Villa Ani is located in Šišan, a small village in southern Istria. The nearby coastal town of Medulin is only 3,5 km away, while the center of Pula is 14 km from the property. The nearest beach, Uvala Kala Beach, is 3,5 km away, and Pula Airport can be reached in approximately 10 km.

The fully air-conditioned ground-floor villa accommodates up to four guests. The outdoor area includes a private heated swimming pool, sun loungers, a covered summer kitchen with an outdoor dining table, and both a gas and wood/charcoal grill. Guests can also enjoy table tennis and a spacious 1.000 m² garden with olive trees. Free private parking is available on site.

Inside, the villa features two bedrooms. One bedroom is furnished with a double bed, while the second bedroom includes two single beds. Both bedrooms have air conditioning, a TV, and a private en-suite bathroom with a shower. There is also an additional bathroom with a shower and a washing machine, as well as a separate outdoor toilet next to the summer kitchen.

The open-plan living room provides direct access to the terrace and pool area. The fully equipped kitchen includes an oven, microwave, toaster, and filter coffee machine, offering everything needed for a comfortable stay.

Nearby attractions include Pula Arena (9,3 km), Cape Kamenjak Nature Park (14,5 km), and Kažun Park (22,4 km). The seaside town of Fažana is 22,4 km away, while Rovinj and Poreč can easily be visited on a day trip.
