I am not evaluating our stay at the Duinresort Dunimar here (it was good, we had a holiday villa for 12 people, furnished as described and according to the photos, service and stay on-site without problems, bread roll service, a nice vacation with 10 people). Underground was the prior contact and exchange of information/invoicing/payment/dealing with phishing by Belvilla, through which we had booked. Directly after the booking with Belvilla and the invoice/booking confirmation via info@belvilla. From (which was the official email address of Belvilla during our booking in November 2025), we received an email from Roompot about the mandatory pre-payment of additional costs (Here there was a different booking number and a different access to our booking, now on the Roompot website), which was already annoying, as we then had two contractual partners with different booking numbers and the invoice from Roompot also differed from the Belvilla invoice. Even here, one could not be sure what phishing was, as the emails always contained links to websites/payments that one was supposed to click on. Thus, in the first weeks, we received dozens of emails from different senders like DanCenter, Landal, Belvilla, Roompot, Leisure LARS, and others, some of which could be identified as phishing based on the clear name of the email sender address, while others actually came from Belvilla, with links to payment requests/verification of the booking. All (phishing) emails contained our full name, the booking period, the Belvilla booking number, and additional information about our booking. We were also in a chat with Belvilla regarding the question of whether info@belvilla.de is a secure email address. Belvilla reassured us only after multiple inquiries about whether info@belvilla. was hacked, with general clichés like "The booking and payment is secure" and referred to only communicating through the official email address, completely incomprehensible since it had already been used for phishing. We then conducted all further communication only through the website www.belvilla.com and by phone with the (very friendly and helpful) reception of Duinpark Dunimar. If I were to book accommodation in this actually recommendable holiday park in the future, I would do so through another provider, e.g., directly with Roompot. Then you also don't have the confusing invoicing from 1. Belvilla for the house rental + additional costs and 2. Roompot for additional costs (which also differed from what was on the Belvilla invoice). There were also no problems with Roompot. I would generally not book any trips with Belvilla anymore.

The house was as described, dishes, etc. were sufficiently available in a simple manner, mattresses and blankets were acceptable to good. The lack of cleanliness upon arrival was disappointing (the cabinets had not been cleaned in a while, under the beds), the living area had to be wiped first. Minor technical issues (WLAN did not work at first because the password was communicated incorrectly, one socket was not secured, etc.)

Unfortunately, we could not drive the car to the house when checking out (as we did when checking in). The driveway was blocked, and no one was at the reception, so we had to carry everything from the house to the parking lot. Otherwise, everything was great! The house was just like in the photos and as described, very clean and everything necessary was available.

Spacious and well-equipped house. The acoustics in the house could be better. With 12 people, there is a lot of noise. Beds and bathrooms are good. Sufficient kitchenware. However, we missed a toaster. The heating is an issue. It initially did not work (issue with the heat pump), but the fantastic staff provided a good temporary solution with emergency heaters. What we found unfortunate is that the reception is closed on Sunday, and thus also the sandwich service. Certainly on Sunday that last part would have been fun.
