The holiday home is situated on 2500m² of partly wooded and natural land. The house stands alone on the plot. The plot is characterised by an average 10% slope and faces south. It is located in the eastern outskirts of Carlsfeld at an altitude of about 870m.

The house has a ground floor and an attic. On the ground floor is the 40m² living room with direct access to a 9m² balcony (not in winter - roof avalanches). In the living room you will find a spacious sitting area, a generous dining corner and a desk and enough space in between. In addition to various modern entertainment electronics, there is also a fireplace. Adjacent to the living room is a fully equipped 9m² studio kitchen with fridge/freezer, oven with grill function, ceramic hob, dishwasher, microwave, coffee machine, toaster etc..
On the ground floor there are 2 bathrooms of 7m² each with the following equipment: shower, toilet, washbasin, mirror, underfloor heating. In one bathroom there is a washing machine.
The hallway area on the ground floor has 9m² with sufficient wardrobes and a shoe rack with under-built heating.
On the top floor there are a total of 3 bedrooms with a total of 2 double beds and 2 single beds.
One bedroom has a 32-inch HDTV.
The holiday home also has an annex directly accessible from the house for storing bicycles, winter sports equipment, toys, garden furniture, etc
The use of the large property is unrestricted except for a small area for recreational purposes.
There are 2 parking spaces on the property.

Location and surroundings of object
Carlsfeld is located at an altitude of just under 900m directly on the ridge of the western Ore Mountains and has just under 800 inhabitants.
A moderately frequented connecting road leads through the village from Eibenstock/Johanngeorgenstadt in the direction of Klingenthal/Auerbach.
Carlsfeld can be reached in about 2 hours by car from the Halle/Leipzig area, as well as from the Erfurt and Dresden areas. Guests from Berlin need about 4 hours to reach the town, and guests from the Ruhr area about 6 hours.
The location of the village in the largest contiguous forest area in Saxony at ridge height and in the immediate vicinity of traditional areas of northern Bohemia promise interesting and extremely relaxing stays.
Carlsfeld is dominated by extensive development with mostly detached houses, embedded in large, partly wooded plots.
Together with the nearby Weitersglashütte, the village offers various catering and accommodation facilities with a manageable bed capacity - mass tourism is a foreign word here. The emphasis here is on individual and family tourism in harmony with the wonderful nature. Peace and comfort are the trump cards.
In the village there are owner-operated shops for groceries and daily needs, such as a bakery, a butcher's shop, a grocery shop and much more, all within 5 to 7 minutes walking distance from the house.
The tourist infrastructure in the village or in the forest is excellent for holiday activities. For exploring on foot, by bike or by ski, paths and trails are well prepared, the signposting is exemplary. In winter, a well-maintained and extensive network of cross-country ski trails provides the best conditions for sporting activities or leisurely hikes ( see also section Leisure ), on the outskirts of the village is the ski slope for alpine fun, together with the Ski Fun Park and integrated ski school.
From the holiday home you can reach all starting points for tourist or sporting activities after only a few metres. The ski slope is 400m away on foot. The Sonnenloipe as part of the local cross-country skiing trails runs directly behind the property, the other local cross-country skiing trails and feeders to the Kammloipe are within 5 minutes walking distance.

Very beautiful and well-kept holiday home
We felt very comfortable here with 3 married couples. The house is spacious, very tastefully furnished, and offers everything you need to relax. We especially enjoyed the romantic fireplace and the beautiful seating area outside. It is totally peaceful, you can go on beautiful hikes or excursions, and we can highly recommend the guesthouse "Talsperre" with friendly staff and a delicious menu. The correspondence with the landlords is praiseworthy. We have never been so extensively advised and cared for by a landlord. Everything in the house is labeled and explained meticulously. Just great, thank you very much.

Everything great
We booked the holiday home in late summer with 6 friends to get out for a bit. The house is very spacious and cosy. We had very autumnal weather, but that didn't stop us from hiking in a different direction every day, for which the house is perfectly situated. When you came "home" completely soaked after the hike, you could sit in front of the fireplace after a shower in one of the very nice bathrooms with underfloor heating. We were able to make good use of the shoe drying heating after our rainy tours. All in all, the holiday was exactly as we had imagined, thank you very much!

Oasis of well-being to be absolutely recommended
We stayed in the holiday home in October with 4 adults, 2 children and a small child and felt very comfortable. When you return from cool autumnal excursions, you can use the fireplace and relax or enjoy the available Plu-Ray collection. From Carlsfeld you have many possibilities to do something within a short distance. Especially the children, big and small, get their money's worth. Only the lack of internet (we didn't miss it), but full LTE would be a small drawback. We would book this house again at any time with the very nice landlords.
