The holiday home is beautifully situated and accessible by car via a gravel path. The owner is very friendly and easily accessible. The view from the garden over the valley in the direction of Magione is beautiful. The authentic house is extra attractive due to the decorated window shutters and paintings. All windows are fitted with mosquito nets. The bathroom is spacious and has a bath where you can shower. The bedrooms are spacious and the beds are good and clean. Also the rest of the house, such as the kitchen is clean. When you walk through the kitchen the floor shakes slightly. Outside there are garden chairs and a table. The garden has a few leveled areas and is mainly sloping. The property is located on the 1st floor of the house, therefore there are no doors to the garden. With two seats you can sit under the canopy at the front door. Unfortunately, the garden is not in the sun until late in the evening. The property is in a quiet location and surrounded by fields with olive trees. It is not completely silent, you can hear the road in the distance in the distance. The paths around the house are occasionally used by hunters with dogs and recreationists, but mostly it was quiet. When you walk up the hill there is a fantastic view over Lake Trasimeno. In short, an attractive home, not luxurious, but clean and all the basics are present. Rural location with beautiful views and ideal for exploring northern Umbria and south, east Tuscany.

We have had a wonderful holiday. The house, the view and the paintings on the wall were breathtaking. Andrea, the landlord was extremely helpful and friendly. The area was beautiful. Lago Trasimeno was around the corner. Every evening a calling owl, green woodpecker and even a deer seen at the house.

The house itself was a gem. The kitchen was not only well equipped, but had a rustic charm that perfectly matched the atmosphere of the place. We enjoyed preparing delicious meals with fresh ingredients.
The living area was a cozy and comfortable space where we often gathered in the evenings. The decor was tasteful and added to the warm and inviting atmosphere of the house. It really felt like a home away from home.
Although the road (Via della Badiola) to the house was unpaved, it was easy to drive on. Adding a touch of adventure to the journey made it all the more exciting, and the reward upon arrival was well worth every bump and turn.
Mr. Morreti, the host, was extremely nice and helpful throughout our stay. He answered all our questions and responded appropriately to our requests. His hospitality added to the overall positive experience.
We can highly recommend this holiday home to anyone looking for a peaceful, authentic and beautiful place to stay among the olive groves.

Umbria is a dream - and so is this quarter! It is an olive farmhouse in a picturesque secluded location, very tastefully and stylishly furnished, spacious, with impressive pictures on the ancient walls - just great. You think you're going back in time. This house definitely belongs here, it's not a glossy UFO that landed here (some quarters give that impression). If you're looking for luxury, this isn't the place for you, if you want to get closer to the land of Umbria, yes... We definitely felt at home right from the start. There is no Wi-Fi, no TV, no dishwasher, no air conditioning, no large oven (only a combination microwave with grill/oven function), the bare minimum of crockery (here we missed the small flat plates for breakfast, there were only large), no washing machine - this is important to know. It's also a small journey back to the roots, which tends to support the recovery effect. Nights were initially hot and sweltering (until we acclimated) as there was only one fan - so if you plan to use multiple bedrooms it might make sense to bring an extra one. The landlord Andrea Moretti (himself an olive farmer, but does NOT live on the property, you are alone here) is friendly and pleasant, communication is in English. It is advisable to call him before you arrive - he will tell you where the key is and then give you a detailed description of how to get there, because this can be done via two paths or slopes: navigation systems (including Google Maps) usually show the way. We mounted the VIA MONTE PETRETO, which is steep and in bad condition, fully loaded with four people and luggage, so you need a lot of ground clearance and maybe all-wheel drive in rainy times. A better way is via the VIA DELLA BADIOLA, immediately after leaving the town, take the next right, then always left h

Lovely quiet holiday surrounded by olive trees. Always a shady spot in the garden. Not particularly comfortable, but quaint furnishings. House is pretty good cool. Prima owners.

Nespolo Uno is nicely located, but the climb was more difficult for our car. We very much enjoyed the beautiful surroundings, privacy, views etc. Fine place from here to visit cities such as Perugia, Assisi, Orvieto, Cortona and Montepulciano. In San Feliciano and Monte del Lago are nice places to stay on the lake. The islands are also nice to look natural. The landlord has good tips for eating out.
