Description
"KLIPPITZ HEIGHTS", built in spring 2022, is an all-wood lodge and is situated at 1545 m.a.s.l. on the edge of the alpine hut village Klippitztörl.
There are 2-3 parking spaces in front of the lodge.
On the upper floor there is a hallway with wardrobe, a bedroom with en-suite bathroom opposite and a spacious living/dining and cooking area with pellet stove, Smart TV and surrounding balcony with outdoor furniture. In the basement there is a combination sauna (Finnish and infrared) with XL shower and 2 bedrooms with en-suite bathrooms as well as a surrounding balcony and terrace. In the basement there is a separate 2nd entrance.
HIGHTLIGHTS of the Almlodge "KLIPPITZ HEIGHTS" are
- >ski-in ski-out> only 280 metres to ski slope no. 3
- The height of the wooden ceiling on the upper floor at 3.60 metres creates a charm all of its own.
- 270 degree panoramic view from floor-to-ceiling windows and doors of the generously and luxuriously designed living/dining/kitchen area on the upper floor; the panoramic view results from the special hillside location of the Almlodge; on cloudless days the distant view is 30 kilometres and more, on overcast days you find yourself lifted "above the clouds".
- Two-sided balcony with seating and lounging furniture on the upper floor; as the neighbouring house on the right is much lower, you have a lot of privacy. To the left there is only nature and distant views.
-A large Italian pellet stove with 270 degree panoramic window as a real focal point of the dining/living/cooking area , whether it is heating or just waiting to make its appearance.
-A 58 " Smart TV allows you to watch the news even while cooking in the stylish country kitchen, from the sofa or dining table.
-En-suite bathrooms with Rainshower showers in the two downstairs bedrooms as well as Smart TV.
-Floor-to-ceiling tilt and slide French doors allow views from the bed directly into the mountains.
- The two-sided balcony, also in front of the sleeping area, with benches invites you to linger or to do your morning gym/yoga session right out of bed in the fresh alpine air.
- The bedrooms themselves are hidden from view.
- The lodge stands on a 600 m2 alpine garden, where a picnic bench is available in the summer season.
- The variety of hiking trails as well as the natural access to the ski paradise right on the doorstep are unparalleled.
Culinary destinations in the immediate vicinity:
If the kitchen should ever remain cold, you only need to walk 260 metres to reach the 'Schwarzkogelhütte', whether for dinner or for après-ski in the 'Grotte' in winter. For the small appetite while skiing, there are nice dishes, menus and drinks at the valley station of the 2 Kuhgraben ski lifts, the 'Kuhgrabenhütte'. The 'Moselebauer Hütte' is only a 20-30 minute walk below the Hohenwart and is open to guests in summer and winter.

Location and surroundings of object
Coming from the small municipality of Bad St. Leonhard im Lavanttal in Carinthia and turning off the B 78, the Landesstrasse L91 winds fourteen kilometres up to the alpine hut village of Klippitztörl, the last 900 metres are gravel road, well maintained and wide enough for 2 cars to meet.
At the first bend, you can already see KLIPPITZ HEIGHTS on the mountainside, rising like a small fortress on the edge of the Klippitztörl alpine hut village with a view over the village and on to the nearest mountain ranges of the Lavant Valley on the horizon, and with its unobstructed, fantastic panoramic view, it brings holiday pleasure for young and old in summer and winter.
The variety of hiking trails as well as the natural development of the ski paradise with its 6 lifts and 28 kilometres of pistes right on the doorstep are unparalleled. The altitude virtually guarantees sunny alpine summers and snowy winters.
It is only 280 m to ski slope no. 3, as well as to the cosy "Schwarzkogelhütte" inn, which invites you to après ski in its "grotto" in winter.

A gem in the mountains
Klippitz is an upmarket house, ideal for relaxing or for hiking and skiing. With a lot of love for the furnishings and with good skill in the architecture, it has a stunning view and is comfortably furnished.
There is a small self-service vending machine on the alp with all the essential staples. In Bad St Leonhard there are all the usual supermarket chains. The hiking trails and ski slopes start 80m from the house.
In winter you need winter tyres for the last 200 metres.
We also felt extremely comfortable due to the wonderful support from the landlady. She was always available and helped immediately with any questions.
We will be back!

Great location in a small charming family ski area, fantastic views of the surrounding area, lovingly & quality equipped holiday home, price-performance very good, friendly & competent landlady , we would choose it again!
The very lovingly furnished & well-maintained holiday home leaves nothing to be desired. After arriving, you are rewarded with a wonderful view. The large windows flood the rooms with light, guaranteeing a good mood in any weather. The living room invites you to linger comfortably after you have explored & enjoyed the varied, beautiful surroundings by foot, ski or bike. In winter, you can easily reach the ski slope or the hiking trails of the region after a few steps. The small ski area convinces with its great ski school (if needed), with the great prepared slopes, with the cosy huts & their operators & with the associated family feeling. Nothing is missing in the holiday home. Whether after a beautiful day, lingering on one of the terraces or sweating in the sauna or simply lounging on the bed or sofa, everyone should find what they like. Our two boys (12) also felt very comfortable here. In our opinion, feeling good is guaranteed. In a few minutes by car you can reach well-stocked shopping markets to equip yourself with this and that as you wish. Questions to the rental company were answered promptly and in detail. The price-performance ratio convinced us. We would book the house again at any time.

My small company, Moeller Immobilien, only rents out this one lodge; when there are no guests up there, I too always look forward to the wonderfully fresh alpine air, the peace and quiet, the view and the bells of the animals that are allowed to be up there with us on the alp in summer and that you can hear right up to the balcony. I myself am a lowlander from Cologne, but have been living in Austria near Vienna for over 2 decades. Austria has meant to me since childhood: Holidays, mountains & lakes, hiking and snow, and always everything clear & clean...one of the reasons to move to this beautiful country- But see for yourself.
