Welcome to your private holiday oasis in Labin on the beautiful east coast of Istria. This modern newly built villa combines stylish design, spacious living comfort, and a quiet location – ideal for families or friends seeking privacy, relaxation, and proximity to the sea. The villa extends over two floors and offers ample space for up to eight guests. Bright rooms, large windows, and high-quality furnishings create a pleasant and relaxed atmosphere during your stay.

On the ground floor, you will find an open living and dining area with direct access to the terrace and pool area. The modern, fully equipped kitchen offers everything you need for cooking together, including a dishwasher, oven, stove, large refrigerator with freezer compartment, coffee machine, kettle, and toaster. The adjoining dining area and the cozy living room invite you to spend relaxing hours with family or friends. Entertainment is also provided by a PlayStation 5 with various games such as FIFA and GTA, so that fun and variety are ensured even on quiet evenings.

The villa has a total of four comfortable bedrooms, three bathrooms, as well as an additional guest WC. One bedroom is located on the ground floor, while the other three bedrooms are on the upper floor. Two of the bedrooms have their own bathroom. Two bedrooms on the upper floor have direct access to a beautiful terrace. This layout offers sufficient privacy and makes the villa ideal for two families or a group of friends.

The spacious garden with private pool is the perfect place to enjoy the Istrian sun. The pool area is especially family-friendly and consists of two sections: a shallow overflow pool with about 40 cm water depth, ideal for children or for relaxing cool-downs, as well as a deeper pool area with approx. 135 cm water depth for swimming. Comfortable sun loungers are available around the pool, while the terrace with dining table and cozy seating invites you to enjoy relaxed meals outdoors. A grill in the outdoor area provides sociable evenings with culinary specialties. Additionally, there is an outdoor shower and ample space for relaxation. The garden also offers play opportunities for children, so that even the little guests can fully enjoy their vacation.

For maximum comfort during your stay, the villa is equipped with air conditioning, Wi-Fi, smart TV, and a washing machine. A baby cot and a high chair can also be provided upon request. Private parking spaces are located directly on the property.

The villa is situated in a quiet residential area of Labin and at the same time in an ideal proximity to all important facilities. Supermarkets, restaurants, and bars are only about one kilometer away. The historic old town of Labin with its charming alleys, restaurants, and an impressive view over the Kvarner Bay can be reached in a few minutes. The popular beaches of Rabac, known for their crystal-clear water and beautiful bathing bays, can be reached in about 15 minutes by car. The villa is located in a quiet area in the historic town of Labin on the sunny east coast of the Istrian peninsula. In just a few minutes you can reach the charming historic center of Labin. The old town is situated on a hill above the coast and offers a particularly beautiful atmosphere with narrow, cobbled alleys, small galleries, cafés, and restaurants. From here you can enjoy an impressive view over the coast and the Kvarner Bay. The old town is known for its cultural scene, its art galleries, as well as for traditional Istrian restaurants where regional specialties such as fresh fish, truffle dishes, and local wines are served. Only about a 10 to 15 minute drive away lies the popular coastal town of Rabac, which is known for many of the most beautiful beaches on the east coast of Istria.
