The holiday flat, Haus Dorothee in Winterberg, in the Sauerland is located in a detached house in a quiet south-facing slope directly on the edge of the forest. The centre of Winterberg-Züschen is a 5-minute walk away. Hiking trails start right outside the front door. The holiday home itself has a living-dining room, a bedroom, a kitchen and a bathroom. In addition, there is a covered terrace with wooden garden seating.
We will also be happy to set up a free WLAN connection for you for the duration of your stay in our house.

The object is located on the edge of the village of Winterberg Züschen in a quiet South-facing slope. Züschen village centre can be reached in about 5 minutes. The Winterberg is an international winter sports place and well known especially by its Bobsleigh and toboggan run. In addition the bike arena Sauerland, the Rothaarsteig, as well as the seat of the winter sports arena Sauerland is located here. Comprehensive information, the apartment itself, the village of Züschen. Züschen caters both beginners and experts with its ski resort beautiful in the winter.

**Terms and Conditions or Guest Admission Contract** **Holiday Apartment House Dorothee, Ms. Dorothee Wittrock, Hinter der Hardt 10, 59955 Winterberg, Tel.: 02981/3727, Email:** **Guest Admission Contract / Accommodation Contract** **Type of operation: Vacation apartment** **Explanation:** A vacation apartment is a separate accommodation within a house with its own sanitary area and self-catering facilities, hosting guests for temporary stays. **Rights and Obligations:** 1. The guest admission contract is concluded as soon as the vacation apartment is ordered and confirmed by the landlord. 2. The conclusion of the guest admission contract obligates the contractual parties to fulfill the contract, regardless of its duration. 3. The landlord is obligated to compensate the guest in case the apartment is not provided. 4. The landlord has the right to enter the apartment for cleaning and/or changing the bed linen and towels at intervals during the rental period. 5. The guest is obliged to pay the agreed price if they do not utilize the contractual services, minus the expenses saved by the landlord. The saved expenses are included in the following cancellation conditions if no alternative rental is made: **Cancellation Conditions:** - Minimum cancellation fee is 30.00 EUR - Cancellation up to 360 days before arrival: 20% of the total agreed rental price - Cancellation up to 180 days before arrival: 30% of the total agreed rental price - Cancellation up to 90 days before arrival: 60% of the total agreed rental price - Cancellation up to 60 days before arrival: 80% of the total agreed rental price - Cancellation less than 30 days before arrival and non-arrival: 90% of the total agreed rental price - Due date of the cancellation fee: Immediately and without prompt after cancellation onto the bank account mentioned in the booking confirmation. Until re-renting, the guest must pay the amount calculated according to point 5 for the duration of the contract. 7. **Deposits** If a deposit is agreed upon in the booking confirmation of House Dorothee, the tenant is to pay it within the stipulated period. 8. **Spa contribution** *Spa fee of the Tourist Information Winterberg The spa contribution of 1.95 EUR per person/night for persons over 16 years is not included in the rental price. *Spa fee details are subject to change 9. **Liability** The use of the vacation apartment and related facilities is at the guest's (contractual partner) and all accompanying persons' own risk. The landlord is only liable for gross negligence. Grilling food in the outdoor area of the apartment is only allowed with the landlord's permission. 10. **Data Protection** The client allows House Dorothee, owner: Ms. Dorothee Wittrock, to store the personal data obtained during the business relationship. 11. **Ineffectiveness of Contractual Provisions - Severability Clause** If individual provisions of this contract are or become ineffective or void, this does not affect the validity of the remaining provisions. The parties commit to replacing ineffective or void provisions with new ones that fulfill the economic regulations contained in the ineffective or void provisions in a legally permissible way. The same applies if a gap is found in the contract. To fill this gap, the parties commit to establishing appropriate regulations in this contract that come closest to what the contract initiators would have determined if the point had been considered by them. The legal basis is the regulations and guidelines of the DEHOGA (German Hotel and Restaurant Association) and the German Tourism Association e.V., as well as the laws of the Federal Republic of Germany applicable to the purpose of the contract. **Jurisdiction is Winterberg, 59955. "Top accommodation in a dream location and sunshine all day long."
We spent a few days skiing in Winterberg and were totally impressed by the accommodation in a south-facing location with an excellent apartment layout. The location of the apartment is unique, and the price was completely reasonable. We will be back!

Great vacation rental, superb location, and fantastic ski area.
We were skiing in Winterberg for a few days and stayed in the holiday apartment Haus Dorothee. We were totally impressed by the location of the house (very quiet and sunny), the furnishings, and layout of the apartment. The landlords also gave us great advice for our activities and restaurant recommendations. We will come back!

"Super great holiday apartment and landlord top-notch"
We spent a few days in the holiday apartment in the last days to relax and were totally excited about the location of the house (very quiet and sunny) and the furnishings and layout of the apartment. Great holiday apartment in Winterberg-Züschen.
The vacation rental has a great location, is super-equipped, and very cozy. In particular, the bay window of the apartment is fantastic. It allows for a panoramic view of the beautiful landscape.
We will definitely visit the apartment again!

Vicinity of the holiday home: Die Ferienwohnung liegt am Ortsrand von Züschen direkt am Waldrand. Wanderungen oder Fahrradtouren können direkt vom Haus Dorothee aus begonnen werden. Uns hat besonders gefallen, dass man mit der Kurkarte in der gesamten Umgebung kostenlos Busfahren kann!
free time activities: Die Infrastruktur in Winterberg ist klasse. Uns hat besonders der Sportberg Kappe mit Sommerrodelbahn, Panoramabrücke, Klettergarten und Bikepark sehr gefallen.
shopping facilities: In Züschen gibt es ein Lebensmittelgeschäft und 2 Bäcker sowie 2 Metzger. Außerdem noch 2 Banken. Für uns war dies völlig ausreichend. Wer mehr möchte fährt kostenlos nach Winterberg.
