Bisdorf is a small village in the heart of the island of Fehmarn. There are no special tourist attractions, but its central location and special flair make it a particularly good starting point for extensive bicycle tours.

General Terms and Conditions (GTC) of Gästezentrale – Johannes Dose e.K. – for the mediation of guest rooms, holiday apartments, and holiday homes. The Gästezentrale mediates on behalf of landlords holiday accommodations on the island of Fehmarn and on the mainland. § 1 General conditions The Gästezentrale acts as a mediator on behalf of landlords of guest rooms, holiday apartments, and holiday homes, as well as for the organizers as shown in the current event catalog. It mediates these accommodations in the name and on account of the landlords. The service provider for the accommodation is the landlord. The scope of services of the landlords is determined by the current season catalog, consisting of the service description and the price list. Insofar as landlords have reserved the right to change services and prices, such changes are not within the responsibility of the Gästezentrale. § 2 Conclusion of the mediation contract, arrival and departure With the sending of the reservation confirmation or invoice or rental contract signed by the Gästezentrale on behalf of the provider, the guest receives a binding offer. Objections to the reservation confirmation or invoice or rental contract must be raised immediately. The mediation contract and the rental contract with the landlord are concluded when the written booking confirmation has been signed by the guest and received by the Gästezentrale by the designated date. The day of arrival and the day of departure count as one day. The accommodation is available from 3:00 PM Mon.-Fri., from 4:00 PM on Sat., and on Sundays and public holidays by prior telephone arrangement. It must be vacated by 10:00 AM on the day of departure. The regular check-in times are Mon.-Fri. 3:00 – 5:00 PM, Sat. 4:00 – 6:00 PM. For arrivals outside these times, this should ideally be notified at the time of booking or otherwise promptly before arrival to the Gästezentrale. § 3 Maintenance During the rental period, the tenant is obliged to treat the accommodation and the inventory therein with care. Defects found upon arrival in the accommodation must be reported immediately to the Gästezentrale or the landlord, as well as damages that occurred during the rental period. Damages to the rental object or to the inventory caused by the tenant or by third parties, to whom he has provided access to the rental object, through negligence or intent are to be replaced by the tenant. Damages not reported after departure will be billed to the tenant. Dishes and cutlery must be left washed upon departure. § 4 Rent The agreed rental price refers exclusively to the number of persons specified in the contract. Use by additional persons is only permitted with the explicit consent of the landlord or his representative through the Gästezentrale. In the case of permission, a surcharge of 8.-€ per person per day is to be paid. § 5 Down payment The down payment evident from the contract must be made 10 days after receipt of the rental contract. The balance is to be paid by bank transfer no later than 14 days before the agreed arrival date. If the payments are not made within the agreed deadlines, the Gästezentrale is entitled to withdraw from the contract. In this case, the tenant must pay cancellation fees in the amount of the following § 6. Regarding the rental of accommodations, it is expressly agreed that the typical contractual service from this contract includes the handover of the keys and making the accommodation available. § 6 Cancellation/Cancellation fees The customer may withdraw from this contract at any time before the start of the trip. The decisive factor is the written receipt of the declaration of withdrawal at the Gästezentrale. In the event of withdrawal, the following fees are agreed: up to 45 days before the agreed arrival date 15% of the rent (but at least 25.-€), from 44 to 30 days before the agreed arrival date 25% of the rent, from 29 to 22 days before the agreed arrival date 50% of the rent, from 21 days before the agreed arrival date 80% of the rent, on the day of arrival 100% of the rent. No-show without a declaration of withdrawal will also result in 100% of the rent being due. In case of early departure, the full booking amount is due. Saved rental default costs, which did not arise for the landlord due to the re-renting to a third party during the booked period, will be considered in the assessment of these fees on a case-by-case basis. Even in this case, the mediation commission is to be paid in the respective lump-sum extent. If the customer asserts that a lower damage has occurred to the provider than the stipulated lump sum, he must prove this. The provider reserves the right to prove that the remaining claim for compensation after deduction of saved expenses would have been higher. The Gästezentrale sends the tenant the documents to conclude a travel cancellation insurance upon request. § 7 Tourist tax The tourist tax is calculated according to the tourist tax ordinance of the respective municipality. Issuance of the receipt and collection takes place upon a reservation confirmation by the landlord, in the case of a rental contract it is done by the Gästezentrale. § 8 Liability and place of jurisdiction The provision of services owed by the respective landlord is not part of the mediation contract with the Gästezentrale. The respective landlord is solely liable for the proper execution of the respective service. The contractual liability of the Gästezentrale from the mediation activity is limited in amount to one and a half times the travel price, provided that the damage was not caused intentionally or through gross negligence. Claims for damages by the customer directly against the provider from the respective contractual relationship remain unaffected by this. Oldenburg in Holstein is agreed as the place of fulfillment and jurisdiction against merchants. § 9 Severability clause Should any of the preceding provisions be invalid, this shall not affect the validity of the remaining provisions. The invalid clause is to be replaced by a legally effective clause that corresponds to the pursued economic purpose.
