From the ground floor, you have direct access to a large terrace with an impressive pool, ideal for relaxing and enjoying the sun. The first floor offers three luxuriously furnished bedrooms, each with its own bathroom and modern aesthetics, complemented by an additional guest toilet for maximum guest comfort. On the second floor there is the master bedroom with its own bathroom as well as an elegant, open living room with a rooftop terrace, from which there is a magnificent view of the sea. The villa accommodates up to 12 people.

Location in the interior of Istria: The village of Kirmenjak is situated in the eastern hinterland of Poreč and is characterized by its peaceful, rural atmosphere. It offers an ideal retreat away from the tourist hustle and bustle of the coast, yet is still easily accessible.
Distance to the coast and to Poreč: The city center of Poreč as well as the nearby beaches and the Adriatic coast are about 9 to 10 kilometers away (a drive of around 15 minutes by car). There you will find famous sights such as the Euphrasian Basilica as well as numerous restaurants, shops, and entertainment options.
Infrastructure and local amenities: As it is a quiet village location, shops for daily needs, supermarkets, and restaurants can be found in the surrounding neighboring villages or in the center of Poreč (approx. 2 km to the next local facilities/restaurants).
Transport connections: The location offers an excellent starting point for exploring the Istrian peninsula. Via the regional roads, both the coastal towns and the historic cities in the interior (such as Motovun or Grožnjan) are easily accessible by car. The nearest larger city or the airport in Pula is about 45 to 55 kilometers away.
