The apartment was well-equipped and the beds were comfortable, making for restful nights. We enjoyed the proximity to Todi and other historic cities. The only thing we missed was a wider dining option on-site.

Our stay was very pleasant. The apartment was spacious and the air conditioning worked well during the hot days. It was nice to have access to the wellness area. We couldn't try horseback riding, but it looked fun!

Clean and comfortable apartment with everything we needed for our stay. We appreciated having the option to cook, and the grill was a nice touch. The only downside was the noise from the nearby road, but it didn't overshadow our experience.

This place is really a whole vibe! Super relaxed, with cozy rooms and that cute old farmhouse aesthetic. The wellness center is amazing—2 hours a day in the jacuzzi? Yes, please!

Comfortable stay for tranquility and pretty centrally located for visiting the region Umbrie.Bijzonder nice and helpful owner and familie.Regelmatig we received all kinds of homemade pasta 's, cake and wine. Various herbs and strawberries may be from the garden for their own consumption picked.

A stay at Belvilla by OYO Casa Utimio was a delightful experience! The wellness center was a perfect retreat after a day full of explorations. The atmosphere of the old farm is charming, and I loved waking up to the stunning views of the estate. Highly recommended for families!

The property is surrounded by the greenery of the Umbrian countryside, not far from the medieval town of Todi. The apartment is spacious, nicely decorated and is centrally located to many attractions such as Perugia, Assisi, Orvieto, Montefalco and Spoleto (all about 45 minutes drive). The managers (Frederique and her mother) are very friendly and helpful. Almost every day a homemade, tasty pasta, salad or cake was brought. Delicious! In short, we enjoyed it, it was a wonderful holiday.

We arrived late at the cottage at 23.30. We had indicated in advance around 23.00. It was nice that an exception could be made for this and that the owner wanted to wait for us so late. The accommodation is authentic and atmospheric with two floors. On the ground floor there is one room with living room and kitchen in one. Upstairs are two spacious bedrooms and a large bathroom. It looks clean and tidy. Below it is not very light through the smaller windows, but it is quite pleasant in summer to keep the heat outdoors. As a drawback to the house, I can call two things, the hard beds (though that was very fast) and the shower was moderate. But definitely worth a visit. The proprietor Frederique and her mother Rita are working hard to make the most of it. From Rita we received delicious food, from pasta, bruschetta, meatloaf to cake every day. That was very thoughtful. The garden is beautiful and very well looked after with a great view of the area. The view is really breathtaking. The pool looked clean and looked after, but as it was unheated, we did not really use it. There is a BBQ available and there is also a play area for children with swings, table football and table tennis. The surroundings are also fantastic, both scenic and beautiful old towns, Todi, Orvieto, Assisi. A great base for seeing things. Rome is less than 2 hours away.
