Approximately 200 m² hillside property with a spacious wooden and roof terrace with magnificent sea views. Large lawns on the sun and shade side of the house for sunbathing and sporting activities. One kilometer from the beach within walking distance.
Approximately 100 m² of living space on 3 floors with 2 bedrooms, 1 bathroom, 1 guest toilet, living-dining room, and an open-plan living gallery upstairs.

Imperia is located in the most beautiful part of Liguria, the Italian Riviera of Flowers, between Alassio and San Remo, in the immediate vicinity of the Cote d'Azur. The Riviera offers subtropical vegetation (palm trees, pines and olive groves) and a privileged climate (pleasantly cool sea breeze in the hot summer). The charm of this region is the contrast between the sea, with the many different bathing opportunities (pebble, rocky and sandy beaches), and the mountains and valleys of the Lake Alps, which invite to excursions into the hinterland.
VILLA
The house is located in a development area in a quiet location on a slope about 100 meters above the sea near the small village of Poggi with breathtaking panoramic views of the old town of Porto Maurizio, the sea and the lake Alps. Nearest shops and pebble and rocky beaches are 1 km away and can be reached on foot in about 15 minutes. Sandy beaches in Porto Maurizio or San Lorenzo are 3 kilometers away.
Freetime activities:
The streets invite you to bike and motorbike with a beautiful view of the bays of the Mediterranean Sea. New bike path right on the coastline by the sea from San Lorenzo to Ospedaletti with bike rental
In Imperia there is an olive oil museum of the Fratelli Carli and a maritime museum
Riding stables and tennis courts are nearby, sailing trips can be booked in small groups. Last but not least, excursions to the beautiful mountain villages are recommended.
The Ligurian cuisine with its many spices is known for its fish specialties. Day trips to southern France to the Cote d'Azur are worthwhile. You can easily reach Monaco (65 km) and Nice (80 km) in less than an hour via the coastal highway. In addition, Cannes (110 km) and Saint-Tropez (180 km) are within easy reach.

We would love to come back!
The house is really very beautiful! The layout of the rooms and their size are hard to beat. The view is incomparable; there is a shady side and a sunny side, at any time of day. The house is modern and really pleasant.
We actually didn't need the air conditioning at all, as the bedrooms are in the basement. Very pleasant to sleep.
Mr. Garibaldi is extraordinarily helpful and has really always been there for us. His tips were really good! He is very nice too
We would love to come back again ☺️

Sea view with obstacles
The house was supposed to be located on a steep quiet private road according to the description, but it was on a steep shortcut for scooters, motorcycles, cars, and delivery vans that all used this road at very high speeds to and from Poggi all day long. We almost had a collision twice when leaving the house. The privacy screen for the outdoor shower was already missing upon arrival and was not replaced. We did not use the outdoor grill in its dirty condition. The bedrooms in the basement have very high humidity, which makes the shoes and clothing damp, and we had to run the dehumidifier every day. The neighboring house can be had for the same money with air conditioning, a dishwasher, Wi-Fi, and fly screens. However, the house has the great sea view.

vielen Dank für Ihre Bewertung.
Die steile Straße hinter dem Haus ist eine öffentliche Straße, die nur für den Anlieger Verkehr freigegeben ist. Naturgemäß wird in Italien mehr Roller und Motorrad gefahren als in Deutschland.
Tut mir Leid, dass sich 3 Bretter des Sichtschutzes der Aussendusche gelöst hatten, dies wurde durch unseren Betreuer Herr Garibaldi umgehend nach Ihrer Abfahrt repariert .
Den Grill haben wir bereits erneuert.
Die Schlafräume im Keller sind im Sommer zum Schlafen angenehm kühl. Beim Lüften im Sommer kann die Luftfeuchtigkeit durch die sehr warme Außenluft ansteigen. Dazu haben wir einen elektrischen Luftentfeuchter, der die Räume sehr schnell auf eine angenehme Luftfeuchtigkeit regelt.
Fliegengitter sind an den Fenstern in den Schlafräumen angebracht. An den großen bodentiefen Fenstern und Schiebetüren wäre das zu unhandlich.

Beautiful holiday home with a great view!
The house is very well equipped. It is worth mentioning that the bedrooms are in the "basement", therefore very pleasant temperatures, even without air conditioning. The house is very well situated, quickly to the beach, restaurants etc.. A great view from both terraces.
Mr. Garibaldi (contact person on site) is very nice and can give information or help at any time. We also had very nice communication with the owner beforehand.
We would be happy to recommend the house!

The beach, restaurants and shopping are within walking distance.
Mr Garibaldi gives very good tips for restaurants, excursions and shopping.

Very beautiful holiday
A really nice house with good facilities and a wonderful view of the sea. The house is very modern and clean. It is a bit higher up, but it is not far to the beach. You can also sunbathe very well on the terrace in the afternoon and eat very well in the evening. The on-site supervisor, Mr Garibaldi, helps with all problems and also gives good tips for excursions and places to visit locally. The house is really recommendable and great for a nice holiday in Italy. We really liked it and would always come back.
