Have you also heard and read it on orf.at? A metre of new snow is expected next week. An annual phenomenon. The last chance for a great ski adventure.
On Monday (27/03), winter sets in in North Tyrol. After a mostly dry, foehny morning and some sun, a cold front moves in. The snow line will drop during the night. Snow is likely to fall as far as the Inn Valley, and it will be only minus 2 to plus 3 degrees in North Tyrol during the day.
The flat "Appartement Mariandl", with a total area of 80 m2, occupies half of the garden floor of a larger house. You reach the ground floor via a wide natural stone staircase in the central hall and enter through the entrance into a private cloakroom.
The flat has a 30 m2 living room with a spacious dining area, an additional sitting area for even more comfort and a fully equipped open-plan kitchen in a U-shape.
Bedroom 1 has a large double bed. There is also a corner desk in this bedroom for working on your laptop or other activities.
Bedroom 2 is furnished with two single beds. There is plenty of wardrobe space.
The luxurious bathroom has a sink with a large mirrored wall, a toilet and a bathtub with shower. Bed linen, pillows and bath and kitchen towels are always in sufficient supply.
Outside there is a large covered terrace with an area of 30 m2. Complete garden furniture and deck chairs will certainly not be missing. From this terrace you have a magnificent view. Impressive mountains dominate the horizon from your deck chair. There is a large sun awning for hot days. Near the garden house is another separate terrace of 12 m2. Here you can enjoy the sunrise in the early morning.
And your car is also well taken care of. A private carport is available for you on the upper floor on Lindrainweg. Your car is always well protected. So in summer you never have to get into an overheated car and in winter you don't have to spend hours clearing the car of snow.
The flat has wireless Wifi and a heated ski room in the adjacent corridor.
The flat is non-smoking and pets are not allowed.
The Mariandl flat can be reached without a motorway vignette (via the Kufstein Süd exit, B171, B178, B170).

Location and surroundings of object
From the valley station of the gondola, at an altitude of 600 metres, the Lindrainweg begins, slowly ascending to the summit of the Hohe Salve. After about 800 metres, at 717 metres, there is a flat plateau where Appartement Mariandl" is located on the sunny side. Here you have a magnificent view of the Kitzbühel Alps with the Gruberberg, the Feldalphorn, the Schweigberghorn and the Markbachjoch directly on the horizon. You overlook the Kelchsau valley.
SkiWelt Wilder Kaiser - Brixental is among Austria's largest and most modern ski areas. It has 288 km of slopes and over 80 mountain huts. From Appartement Mariandl, you step across the street onto ski slope 20 of SkiWelt. With such a wide range of piste kilometres, you can take a different tour every day and for a well-deserved break there is always room in one of the fine mountain huts. Flat Mariandl is located on Lindrainweg, just outside the village bustle of Hopfgarten at an altitude of 717 metres, next to the valley descent from ski run 20 to Hopfgarten, the centre of Austria's largest interconnected ski area "SkiWelt Wilder Kaiser - Brixental in the Kitzbühel Alps".
Partly because of its beautiful location, but also because of our own use as a homely residence, Appartement Mariandl is especially popular with adults and seniors.
In a ten-minute walk, you are down at the valley station of the gondola that takes you - also in winter - comfortably to an impressive winter hiking and skiing world. At the top of the Hohe Salve, you will enjoy the overwhelming views of the Kitzbühel Alps and the Hohe Tauern. As a special surprise, at the top - apart from a historic church - you will also find a fine restaurant with a revolving outdoor terrace. There are relatively easy hikes around this summit - even in winter.
If there is enough snow, the valley station, from the Lindrainweg is also accessible by ski. And at the end of your ski tour, you can finish near the apartment again on the opposite side of the Lindrainweg via ski run descent 20.
This region has plenty of hiking nature, plenty of culture and plenty of tradition. Kufstein, Salzburg, Kitzbühel, Innsbruck and Munich are within an hour's drive. Take a spectacular tour of the Schwarz Silver Mines. Or visit the world-famous Swarovski Cristal Museum in Wattens, combined with a visit to the glass town of Rattenberg. The covered sun terrace is a great place to relax, and from here you have a wonderful view of the distant surroundings.
It is almost always windless here, and combined with the phenomenon of föhn wind in the upper air layers, this ensures lots of sunshine in our Brixental. Summer and winter you can sit outside here. Put out some garden furniture, have a bite to eat, add a drink, a bit of reading, sit back and enjoy.
The Lindrainweg is part of several beautiful hiking and cycling routes. In spring, summer and autumn, you (old or young) can take the most beautiful walks from this apartment. Turn right and the forest with waterfalls is 300 metres away. Further up and you reach the summit of the Hohe Salve at 1829 metres. But make yourself comfortable and feel free to take the gondola. Because at the top it's fantastically beautiful and there are wonderful circular walks there too. And if you have had enough of the immediate area, the rest of the region also has a lot to offer. As an officially registered guest of the Ferienregion Hohe Salve - Kitzbüheler Alpen, you will also receive the Kitzbüheler Alpencard from us free of charge. With this card, you will receive substantial discounts on many activities and excursions. But the card also entitles you to free travel on public transport in the region. Train and bus are completely at your disposal in the Mariastein-Wörgl area, the Brixental up to Hoch Filzen. And the train station is practically around the corner. Ten minutes (1100 metres) walk downhill and you are at the Berglift train and bus station. The village centre with shops and restaurants is also within walking distance.
The possibilities for excursions, day trips, all kinds of activities, visiting cities, museums and sights are enormous. Both in summer and in winter. In the living room of the apartment is a large box with brochures where you can browse and get ideas.

A week of enjoyment in your nice apartment.
For many years now, we have been using your apartment Mariandl with great pleasure. During the summer vacation, a week in the autumn, or for winter sports, it is always nice when the holiday starts in Hopfgarten in a well-maintained and more than adequately equipped apartment. It feels like coming home.
The surroundings invite you to engage in activities.
We had another great week. We hope to be able to use your apartment again soon.

Marianna is an Authentic Tirolerin from Hopfgarten. Her parents own a mountain farm on the Gruberberg. Marianna trained at the Weitauer Landwirtschaftschule to run a farm as a farmer's wife. She then worked in the hospitality industry for many years and most recently as a governess in a business entrepreneurial family. André Is a born and bred Veluwe native from Ede, is a pure techie and had his career as a project leader soil environmental consultant with the province of South Holland. Sportsmanship brought us together in Tyrol and in 1990 Marianna and André started living together in the Netherlands in Nieuwerkerk aan den IJssel.
