Description
The house is 240 square meters and can accommodate up to 16/17 people in 5 large bedrooms, all with their own bathroom.
The house has around nine acres of land, walnuts, hazel, ash, lime trees and hedges of blackberries and scents of nature, together with the sovereign silence of a large park, make this place very exclusive. The house has recently been renovated, our garden and the park of nuts are large, over 8000mq, we have a swimming pool with deck chairs and umbrellas, there is also the possibility to have grill and oven. The entire house with pool and garden is exclusively for you!
For summer 2025 you will find AIR CONDITIONING in all our 5 rooms at your disposal .
The rooms are divided as follows:
* Ground floor:
1 room: 1 double bed + 1 1/2 bed + bathroom
* First floor:
1 room: 1 king-size double bed + 2 single beds + suite bathroom
1 room: 1 double bed + 1 single bed + bathroom
Big Family room:
1 room: 1 double bed with 1 single bed
1 room: 1 double bed with 1 single bed
+ Big Suite bathroom sheared
On the ground floor there is the entrance hall, a large dining room where you can all eat together, a large sofa and a fully equipped kitchen.
Always on the ground floor you will find another room with an additional toilet as well as a washing machine and dryer!
In the house you have bed linen, towels, hair dryer, free internet WI-FI in the house, TV LCD etc ...
Outside the house, the park is 8000 m² where the children can play. ecc .. and a great wood stove that you can really enjoy to make a pizza !!
The pool is 7 meters wide and 18 meters long, and its depth is min 110 cm -max 140 cm, with chairs and sun loungers. The pool is fenced!
The house is equipped with an automatic gate with remote control.
They have a large parking lot.
The next place is Monte San Giusto and is only 2 km from the house.
Its geographical location makes it an ideal base for any tourist route - cultural, food-related.

The main feature of the house is that it has nearly 8000 square meters of parkland , have no neighbors, and you can stay in complete privacy relax!
The pool is large 7m wide x 18m long !!

Monte San Giusto medieval country, culture, art, admire the Crucifixion painting by Lorenzo Lotto 'in the Church of the prestigious Bishop Nicolo Bonafede held. City with the production of high quality shoes, there are the most famous Outlet of the footwear and leather goods. Close to us you can visit Castles (Tolentino), Abbeys (Fiastra), Sanctuaries (Loreto), Museum, Parks (Sibillini) ... and do not forget that the sea is 15 km away from us (10 minutes car), then visit the beautiful Mountains Conero on the sea, and Palm Beach San Benedetto del Tronto. You can also go for skiing, spa , and visit the beautiful caves of Frasassi. Finally, the famous lyric theater tradition with the Sferisterio of Macerata. Near by us you can find , golf, horseback riding, tennis, all within a radius of 5 up to 30 km

2 beautiful weeks
We had 2 great weeks of vacation in Monte San Giusto. We stayed in both villas for 1 week each and can only recommend both. It was very clean and well equipped. The kitchen was also very well equipped, everything you needed was there. Leonardo and his family were so nice and helpful. Everything was uncomplicated and if we had any questions, we could always contact him and he always helped. Even our dog was not a problem. The pool was also big enough for so many guests. One evening we were cooked for and it was super delicious. I clearly recommend both villas and we ourselves will also try to vacation there again sometime if possible.

Very beautiful villa!!!
We spent an unforgettable week at Villa Il Noceto! The hosts, Leonardo and his family, gave us a warm welcome and did everything to make us feel at home! The dinner that the family prepared for us was incredibly tasty and very varied, so there was something for everyone! We would like to thank you again from the bottom of our hearts and are looking forward to our next visit to Villa Il Noceta!!!!

Unforgettable
Villa il Noceto is a beautiful house. As we were a very large group, we also rented the Villa de Carlonis (a second villa from the same landlord, located next to Villa il Noceto)
There was nothing to complain about in either house. On the first evening after the long drive, the entire group was surprised with a dinner from the landlord. The kitchen was well equipped and clean. The grounds and pool were very well maintained and beautifully lit in the evenings and the bedrooms and bathrooms were also spacious and well maintained. Each villa still had a large lounge and outside there was a canopy where you could hang out with everyone. If you had any question or request, Leonardo, the landlord, helped immediately. They are incredibly nice and helpful.
Our week with you was really perfect.
In addition, my wife and I got married on the two properties that week. Leonardo was incredibly helpful here too and treated us like friends, contacting the caterer and florist for and and helping us everywhere he could without asking for a penny more. Thanks to him and his wife we had an unforgettable wedding in Italy.
I highly recommend both villas, Villa de Carlonis and Villa il Noceto, and would give them 10 stars if I could.

Beautiful holiday
Beautiful country house, surrounded by greenery. There are hardly any tourists in this region, which was exactly what we were looking for. Pure relaxation.
The landlords are very nice and welcomed us with a great dinner!
The pool is huge and everything you need is there. Sun loungers, parasols, fridge by the pool, barbecue - perfect!
