This unique holiday apartment is located on the 1st floor of a three-family house in a quiet location on the outskirts of the Wachau, directly on the Danube. The light-flooded, comfortable apartment with modern open floor plan offers living on 3 levels: Hallway, bathroom/WC, cooking and dining area are on one level, 3 steps down is the living area with a comfortable leather couch and a relax armchair with stool (together approx. 35 m² living space) and a spiral staircase leads to the sleeping area under the roof (approx. 15 m² floor space). The cooking/dining area is equipped with a modern fitted kitchen and a cosy corner bench. From the dining area you have - depending on which place you choose - a view of our local mountain, into the Danube valley upstream or directly onto the Danube via the balcony. The apartment has been lovingly furnished by us with high quality furniture. On cooler days our underfloor heating switches on automatically, so you always have a comfortable climate.

Location and surroundings of object
Apartments located directly on the Danube are an absolute rarity in the Wachau. With us you can enjoy the view of the Danube both from the balcony and from the garden. Observe the numerous ships and so that the details do not remain hidden from you, binoculars are available. The village Oberarnsdorf is part of the municipality Rossatz-Arnsdorf and is situated in the middle of the Wachau at about 200 m above sea level on the southern bank of the Danube. From Oberarnsdorf downstream (1km) the ferry takes you to Spitz on the left bank of the Danube. Oberarnsdorf is located at the federal road 33, you can reach us by car via the motorway (A1), exit Melk (17 km) or from the east via Krems or Mautern (20 km). Furthermore there are several Heurigenlokale. Our house is located on the western outskirts of Oberarnsdorf, away from the main road, directly on the Danube. The only thing separating us from the Danube is the flood protection wall built in 2011/2012 and the Passau-Vienna cycle path which runs outside this flood protection wall and is approx. 2.5 m below the level of our property. The property is therefore not visible from the cycle path.
World cultural heritage Wachau and climate
2850 km the Danube flows across Europe, only 36 km long is the section between Melk and Krems: the Wachau. Three reasons were decisive for the nomination of this unique landscape as a World Cultural Heritage Site by UNSESCO: the free-flowing Danube, the diverse stone terraces of the wine-growing area and the important cultural monuments. In the middle of it, quasi in the heart of the Wachau, is our house with the two holiday apartments. The sunny slopes of the Wachau provide ideal conditions for wine and fruit growing. The soil consists largely of weathered primary rock on the steep slopes, mixed with loess at lower altitudes. Typical are the stone terraces. Foothills of the warm Pannonian climate extend into the Wachau from the east, while foothills of temperate, Atlantic air arrive from the west. This interaction ensures constant air circulation, which has a significant influence on the formation of the bouquet of the wine and allows many types of fruit to thrive (apricots, cherries, peaches, apples, pears).
Central location in Lower Austria
The Wachau is quite centrally located in Lower Austria. You can reach Vienna in about 1 hour, Krems and Melk in about 20 minutes each, or trips to the Waldviertel or Weinviertel are recommended, as well as to the southern part of Lower Austria, to the eastern foothills of the Alps. Or you can enjoy a day with an excursion on a boat. In the apartment there are many suggestions with excursion destinations and also hiking guides. To visit all this, you need to stay very long - or come back often!

You can not only cycle along the cycle path along the Danube away from the traffic, but also go for long walks, jogging, walking, inline skating. In the Wachau there are also (partly very demanding) hiking trails. Representative for many is the World Heritage Trail. No matter when you come, the Wachau is always worth a visit. Here are just a few highlights in Austria's largest apricot-growing community: mid/late March for the apricot blossom, which covers the Danube valley with a fragrant, white cloud of blossoms, the wine spring (on the 1st weekend in May), the solstice celebrations in June, the apricot harvest*) from around mid-July with various festivals on the theme of "apricots", the grape harvest in autumn, the numerous cultural sights and events that cannot be listed here due to lack of space
*) Apricots are apricots, Wachau apricots are special in terms of aroma and taste and every guest receives a glass of homemade apricot jam on arrival - while stocks last!

Very high comfort
The landlords are extraordinarily conscientious, have thought of everything. They even let us both tenants have the large flat for the price of the smaller one, as it had to be edited unexpectedly. The village setting is very quiet and appealing.

Summer holiday
Very nice, completely furnished holiday flat for 2 people, quiet and yet centrally located to explore the Wachau by car, bike or hiking. Friendly landlords who have already thought of everything - just pack your bags, arrive and enjoy. We felt completely at home for 10 days.
