A sunny and warm location offers a private pool surrounded by sunbeds and umbrellas. With nothing but nature around the garden and a fence to the neighboring house you can enjoy in complete privacy. Charcoal grill, pool and parking are available for your exclusive use.
The house was completely renovated in 2018., Nice and new! The kitchen, a large living room, a bedroom and a bathroom are on the ground floor and another bedroom with a bathroom is on the first floor. Both floors are air-conditioned and Wi-Fi is available. The upstairs terrace is fantastic - lounge seating, nice views and foosball.

Location and surroundings of object
Villa Patricia is located in a peaceful village Kapelica surrounded by nature. The town of Labin, where supermarkets are located (Lidl, Plodine), bank, petrol station is only 3 km away. The beaches in Rabac are 7 km from the house. Villa Anamaria is an excellent starting point for excursions in Istria, for visiting wine routes, olive groves, medieval towns. During the summer in Istria there are more than 1800 different tourist manifestations and programs in which you can enjoy.

The down payment used for this reservation would be used in the new reservation. We strongly recommend purchasing travel insurance for your holidays.

Beautiful holiday in Istria
We had 2 great weeks in this beautiful holiday home.
It was wonderfully clean and it was great contact with the landlady/manager when we had questions.
House is well furnished and functional - life is outside anyway.
Yes the stairs are steep but not a problem (except for toddlers). Everything is available in the kitchen. The street does not bother us at all. There is not so much traffic and the noise level is absolutely bearable.
The pool is beautiful and in the sun all day.
Our dog was also very comfortable. There is currently no gate in the driveway.
It was an all round successful holiday

Very nice, clean, comfortable holiday home
We spent 2 very nice weeks here. The house is very well equipped with everything needed for everyday life. The mattresses in the beds were very good. Everything is very clean and modernly furnished. The very nice pool is in the sun until the evening hours. The property is in a well-maintained condition. Important for dog owners, currently there is no yard gate. Labin and the shopping facilities can be reached within a few minutes. The beaches in Rabac are also within easy reach. The road leading past the house is the main road in the village and is limited to 50 kmh. We quickly got used to the traffic and it did not get in the way of our relaxation.

War nicht das, was wir erwartet haben
Wir waren im Juni für 2 Wochen in diesem FH . Bei der Küchenausstattung wurde gespart, es fehlte an Besteck, Schüsseln und an Gläsern.
Ein Mangel in diesem Haus ist die sehr steile Treppe. Diese ist nicht für Kinder und für ältere Menschen geeignet. Im Schlafzimmer im EG ist kein Schrank, so dass man aus dem Koffer leben muss.
Ein weiterer Mangel ist die schlechte Lage, da das Haus an einer sehr befahrenen Straße steht. Von 5:00 - 22:00 Uhr nur LKW und PKW Lärm. Von Urlaubsruhe keine Spur. Wer keine Ruhe braucht, ist da genau richtig. Ansonsten ist alles okay.

Klein, aber fein !!!
Die Bilder im Internet halten, was sie versprechen ! Lidl, Plodine und Spar Markt sind nur 3 km entfernt! Das ist top! Das haus liegt an einer schon etwas befahrenen Straße. Da gewöhnt man sich aber dran, wenn man am Pool ist. Im Haus hört man absolut nichts davon. Der Pool hat eine tolle Größe (8x4m) und einen schönen Einstieg mit Treppen und einer "Bank" zum sitzen im Pool. Der Bereich von Küche, Essen und Wohnen ist schön und ausreichend groß. Es ist alles da, was man in einer Küche braucht. Lediglich der ein oder andere Kaffeelöffel mehr und Schnapsgläser wären schön gewesen. Die Zimmer sind ruhig und das Bett gemütlich. Die Terrasse oben ist fantastisch und gemütlich zum sitzen. Die Treppe nach oben ist schon etwas steil und gewöhnungsbedürftig. Wir hatten wunderschöne 8 Tage der puren Erholung. Die Vermieterin Frau Terkovic ist sehr freundlich, hilfsbereit und per sms immer gut erreichbar. Ankunft und Abfahrt waren perfekt organisiert und problemlos. Wir können dieses Haus für max. 4 Personen sehr gut empfehlen !!!

Geweldig huis!
We hebben 2 heerlijke weken in Villa Patricia gehad. Een mooi compleet, nieuw huis met heerlijk zwembad en veel ruimte om het huis. Het terras boven is heerlijk om s avonds te zitten, terwijl je overdag lekker op de veranda kunt zitten. De eigenaresse is enorm vriendelijk en had al wat te eten en drinken voor ons klaargezet. De supermarkt is dichtbij. De toeristische plaatsen zijn, m.u.v. Labin en Rabac, wat verder weg, maar wel prima te bereiken. Deze prachtige villa met privé zwembad is echt een aanrader!!

Brand new house
Villa Patricia has been completely renovated in 2018 and is fully and very tastefully equipped.
On arrival we found a small selection of drinks in the fridge as well as some fresh fruit. The landlady gave us a very friendly welcome and showed us around the house.
There is nothing missing in the kitchen. There is a small TV in each of the two bedrooms and a very large one in the living room. There are 2 shower bathrooms, which are small but well equipped.
What I missed was the storage space in the ground floor bedroom. Here, unfortunately, there is only a small "wardrobe" for clothes, which was not enough at all. So we had to live out of our suitcases....
My tip to the landlords: Build 2 shelves with storage space next to the bed instead of the bedside tables, that would already help a lot.
There is storage under the stairs with washing machine and cleaning utensils - very good， but a small shelf would be quite handy here too.
And one more request: Mosquito nets on the windows - at least in the bedrooms! The annoying bloodsuckers rob you of sleep.
The pool is well enough for 4 people, the pool shower even has warm water, the seating outside is good.
Unfortunately, the road runs very close to the property. During the day you quickly get used to the traffic, at night it is much quieter. The buzzing of the mosquitoes was much more disturbing than anything else.
As I said, Villa Patricia has only recently been rented out. My noted "shortcomings" are probably just teething troubles that will soon be overcome.
Despite all this, we can highly recommend Villa Patricia. However, there is one restriction for families with small children: the stairs to the upper floor are very steep
The location very close to Labin is very practical for shopping. All the big supermarkets are on site. Beaches of all types from fine gravel to rugged rocks with wonderful crystal clear water are within easy reach!
