Description
Spacious, fully equipped holiday home with private swimming pool, set in two acres of land with olive trees and lawn gardens. The lovingly restored traditional stone house is situated in historic hamlet Mistraki. A quiet, picturesque and unspoiled area in the Messinia region of Southwest Peloponnese, Greece. The stone villa has a prime, hilltop location with stunning unimpeded views of the sea and imposing Taygetos mountains. The villa is conveniently located in between popular coastal villages Koroni, Finikounda and Vounaria. Near to sandy beaches, historic and cultural attractions and an 18-hole championship golf course.
A rural oasis, away from mass tourism, offers privacy without isolation. Ideal for groups of friends and family and independent holidaymakers to discover authentic Greece. The villa is one hour away from Kalamata airport and three hours from Athens or Patras ferry port. Car rental is required.
The main house accommodates 14 people. For smaller or larger groups, there is also an adjoining apartment for 1 to 4 people. This provides flexibility for singles and couples who require less rooms and provides extra sleeping space for larger groups. Maximum occupancy 18 persons.
For groups of 15 to 18 people, rental of the apartment is mandatory (additional fee applies).
Note: If you rent only the main house, the apartment will be closed. It will not be rented to other guests.

Location and surroundings of object
Messinia has endless sandy coasts, fertile valleys and imposing mountains for walkers, cyclists and nature lovers alike. An area rich in history, culture and ancient myth. You can enjoy many activities; swimming, sunbathing, fishing, snorkeling, sailing, turtle spotting, olive picking, wild flowers, horse riding and bird watching. Mystraki is a small peaceful hamlet with a lovely square, crazy paved pathways, a spring water well, citrus trees and a private church. Technological developments have made little impact. Agriculture is of prime importance, especially the cultivation of olives for the production of the worldwide reputed olive oil. There are no bars or other tourist distractions in Mistraki; just chatter of crickets and the occasional bray of the neighbors' donkey.
Mistraki is listed as a traditional settlement of historic interest by the Greek Ministry of Culture. Most of the houses are over a hundred years old and built from locally sourced stone.

The main house has an entrance hall / reading area, a large open kitchen, dining and living area with seating for 18 persons. There are 4 bedrooms with private bathroom, a mezzanine sleeping area, guest cloakroom/WC and an outdoor bathroom - maximum occupancy 14 people.
The annexe apartment for 1 to 4 persons has one bedroom, bathroom and kitchen / living room.
For singles and couples, individual en suite rooms may be available on a bed and breakfast basis at certain times of year. Please ask.

Just wow!!!
An absolute dream house with lots of space (we were 10 people) and a magnificent view. The entire grounds as well as the house itself are in a very well-kept condition and everything is furnished with love. Karin, the owner, is a real pearl - open, very helpful, always there when we needed or wanted to know something and simply warm. We immediately felt very welcome and received a lot of support with various problems that we certainly wouldn't have mastered so well on our own. The house offers plenty of space for large groups and is equipped with everything you need. Very suitable for nature lovers and those seeking peace and quiet. You definitely need a car, but then you can get to beautiful beaches and many places (e.g. Petalidi, Methini, Koroni, Kalamata, Pylos...) relatively quickly. If you are looking for hustle and bustle and nightlife, this is not the place for you. The house offers peace and quiet, privacy, relaxation and lots of nature. If you want this, you are in the right place. Definitely recommendable.

Wonderful
All 5 adults and all children (9-11 yrs) felt at home in the villa after just a few hours. The beautiful rooms with separate bathrooms were quickly distributed, the fridge was filled with everything we needed for the first hunger and the next 2 breakfast days. Space without end, seats in the house, on the balconies, the small alcoves, at the wonderful pool (10m long, wonderful to do leisurely laps), the outdoor shower, a table tennis table and again and again the wonderful panorama. I don't know where to stop..... Everything is very well maintained, the kitchen is fully equipped, there is a washing machine (we washed our beach clothes regularly). The village is more like a settlement with 10 houses and 5 of them are inhabited. It is a very secluded place, there is no through traffic and the next village with a supermarket is about 15 minutes away. To get to the sea and the beaches, you should allow about 30 minutes. We got lost a few times at the beginning, but soon it was no longer a problem. The beaches at Finikounda, Kompi Beach, and the beaches towards Petalidi are absolutely recommended. In Chrani, you should pay attention to the Caribean Beach, which is very romantic, especially in the evening, with a beach bar and the corresponding atmosphere. Simple but very nice. Dimitri the housekeeper is super friendly and comes regularly to clean the pool and check on things. He owns a taverna in Kalamaki and his wife Christina is, in our opinion, the best cook. Simple, original Greek home cooking, which is also delivered to the house if required. Koroni, Methoni, Pylos, Finikounda are definitely to be visited, also the day trip to Messene was an experience. In Pylos, the snorkellers got their money's worth at the island of Sphakteria, a dive centre located in the village is also absolutely recommendable here. Magnificent house, very comfortable, in a lovely village.
We had a fantastic week in this house lost among the olive groves. A breathtaking view, beautifully decorated and very comfortable and clean bedrooms. It should be noted that the village is isolated and when we were there, only the house next door was inhabited. It is a very pretty village of stone houses. The person who welcomed us is not the owner and was not very talkative, but if we return to this region of Greece, we will definitely come back to this vacation home.

Peace and quiet with fantastic views - perfect for relaxation!
My family, 6 adults and 6 kids stayed at Villa Karinyon in June. WOW!! What an amazing place. The house has fantastic views all around and we liked all of the bedrooms having ensuites. The pool is huge, a proper size for swimming and the shallow paddling area for young children is a nice touch. We rented the house and apartment to give our 2 teenagers their own space. Mistraki is olde worlde with only a few very old stone houses, it’s how we remember Greece when backpacking and Olive picking in 1985! It’s a quiet place to relax but near enough to the action and things to do if you get bored of sunbathing. Located between seaside places Finikounda and Koroni, both about 10k distance. My sons cycled to Finikounda for the waves and windsurfing, we preferred to watch them and enjoy fresh fish and local wine. We also visited nearby Peroulia beach which is sandy and was great for our smaller grandchildren. We even managed to fit a bit of culture and history in when we visited Methoni castle and Pylos. who look after the house and pool was excellent, they were helpful and friendly and kept everywhere very clean and tidy. We liked it so much we plan to go again next year.

Beautiful domicile with phenomenal view
With a larger group (3 families with children) we spent our holidays here in a very relaxed way. The house is spacious enough so that everyone can retreat if necessary. The beach at Koroni is about 20 minutes away by car. The situation on the Peloponnese is currently completely unproblematic for holidaymakers. The people are very friendly, the supermarkets and shops are full, there is enough petrol and the ATMs also work.

very quiet location, large pool, table tennis table, well thought-out furnishings in the house (e.g. fly screens on all windows), covered terrace with large dining table, ....
