Ground floor: Through the glazed conservatory on three sides you enter the ground floor with kitchen and large living room. The rustic country-style kitchen, a so-called "cucina murata" with a functional fireplace is well equipped including a dishwasher, 4-burner gas hob with extractor hood, 2 refrigerators with freezer, electric oven, washing machine (iron, ironing board). In the spacious living room there is another fireplace, a round table with chairs, other small furniture, comfortably upholstered sofas and armchairs, satellite TV, DVD player, stereo system with CD player. The conservatory attached directly in front of the house is an ideal living room in bad weather.
First Floor: Each of the three tastefully appointed double rooms has a private bathroom with tub and / or shower, so perfect for 6 people.

The house is located in an approximately 2,000 square meters large fenced around, terraced olive grove with plenty of room for your children.
Access to the partially covered, about 100 square meters large panoramic terrace with barbecue you have, among other things directly from the conservatory: The view is simply spectacular: From here you look at the entire valley Valdinievole with the ancient hilltop villages Massa, Cozzile, Montecatini Alto, Monsummano Alto, Montecatini Terme, to the moors (Padule) and the Montalbano, the former hunting grounds of the Medici. Especially attractive and impressive is the view at night, when everything shines in a "sea of a thousand small lights".
The illuminated trapezoidal private pool (depth: 90 cm to a maximum of m, 12 m long, 4 to 6 m wide) you do not need to walk far: it is located directly below the panoramic terrace, is on a Side grown and reached from the terrace via 14 steps. Location and surroundings of object
Pistoia province, between the ancient hilltop villages Massa and Cozzile, about 350 m above sea level. d. M. The wooded area in the hills above Cozzile is perfect for long walks in the hot summer months. A winding, asphalted panoramic road leads comfortably in about 10 minutes into the valley. Very quiet, hilly panoramic position.
From the hilltop village of Colle di Buggiano, about km away, the "Via degli ulivi", the "olive road", leads you past medieval, romantic and tourism-protected villages through olive groves - here you forget the time.
Excellent motorway access (A11 Firenze-Mare) in Montecatini Terme to reach the classic destinations such as Florence, Pisa, Lucca etc.

Vacation with three dogs
The hosts were charming, as was the view into the valley and the small olive grove right by the house. We had almost everything we needed on site, but the refrigerator is unfortunately too small for 6 people. Additionally, there are no hiking trails for the dogs around the house, only the main connecting road, which seemed too dangerous for walking.

Holiday with a view
"La Panoramica" is rightly named: the view over the valley is magnificent, especially over the sea of lights at night. The location is ideal for day trips to all the places worth seeing in Tuscany. However, a car is indispensable.
Although the house is located directly on a road, it is not heavily trafficked and the house layout is such that you have your back to the road. The large fenced plot allows you to stay relaxed when dogs and/or children are running around freely. For dog owners planning walks from the house, the options here are very limited as almost all the paths are private house driveways, the properties are fenced and the forest off the paths is impenetrable. However, with short drives you can reach great hiking and trekking trails that are fun for two-legged and four-legged friends. There are also great routes for mountain bikers from the house. The pool with a view over the valley is also very nice: big enough to swim a few laps. The equipment of the house leaves nothing to be desired, even if it is a bit outdated, everything is clean. The beds are partly very soft, but in the summer heat we were happy about the air conditioning in the sleeping area. The insect screen in front of the windows (unfortunately partly broken) was indispensable. The mosquitoes also made sitting on the beautiful, spacious terrace in the evening very difficult.
We only used the interior rooms for sleeping. The luxury of separate bathrooms for each bedroom was also very pleasant. The kitchen has everything you need. Personally, we had a hard time with the sink, which is made of copper, tarnishes quickly and then develops a smell of its own, to which our noses reacted quite sensitively. (Tip: cleaning with a solution of vinegar and salt is the easiest and most environmentally friendly way) The large refrigerator, in which you can really store everything, is worth mentioning.

We had a great time.
We spent very relaxing 14 days here with the children. The beautiful large pool and the existing air conditioning were especially helpful during temperatures of over 40 degrees. The landlords are very nice and have accommodated all our wishes individually. Thanks again for that.

Pure relaxation
Very nice, very clean holiday home in a very quiet location with a fantastic view. Ideal if you want to relax. We enjoyed the peace and relaxation. Our three dogs also felt very comfortable. The landlords are very nice and helpful. Our female dog got sick and the landlady immediately contacted her veterinarian. We have already reserved for next year.

Our 3 dogs also felt very comfortable and it was stress-free because the property is really well fenced.
