Thanks to the optimal S/SW location, the 2 balconies enjoy good sunlight all day. The fireplace invites you to spend some cosy hours.
In addition to the bathroom (shower bath), the flat has a separate wet room with washbasin and WC.
For a small fee you can use the sauna, the washing machine and the tumble dryer. The flat also has a parking space in the garage and free WiFi.
Only 300m from the house is the bus stop for the free shuttle bus (Flims-Laax-Falera) and only a little further there is a large, beautiful and original children's playground.

Location and surroundings of object
Whether beginner or professional, the Flims-Laax-Falera ski area offers everyone a great deal with its 220 kilometres of pistes, 54 km of cross-country ski trails and 2 toboggan runs. The winter season begins in November and ends in April. Around 70 % of the pistes are above 2000 m above sea level and are among the most snow-sure in Europe. The highest point (Vorab glacier) is at 3018 m above sea level. The Arena Shuttle takes you comfortably to one of the valley stations Murschetg, Flims or Falera. In summer you will find fascinating natural swimming lakes (Caumasee, Crestasee and Laaxersee) as well as another attractive range of leisure activities. For example, there are about 250 km of signposted hiking trails and an equally large network of mountain bike tours. Always worth a trip is also the fascinating and wild Rhine Gorge. The viewing platform (Mauersegler) was built in Conn, from which you have a magnificent view of the Rhine Gorge.

Golf: If everything goes according to plan, the Sagogn-Schluein golf course will open in spring 2008. The course is being built in the middle of a beautiful and peaceful nature and recreation area on the plateau of the Rhine Gorge. In the first construction phase (spring 2007), a 9-hole course with 4 practice holes (later holes 10 to 13) and a driving range is created. The extension to the demanding 18-hole champion course (par 72) is planned for spring 2009. The golf course will undoubtedly make a further contribution to the already great attractiveness of the Surselva region.
Ski: The ski area of Flims Laax Falera comprises 220 km of pistes and is one of the most snow-sure regions in Europe. 70 % of the pistes are above 2000 m above sea level. The valley station is at 1100 m and the highest point is the Vorab Glacier at 3018 m. There are 27 lifts in total. A total of 27 lifts are in operation. The offer for snowboarders is, in short, gigantic. Besides the monster pipe at 'Crap Sogn Gion', there is also a freestyle park with boxes, rails, rainbow rails and kickers. The suitability for snowboarders has been given the highest rating of 5 stars. For cross-country skiers, there are 54 km of groomed trails. Ten signposted hiking trails and two toboggan runs also offer good leisure activities for non-skiers.
