Our stay in the holiday home was very nice and relaxing. Overall, we had a great time in the house. The landlady is very nice and you could easily reach her by email with questions. What we missed in the house were explanations about various things, such as the fireplaces, the underfloor heating, or the sauna. Furthermore, especially the kitchen was quite dirty when we arrived. However, it must be said that it is very well equipped. Furthermore, the mattresses are somewhat getting used to. Still, we were satisfied in the house.

The key was left in a box at the house, so we could go directly into the house. The pool was heated and is wonderful. The rooms are better than expected, with large closets and good beds. Keys to the closets and rooms are missing, but it works without them. Since we are hosting with 9 people, four bathrooms are great. The kitchen is a dream. Cooking is a lot of fun on the large gas stove, which can fit four pans. Everything has its place in the large refrigerator. Dishes and cutlery are abundantly available. I emailed the landlord my questions and shortly after received a response. We are very satisfied.

What mainly happened to me on arrival was that we received the owner's notice that we could have used the house earlier. A very quiet area, close to the city center. The house itself is absolutely fine with a beautifully appointed kitchen. Swimming pool is definitely an added value! We'll be back! !

The vacation started already depressed. We arrived about 3 minutes after the scheduled check-in time, and could not enter the house. The cleaning service was in fact still working. We were told that we could come back again in half an hour. This can not in our view. The arrival was super. We had received the code for the key safe in advance. could arrive from 16h (earlier was not possible because the external cleaning team was still busy) but after telephone contact we were allowed to put our convenience inside and already place food in the refrigerator. The cottage was also very modern and beautiful. The pool was right next to the dining room / kitchen and was separated by a glass wall with sliding window. Which was really good for us because that way we could keep an eye on the children without being in the swimming area ourselves. So we were not bothered by the chatter and splashing from the pool;) Rooms were good too, only some rooms were difficult to darken making it difficult for the children to sleep. It was really a great stay UNTIL the last day, at the recording of the meter readings! It turned out that we had used 40 m³ of water (we had also included initial readings, so it was right) But this is HIGHLY MUCH! This is a house with absolutely a lot of potential, but its 5-star status at the time we stayed there could not live up to it at all. There were many imperfections that did not at all go with the luxury status that the building received. In several places it was downright dirty to dirty. Things did not function or imperfect. Etc. We had a very nice holiday in this house in Koksijde with the sea at walking distance (even for children). The pool offers a huge surplus of the house. The only downside was that the kitchen and the utensils were not clean on arrival, therefore we had the first night some cleaning.

the villa is lovely, very spacious and well planned. The kitchen is an excellent size and very well equipped. It is such a shame that some of the utensils were broken the cooker hob was dirty and the kitchen filled with smoke the first time we used it, the washing machine had black mildew growing in the soap compartment. Much to our dismay for the first 40 hours of our stay none of the toilets would flush. 5 adults and 3 children in a villa without sanitation. We were on the point of making arrangements to move elsewhere when a man came and repaired the pump. The villa has a good sized indoor swimming pool, we paid €100 to have it heated, the heating system did not work, the pool remained at 24 centigrade throughout our stay. Also the filter was clearly not working properly the pool had a growth of algae on it, the water quality was not fit for purpose. The swimming pool also had many other facilities, wave action and a cover etc, unfortunately they were broken too. On a positive note the beds were very comfortable, the showers perfection. The villa is very well furnished, with good quality furniture. There is a vast array of cooking pans, crockery, glassware and cutlery. The outside area is also well provided with garden furniture and a gas fired BBQ. Shame that the grassed area was well overgrown. The villa is well located is a quiet residential area, just a short walk from a beautiful beach. The villa and its location are ideal for a fantastic family holiday. However because of poor maintenance of the facilities this was not possible.

The vacation started already depressed. We arrived about 3 minutes after the scheduled check-in time, and could not enter the house. The cleaning service was in fact still working. We were told that we could come back again in half an hour. This can not in our view. What mainly happened to me on arrival was that we received the owner's notice that we could have used the house earlier. A very quiet area, close to the city center. The house itself is absolutely fine with a beautifully appointed kitchen. Swimming pool is definitely an added value! We'll be back! !

Nice welcome, nice spacious home with a kitchen on larger groups. The pool was a huge success with the children and grandchildren. And with the grandparents! Very quiet and yet everything close by. A real recommend!

It was very nice that we could have started in the holiday home before, the villa was super beautifully situated. all within walking distance. The weather was good, it could not be better. the pool was nice to cool down. in short we had a wonderful weekend with our kids and grandson !!

Key was present at accommodation, this works well. Accommodation was fine. Nice swimming pool, heated water by convention.We had very bad weather, but there was plenty in the house for us not to be bored! Arrival was good, because key in a box with code is we could immediately enter the house. We did not have personal contact with the administrator. By e-mail we reported a number of defects, mainly broken lamps and also a television in our bedroom. They did not repair that because they had just checked everything. I do regret it, because last year we were in your villa in De Koog on Texel and the manager came to fix everything right away or tell how it works. Although the house was well cleaned it was a bit cluttered on certain points, a lack of personal attention I think.Verder we were quite shocked by the additional costs for water and electricity etc .. That was almost € 280.00. Although we were familiar with the tariffs (water is extra burdened with sewerage and wastewater treatment) we came up with twice as much as what we counted on, while we already paid € 100.00 extra for preheating the pool. the villa is lovely, very spacious and well planned. The kitchen is an excellent size and very well equipped. It is such a shame that some of the utensils were broken the cooker hob was dirty and the kitchen filled with smoke the first time we used it, the washing machine had black mildew growing in the soap compartment. Much to our dismay for the first 40 hours of our stay none of the toilets would flush. 5 adults and 3 children in a villa without sanitation. We were on the point of making arrangements to move elsewhere when a man came and repaired the pump. The villa has a good sized indoor swimming pool, we paid €100 to have it heated, the heating system did not work, the pool remained at 24 centigrade throughout our stay. Also the filter was clearly not working properly the pool had a growth of algae on it, the water quality was not fit for purpose. The swimming pool also had many other facilities, wave action and a cover etc, unfortunately they were broken too. On a positive note the beds were very comfortable, the showers perfection. The villa is very well furnished, with good quality furniture. There is a vast array of cooking pans, crockery, glassware and cutlery. The outside area is also well provided with garden furniture and a gas fired BBQ. Shame that the grassed area was well overgrown. The villa is well located is a quiet residential area, just a short walk from a beautiful beach. The villa and its location are ideal for a fantastic family holiday. However because of poor maintenance of the facilities this was not possible.

We had a very nice holiday in this house in Koksijde with the sea at walking distance (even for children). The pool offers a huge surplus of the house. The only downside was that the kitchen and the utensils were not clean on arrival, therefore we had the first night some cleaning.

This is a house with absolutely a lot of potential, but its 5-star status at the time we stayed there could not live up to it at all. There were many imperfections that did not at all go with the luxury status that the building received. In several places it was downright dirty to dirty. Things did not function or imperfect. Etc. Very easy communication with the owner, magnificent villa and very well arranged. Very nice space for so many people. Everyone finds his comfort. Kitchen equipment in sufficient quantity. Very convenient. It was cold the week we were there, but the villa is very well heated. Namely the room on the ground floor (4 beds) directly overlooks the pool and has no window (if it is a roof window in the adjacent bathroom).

Upon arrival we found one of the managers who was still doing the cleaning. We were there for the time but it was no problem that we had already brought our things inside. The manager told us that there had been a problem with the dishwasher. There was a technician after checking the dishwasher. Apparently it had already been there the day before. The arrival was super. We had received the code for the key safe in advance. could arrive from 16h (earlier was not possible because the external cleaning team was still busy) but after telephone contact we were allowed to put our convenience inside and already place food in the refrigerator. The cottage was also very modern and beautiful. The pool was right next to the dining room / kitchen and was separated by a glass wall with sliding window. Which was really good for us because that way we could keep an eye on the children without being in the swimming area ourselves. So we were not bothered by the chatter and splashing from the pool;) Rooms were good too, only some rooms were difficult to darken making it difficult for the children to sleep. It was really a great stay UNTIL the last day, at the recording of the meter readings! It turned out that we had used 40 m³ of water (we had also included initial readings, so it was right) But this is HIGHLY MUCH! Certainly if the price of the water is also € 7.5 / m³ (in our opinion, a huge profit margin is taken on it :() We had not consumed abnormally much water (normal shower frequency, normal amount of dishes, ... for 12pers). ) The owners also liked this very much, since only an average of +/- 4 m³ is used, they promised to investigate this and offer us a solution ... After 2 weeks still not heard anything, also no deposit refunded? So contacted themselves again, they had the pool installer come in and it turned out that the jets in the pool work on fresh city water, so when they are on, fresh water enters the pool and surplus water just runs to the sewer this does count!) indeed, the jets have been on for quite some time but we saw no real problem with this because the description and contract ONLY state that the jets use a fair amount of electricity, but water is NOT used all right

Super House with for example the whole family to stay. We stayed there in honor of our ancestors who were married 40j. Beautiful, clean, well equiped villa. We enjoyed the swimming pool and the sauna. Location peaceful and within easy walking distance for trips out on the tram. Walking distance to the clean beach and places to eat.
