In the south-east of Istria, nestled in a picturesque landscape, our VILLA is located in a small village called Rojnici in the villa settlement with a total of 9 villas.
The lovely villa has been carefully designed with a mix of traditional and modern style and offers a neutral, fresh interior with all modern amenities, from free WiFi, air conditioning to DVD player and Nintendo Wii for extra entertainment of the younger guests.
Against the green garden backdrop, dive into the blue/turquoise mosaic-studded (8x4m) pool, where the sun loungers are already inviting you to relax!
The private outdoor sauna (6pers.) is available to our guests from October - April.
On hot days, the covered outdoor seating area invites you to sit on comfortable chairs for a sundowner or a delicious meal.
In the evening, the stone barbecue around the corner is perfect for preparing a delicious BBQ meal! Adjacent is the fully equipped, modern kitchen, which provides an ideal base for self-catering days in Istria.
Prepare a delicious meal using fresh, regional products (olive oil, cheese, ham, bread, etc.), which you can find in the immediate vicinity in small shops and large supermarkets.
The two-storey house is open on the ground floor, which is equipped with underfloor heating, without the individual areas losing their clarity. Living, dining and cooking merge beautifully.

The villa is situated in a very rural location, in the midst of free nature and away from the main roads, so that there are also numerous field and meadow paths for you to walk your four-legged friends.
The villa is very centrally located in Istria, so that well-known destinations such as Rovinj, Porec, Novigrad, Pula, Rabac, Opatija, Rijeka, Motovun, Buzet, Hum, Groznjan, Labin, Pazin etc. can be easily reached for a day trip.

If the final payment is not made at least 30 days prior to your arrival, we will consider the booking cancelled, and the reserved travel period will be made available again for other interested parties. Cancellation during your stay or an early departure (due to, for example, bad weather, illness, personal issues, or otherwise) is technically possible, but unfortunately, no refund can be provided for the remaining days.
