For cozy barbecue evenings, a grill station is available directly adjacent to the terrace area. Here you also have an outdoor sink with cold and hot water.
In the pool area, sun loungers are available for extensive sunbathing, as well as an outdoor shower (also with cold and hot water).
The large covered terrace area with table and chairs – facing south = sunny side – offers ample space for 10 people. Here you will also find a pleasant shaded area. Within the completely enclosed property there is also a spacious courtyard, which is ideal for children to play in.
Opposite the house is a harbor where you can rent a boat mooring.
You have a direct view of your boat and the harbor.
Between the house and the canal there is only a very small, quiet residential street with no through traffic.
In the cooler season, the central heating throughout the house provides pleasant warmth.

Cancellations must be communicated to us in writing, with the date we receive your cancellation considered as the cancellation date.
1 - Accommodation
A - Stays in our holiday accommodations
Generally, the deposit collected is retained in the event of a cancellation, therefore we explicitly recommend taking out travel cancellation insurance.
Additionally:
• For cancellations up to and including the 90th day before the arrival date, we will charge: 25% of the total rent
For cancellations between the 89th and 60th day inclusive before the date of arrival, we will charge: 50% of the total rent
For cancellations between the 59th and 30th day inclusive before the date of arrival: 75% of the total rent
For cancellations less than 29 days before the date of arrival, we will charge you the full rental amount (the deposit already paid will be deducted from this).
Non-arrival at the place of stay
In case of non-arrival at the place of stay, we will charge you the full rental amount (the deposit already paid will be deducted from this) plus the deposit already retained.
2 - Optional additional services
Failure to use booked and billed optional additional services at the vacation site does not entitle you to a refund, unless you were unable to do so for specific reasons such as force majeure, illness, or accident, which you would need to certify to us in writing.
