A sunny and warm location offers a private pool surrounded by sunbeds and umbrellas. With nothing but nature around the garden and a fence to the neighboring house you can enjoy in complete privacy. Charcoal grill, pool and parking are available for your exclusive use.
The house was completely renovated in 2018., Nice and new! The kitchen, a large living room, a bedroom and a bathroom are on the ground floor and another bedroom with a bathroom is on the first floor. Both floors are air-conditioned and Wi-Fi is available. The upstairs terrace is fantastic - lounge seating, nice views and foosball.

Location and surroundings of object
Villa Patricia is located in a peaceful village Kapelica surrounded by nature. The town of Labin, where supermarkets are located (Lidl, Plodine), bank, petrol station is only 3 km away. The beaches in Rabac are 7 km from the house. Villa Anamaria is an excellent starting point for excursions in Istria, for visiting wine routes, olive groves, medieval towns. During the summer in Istria there are more than 1800 different tourist manifestations and programs in which you can enjoy.

Beautiful holiday in Istria
We had 2 great weeks in this beautiful holiday home.
It was wonderfully clean and it was great contact with the landlady/manager when we had questions.
House is well furnished and functional - life is outside anyway.
Yes the stairs are steep but not a problem (except for toddlers). Everything is available in the kitchen. The street does not bother us at all. There is not so much traffic and the noise level is absolutely bearable.
The pool is beautiful and in the sun all day.
Our dog was also very comfortable. There is currently no gate in the driveway.
It was an all round successful holiday

Very nice, clean, comfortable holiday home
We spent 2 very nice weeks here. The house is very well equipped with everything needed for everyday life. The mattresses in the beds were very good. Everything is very clean and modernly furnished. The very nice pool is in the sun until the evening hours. The property is in a well-maintained condition. Important for dog owners, currently there is no yard gate. Labin and the shopping facilities can be reached within a few minutes. The beaches in Rabac are also within easy reach. The road leading past the house is the main road in the village and is limited to 50 kmh. We quickly got used to the traffic and it did not get in the way of our relaxation.

Was not what we expected
We stayed in this vacation home for 2 weeks in June. The kitchen equipment was lacking, with a shortage of cutlery, bowls, and glasses. One flaw in this house is the very steep staircase, which is not suitable for children or older people. There is no wardrobe in the bedroom on the ground floor, so one has to live out of a suitcase. Another issue is the poor location, as the house is situated on a very busy road. From 5:00 - 22:00, there is constant noise from trucks and cars, making it impossible to enjoy a peaceful vacation. If you don't need peace and quiet, this is the perfect place. Otherwise, everything is fine.

Small, but nice!!!
The pictures on the internet live up to their promise! Lidl, Plodine, and Spar Market are only 3 km away! That's great! The house is located on a somewhat busy street. But you get used to it when you're at the pool. You can't hear anything from inside the house. The pool is a great size (8x4m) with a nice entrance featuring stairs and a "bench" to sit in the pool. The kitchen, dining, and living area is beautiful and spacious enough. Everything you need in a kitchen is there. Just a few more coffee spoons and shot glasses would have been nice. The rooms are quiet and the bed is comfortable. The terrace upstairs is fantastic and cozy to sit on. The staircase up is a bit steep and takes some getting used to. We had a wonderful 8 days of pure relaxation. The landlady Mrs. Terkovic is very friendly, helpful, and always easy to reach via text message. Arrival and departure were perfectly organized and trouble-free. We can highly recommend this house for a maximum of 4 people!!!

Great house!
We had 2 wonderful weeks at Villa Patricia. A beautiful, complete, new house with a lovely swimming pool and plenty of space around the house. The terrace upstairs is perfect for sitting in the evenings, while during the day you can relax on the veranda. The owner is extremely friendly and had some food and drinks ready for us. The supermarket is close by. The tourist places, except for Labin and Rabac, are a bit further away but still easily accessible. This beautiful villa with private pool is highly recommended!
