A house built in the Allgäu style, located in a quiet area of Akams near Immenstadt, features a large fenced garden and a magnificent panoramic view of the Oberstdorf mountains and the Iller valley to Burgberg and Sonthofen, offering you a relaxing holiday with a wellness touch.
The 4 cozy holiday apartments, partly furnished in Allgäu style and partly bright and modern with terrace and garden, guarantee pure comfort. The 1036 sqm garden with flowers and roses will make your vacation seem like paradise. Two holiday apartments are suitable for 2-4 people and have a bedroom with a double bed, a living room with a pull-out couch, and a separate kitchen with a cozy dining area. From your living room, you have access to the terrace and the magnificent. The kitchen is equipped with a ceramic hob, oven, dishwasher, kettle, coffee machine, toaster, refrigerator.
Two holiday apartments with 1.5 rooms are suitable for 2-4 people. These vacation apartments are bright and newly furnished, featuring a cozy dining area, a new bathroom, and a kitchen. They come with a large balcony. The kitchen includes a 2-burner stove, water kettle, coffee maker, toaster, refrigerator.
All apartments are equipped with flat-screen TVs with Smart TV, satellite TV, and Wi-Fi.
The large garden with a pool, garden furniture, grill, and sun loungers is available for use. Wellness includes a gym in the conservatory and a Finnish sauna with scents for infusions.

The Alpsee mountain world, with the longest toboggan run in Germany, is about 6 km away. The attractive holiday resort of Immenstadt, with many cultural facilities and shopping opportunities, is 6 km away. The large and small Alpsee with recreational facilities, heated outdoor pools, a water skiing facility, and the Hauser beach pool is also just 4 km away. Tours with mountain bikes are possible directly from the house, or rides with motorcycles on less frequented roads.

The Diepolz cross-country skiing paradise with 80 km of groomed cross-country and skating trails is just a stone's throw away, lined with winter hiking trails - there is a separate map for this - are in close proximity. The nearest alpine ski and snowboard slopes are at Mittag and Alpsee Skizirkus (about 4 km), also the larger ski areas like Ofterschwang, Nebelhorn, Fellhorn, Kleinwalsertal are easily accessible. Snowshoeing is offered in Immenstadt, ice skating, figure skating, and Bavarian curling are possible on the Great Alpsee. Or how about a toboggan ride from 1400 m height down into the valley? The entire holiday resort Akams is located at 853 m with great views of the Oberstdorf mountains, the Mittag, the Grünten, and you will find a quaint inn with Allgäu delicacies and a small village shop in the wide area. For children, there is a large playground nearby, along with a farm that has horses, cows, donkeys, goats, and cats.
Many hiking trails lead directly from the house into the surrounding area—to the Bergstätt area, the large Alpsee, and many mountain pastures. The summit of our local mountain, "Hochholder", can be reached in about 20 minutes and offers a magnificent view. Around Akams, there are several places with very good eateries—all just a short hike or a brief car ride away. The attractive holiday destination Immenstadt, with numerous cultural facilities and shopping opportunities, is 6 km away.

Warm atmosphere, fantastic hosts, surroundings with great views, rooms with excellent amenities.
Our stay was very, very good, 5 stars plus. Very family-oriented, the hosts were absolutely helpful, always there, totally sweet and friendly. Warm and attentive. Personally present upon arrival and departure. It was hard to leave for home.
The apartments were very cozy, clean, top furnished, great view of the mountains. Everything is available for dogs, cats are also allowed. Simply a place to feel good, relax. A perfect vacation. Parking in front of the house, direct entrance, beautiful garden. Dining options nearby, bread delivery could hang everything securely at the door. Everything taken care of. Absolutely recommendable, the area is quiet. You can walk wonderfully, everything is easily accessible by car. We will definitely come back.

We - the Kuschel family - have taken the Allgäu to our hearts and would like to offer you cosy accommodation, relaxation for the soul and good air with plenty of exercise for your body. Just feel comfortable and relax during your holidays. All flats have been newly renovated and equipped with new bathrooms, mattresses and slatted frames. We love dogs and for this reason dogs are very welcome and stay for free. The Allgäu is also very dog-friendly and we have many tips for you and your four-legged friends.
