. We were supposed to pick up a key for the garage from the management, as the owner's washing machine would be there for use. The key could not be found. Later it turned out that the construction workers had it. So that was clarified too. The gardener who was supposed to come for the lawn was not seen until departure. Anyway, we took care of it ourselves. Since there is no heating, we first went to buy wood; thank God there is a fireplace. There is no Wi-Fi. Conclusion: I would not rent like this. Not suitable for the winter months. In summer, certainly good, due to the location and the mooring spot by the canal. The outdoor grill might need a new interior; I would never put meat, etc., on it.
I would pull the cleaning lady and the gardener aside and explain that guests come for vacation. No craftsmen when guests are in the house.
All in all: This house is nothing for us; there are better ones here in Empuriabrava.

Seit 22.12.2025 gibt es in jedem Raum eine Daikin Perfera Klimananlage, die alles heizt und die vorhandenen Elektroheizungen ersetzt. Warum die Elekroheizungen nicht benutzt wurden ist mir unerklärlich. Die Miete ist selbstverständlich inklusive jeglichen Stromverbrauches aber ohne kostenloses Holz.
So große Hunde sind ab sofort nur noch nach Rücksprache erlaubt. Für 14 Tage wurden nach Rücksprache lediglich 37,50 € pro Tag bezahlt. Das Putzen wurde komplett vergütet. Auf Wunsch des Mieters wurde der Rasenmäher bereitgestellt und die Arbeit vergütet, da die Hunde nicht durch den Gärtner gestört werden sollten.

Schöne Wohnung, ausreichend für 4 Erwachsene

We enjoyed our stay and found everything we needed. Sufficient dishes, kitchen appliances, everything was there. There are also enough seating/lying opportunities and cushions for the outdoor area.
We can recommend this apartment and would also be happy to rent it again ourselves.
