This exclusive villa is situated in a small pitoresk Istrian village near city of Barban. The house is located in the middle of the village but still ensures complete privacy and untouched nature for its guests. It is especially suitable for families with children because the pool includes a children's pool, which is also a massage pool.

Location and surroundings of object

Village Rojnici belongs to the municipality of Barban which is located about 19 km from Labin, 20 km from Pula, and 3 km from the picturesque bay Raski Zaljev with numerous natural beaches and crystal clear water. It is an excellent starting point for excursions, motorcycle, bicycle and hiking tours. Also fruit, vegetables and eggs can be bought in the neighborhood.

Super

We were in this villa for 14 days. The hosts were super nice and very friendly, everything was explained to us. Additionally, there was a small host gift in the form of a platter with delicacies. The villa is just as described, everything is top-notch. It would be nice if each bedroom had a TV, but that's just a minor point. The pool is cleaned twice a week, which is completely sufficient. The villa is relatively central, you can get to all the sights quickly.
We would come back anytime! !

beautiful well-maintained holiday home

It was a great stay. The hosts were very nice and attentive. We were already welcomed with bread and a plate of sausage as a welcome gift.
Very nice hosts......

The tips for shopping and other information about the area around the holiday home were also helpful, everything within a radius of 10 km.

The location of the holiday home is very quiet and the large well-kept property is fully fenced and not really visible. There is an outdoor seating area, a large clean pool, various sun loungers, a parasol, an open kitchen with a grill, and a large dining table.

We were really more than thrilled.

The layout of the rooms is very good and each bedroom has its own modern bathroom. The holiday home offers all comforts (great WiFi, TV, air conditioning, etc.). The kitchen, dining, and living rooms also offer all the comfort that makes a holiday even better.

Holiday as it should be.

We accepted the offer for a week at short notice. The communication via email and WhatsApp was very good. We were greeted very kindly and introduced with a house tour. We were able to enjoy a delicious gourmet platter and had no shopping stress. The rooms were clean and well-equipped, each with its own bathroom. Washing machine and dryer are available. The living and dining area blend into each other. There is a large TV and comfortable sofas, as well as a fully equipped kitchen for 8 people. Outside, there is a large well-maintained pool and four sun loungers with large umbrellas. Grilling and breakfast can be done in good weather in a covered space that is open to the pool. Everything was arranged very tastefully. It was no problem with a dog, the property is fenced in and hardly visible. If you are mobile, you can visit many sights in the surrounding area. We felt very comfortable and would come back.

Beautiful holiday home.

This beautiful villa located in central Istria is very well suited for trips in all directions, whether it be to the beach, hiking, cycling, or city tours. The hosts are very friendly and will contact you immediately with any inquiries. We were 5 adults and 2 dogs and really enjoyed the vacation. Unique

The villa with pool and garden is very well maintained and top equipped. Even better than stated on the internet. Very nice hosts who were always available. The location is perfect for relaxing, as it is quiet. By car almost all Istrian places worth seeing can be reached in max. 45 min as it is very centrally located. We hope to spend another holiday in Villa Jakov soon

Holiday with friends at friends...

Despite arriving late, Elisabet was waiting for us and welcomed us with great treats. She also gave us good tips on what was worth visiting in the area.
We are two families, each with two teens aged 13 and 16. That's why the room arrangements worked out great. The rooms/house are exactly like the pictures. And the fact that each room has its own bathroom is perfect. Everything is new and in good condition. There is enough space for everyone. Only the table in the kitchen is not big enough for eight people. But it didn't matter because we had great weather and always ate outside. We could really enjoy the pool. At least two more sunbeds would have been great. We also made extensive use of the barbecue facilities. All in all: great. We will be back again! THANK YOU!!!

A very nice, new, clean, well equipped home

A very nice, new, clean, well equipped home. It left no wishes open. The owner and his parents were very welcoming, friendly and pro-active. The pool and terrace/garden area is gorgeous. Every sleeping room comes with its own well equipped bath on-suite: nice! The location is in a tiny village, very quiet. It is a short drive to shops and restaurants. The central location in Istria allowed us to do many smaller half-day and day trips into all directions.

Top! Always happy to do it again!

We stayed for a week in this really beautiful and modern villa
From booking to departure, everything was very uncomplicated and pleasant

We had a very friendly and nice welcome and were immediately provided with tips around Barban

The villa itself is very clean and allows for absolute privacy

The furnishings leave nothing to be desired. Everything you need was there

The location is in the middle of a small village, but you can reach the sea very quickly by car

We would come back at any time!

Villa Jakov

The vacation home is very well maintained and one can tell that it is still very new. The kitchen is very well equipped and has everything one needs. We both cooked and grilled outdoors there. The rooms are spacious and each room has its own fully equipped bathroom. In each room, as well as in the living area, there are air conditioners. The living space is very cozy, with a TV and an open kitchen. Everything is very clean and the pool is cleaned and all values checked every 3 to 4 days. The house is located in the middle of the village among the local houses but is not visible from any side. When you are by the pool, you have absolute peace. We were 7 adults, 2 children, and a dog and we all felt very comfortable. From our point of view, there is nothing to complain about.

Traumhaus

This brand new house, surrounded by nice neighbors, we can highly recommend. We, two adults, a teenager, and a dog, felt very comfortable there in the first week of September 2017. It is located in a very quiet small village, in a good starting position for excursions to the sea or inland. Shopping facilities and restaurants can be found a few kilometers away in Barban. The house has absolutely everything you need. The furnishings are very tasteful, simply perfect and correspond in detail to the photos. Also perfect in terms of cleanliness.
What we particularly liked is that each room has its own bathroom with shower. So, even if you travel with 2 families plus children or 4 couples, you always have your privacy.
Special mention should be made of the huge pool in the secluded garden. It is long and deep enough to swim a few strokes, and the integrated massage pool is perfect for toddlers to splash around in. This house definitely deserves 5 stars in all aspects, and we would book it again anytime. Warm greetings to Silvia and Ivan.
