Description

Spiti Theophilos is a natural stone villa completed in May 2018 and is owned by our family.
Nestled in an old olive grove, this house is 100m above sea level, in a quiet hillside location and is therefore almost always surrounded by a breeze that blows the smell of wild growing sage and thyme onto the terraces
Olive trees and a lemon tree, a pomegranate tree, small palms, a cypress, oleanders of various colours, among others, characterise the Mediterranean garden, which is framed by a natural stone wall to the cultivated olive grove (harvest late October to January).
You have an unobstructed, fantastic and breathtaking view of the Gulf of Messenia and can enjoy the most magnificent sunsets from your terraces in the evening.
Behind your house are the Taygetos mountains, rugged and wild with massifs reaching up to 2400m. The mountain tops can still be covered in snow into March, while a magnificent wild world of spring flowers awakens in the coastal area.
Living in your holiday home is on one level, where you will also find the swimming pool. This is for your exclusive use and can be used mostly out of sight
The living area is divided into an open kitchen and a spacious living and dining room, where you will also find a typical open fireplace.
For your well-deserved night's rest, there are three double bedrooms, each with a double bed and French mattress. Sufficient storage space for your personal belongings is provided in all rooms by built-in cupboards.
One bedroom has an ensuite bathroom with shower, bath and toilet and is situated so that you have an unrestricted view of the sea from your bed.
The adjacent bedroom is also situated with a view of the sea from your bed. Opposite is a 2nd shower room with toilet.
The 3rd bedroom is on the pool side and has a 3rd small bathroom with WC and shower.
A heat pump provides a pleasant temperature, which acts as an air conditioner, giving the house its own pleasant temperature as desired and individually to each bedroom. In autumn and winter, of course, it can also heat the house.
All three bedrooms, as well as the living room and the kitchen, have doors to the spacious outdoor terraces. Windows and doors have mosquito screens and external shutters to protect you from the sun and your privacy.
From the kitchen you come directly to the loggia, whose three round arches shape the character of the house. This is the ideal breakfast spot in the morning, because it is still shady and cool. Here is a round solid oak table with rattan armchairs and an unobstructed sea view of the small traditional fishing boats that have sailed out early to provide fresh fish in the evening in the tavernas or for you to buy at the small fish market in the harbour of Agios Nikolaos.
The lower part of the house has a spacious but not very high garage, which you can of course use. You are responsible for a sufficient and safe entrance. A lower room is used for private storage, otherwise there is a pool equipment room. The pool is cleaned weekly so far on Fridays in high season and fortnightly in low season. You do not need to be on site, efforts are made to disturb your privacy as little as possible. After cleaning, the pool may not be used for one hour.
There is an external staircase to the roof terrace. From up here you have the best view over Pigi, Agios Dimitri, Agios Nikolaos to Stoupa and across the bay to Koroni on the first finger of the Peloponnese. The sunsets are indescribably beautiful from up here and with the lights off, the starry sky is even more magnificent to behold.
The kitchen is functional, designed and equipped to cater for families. The living and dining rooms are tastefully decorated, bright, friendly and warm for a pleasant holiday.

Location and surroundings of object

Spiti Theophilos is located in Rigklia, within walking distance of the small fishing village of Agios Nikolaos in the Peloponnese, the southern peninsula of Greece. The Peloponnese is not only home to a variety of ancient sites such as (Olympia, Epidaurus , Sparta Mycenae and Corinth) for which Greece is famous, but also beaches, islands, tavernas and a friendly original hospitality that the people have retained despite a very chequered history.
The Corinth Canal separates the mainland from the Peloponnese, which is about the size of Hesse and home to about 1 million people. The Peloponnese consists of seven regional districts. Agios Nikolaos is on the western side of the middle finger in Messenia. The capital is Kalamata, which has an airport with direct flights from Hamburg, Düsseldorf, Frankfurt, Munich, Vienna, Amsterdam, Zurich and London during the holiday season. A car ferry takes you to Patras, the largest city in the Peloponnese. The ferry port connects Greece with Italy, among other places. Of course, you can also travel via Athens. From the airport in Kalamata, it is an hour's drive to Agios Nikolaos or the holiday home.
The villages of Kadamyli, Stoupa, Agios Nikolaos and Agios Dimitrios are situated on a coastal strip with fertile vegetation, in the lap of the barren Taygetos Mountains rising in the east. On the extension of this middle finger lies the southernmost point of Greece, Cape Tenaro. The cape is even further south than Tunis in North Africa.
Thanks to this geographical position, the region enjoys a special microclimate. There are only three seasons here, the rainy season (with mild winters), the enchanting spring and the summer, which is less hot than inland (which is why the area is also appreciated by locals, especially in summer). The Peloponnese is therefore particularly suitable for holidays from May to October.
But there are also more and more Europeans who spend the winter here because of the mild temperatures.

Gorgeous

The house is absolutely beautiful, very tastefully furnished and superbly equipped, but most of the time we used the cozy terraces and the beautiful pool. You can really relax fantastically here. The location is very quiet, rustic, and idyllic. If you ever want to leave the spacious property for excursions, shopping, or visits to the nice towns, a rental car is recommended. The Mani region is still so untouched and typical of the land, simply delightful.
