The holiday home Villa Alessia is located in the small, very characteristic, still untouched village of Marniga in the increasingly popular municipality of Brenzone on the northeastern shore of Lake Garda.

Not far from the popular, but in summer also very crowded, towns of Malcesine (approx. 10 km to the north) and Torri del Benaco (approx. 12 km to the south), especially nature lovers, families seeking relaxation, and enthusiasts of Italian culture and lifestyle who are looking for accommodation away from mass tourism and the hustle and bustle, will be delighted by this place. On a quiet side street, located above the lakeside road, the holiday home offers you accommodation in a central yet peaceful location, where you can at the same time enjoy a fantastic, unobstructed view of Lake Garda, which is only a few meters away.

The municipality of Brenzone impresses with 16 small, charming villages, which together have a total population of about 2,520 people. One place surpasses the next with incomparable charm and original Italian flair.

From small lively villages on the shore with picturesque harbors, bars, and restaurants, to historic villages in the hinterland, and on to alpine huts and quiet mountain villages at 1500 m to 2000 m altitude, the municipality of Brenzone offers more than variety for a nature-loving, relaxed, and at the same time adventurous holiday. **** STRAND & PROMENADE ***

The beach and the promenade are just 400m away. Along the promenade there are several small beach sections with the coarse pebbles typical of Lake Garda and the crystal-clear, turquoise water of the lake with excellent water quality.

*** RESTAURANTS & TOWN CENTER ***

The nearest restaurant, also very popular with locals, can be found just about 250m away. The Ristorante & Pizzeria Belvedere is known not only for its excellent simple but high-quality cuisine, but also for its good service and above all for its very good value for money.

In the neighboring town of Magugnano (approx. 1 km—reachable via the promenade), there are more good, recommendable restaurants. Along the beautiful lakeside promenade, in addition to the picturesque harbor, you will also find bars and a very good ice cream parlor. But also to the south, in the probably best-known and most romantic place in the municipality of Brenzone, the dreamy Castelletto, which can also be reached by a pleasant walk along the promenade in less than 2 km, there is a wide selection of places to stop for a meal. Whether at the picturesque harbor or in the characteristic old town in cozy spots, everyone can find their favorite restaurant here. Along the lakeside promenade in the municipality of Brenzone, there are many cozy bars right by the lake where you can relax and enjoy the sunset with a good, excellent glass of local wine or a sparkling aperitif at still affordable prices.

*** SHOPPING ***

The small villages of the municipality of Brenzone do offer, in addition to several supermarkets with fresh bread rolls daily (a large DESPAR supermarket is located about (850m distance) only a few shops with beach items, but there are still many traditional grocery stores here. In addition to a traditional fish shop and a butcher, there is also a classic "Pasticceria" with Italian pastries and a bottega, where, besides local olive oil, you can also taste and buy other typical products from the region. For extensive shopping in small boutiques, the larger towns such as Malcesine or Torri del Benaco are ideal.

*** BUS & BOAT ***

If you prefer to leave your own car in the garage, you can easily explore the nearby and surrounding area by public bus. The nearest bus stop is just 350m away, directly on the lakeside road.
The towns on the opposite shore are best and most conveniently reached by boat. The next ship landing stage can be found again in Magugnano since 2026, otherwise in Castelletto or in Assenza. Organized tours with stops at the southern lake are offered from Malcesine.

Culturally, too, Lake Garda and its surroundings have an endless amount to offer. Whether in the picturesque towns on the lake or in the large cities in the surrounding area—there is a wide range on offer for culture fans. In only 10 km north you will find Malcesine, probably one of the most famous places on the northern side of Lake Garda. In addition to its romantic old town with many small streets and romantic squares, Malcesine is very well known for its landmark, the Skaligerburg. No less famous is the state-of-the-art cable car, which will take you to Monte Baldo within 10 minutes with the latest technology up to an altitude of 1760m (Tratto Spino).
Malcesine can be reached via the lake promenade.

Marniga is the ideal starting point for hiking in the enchanting hinterland.

In the municipality of Brenzone the first Nordic Walking Park of Lake Garda was recently opened.
On site, you are welcome to submit your material.

Whether you are looking for cozy cycling tours along the lakeside promenade or adventurous mountain bike tours to the untouched hinterland, unforgettable impressions and great views are guaranteed.

About us, your landlord, you can rent comfortable city bikes from EUR per person per day, in order to discover the dreamlike environment at the same time in a comfortable and sporty way. The bikes are taken directly to the accommodation.

*** WATER SPORTS & FISHING ***

It is not for nothing that the town sign of the municipality of Brenzone with the inscription "Paradiso della vela e del kite / sailing and kitesurfing parades" is advertised for no reason.
In the immediate vicinity of your holiday home are several water sports schools.
Because of the immediate proximity (about 400m) we can recommend you as an excellent starting point the surfing and sailing school GARDASURF.

If you want to try your hand at sailing, surfing, kite surfing, or simply enjoy the stunning nature around you, the Gardasurf team is the right place for you. In addition to a long-standing tradition and a wide range of water sports facilities in just one hand, the Gardasurf team as VDWS and VDS member also offers the necessary quality.
From beginners, advanced to professional - everyone is welcome here. For the first attempts on the board or boat are also offered taster courses.

If you want to do a little leisure activity near the water, you can relax while fishing on the shores of Lake Garda. For this, a fishing permit is required for holidaymakers, which can be obtained at the municipal administration or in the post office.

A beautiful short vacation

A wonderful piece of land. The accommodation was cozy, clean, and in a beautiful location. Short walk to the beach and to the village. Shopping options not far away. Our landlords were very nice. We would love to come back.

Dream vacation in Villa Alessia on Lake Garda

Our stay at Villa Alessia was simply unforgettable! We were especially thrilled by the breathtaking view that greeted us daily from the spacious terrace – a perfect place to end the day with a glass of wine.

The entire accommodation was impeccably clean and very well-maintained – you can immediately tell how much value is placed on order and well-being here. We felt completely at ease from the very first moment. A big shout-out also goes to the hostess, who made our stay even more enjoyable with her warm and helpful nature. She was always there for us with tips and recommendations and was simply incredibly friendly and accommodating.

We will definitely come back – Villa Alessia is a real insider tip at Lake Garda!

Fabulous holidays

A wonderful terrace full of flowers, where you can relax and have breakfast. Fully equipped kitchen. Air conditioning and external shutters helped survive the hot days. Open, spacious garage.

Very open and polite hostess, who showed us a whole range of attractions and provided bike rentals at the door and at a good price.

Location close to the excellent Belweder restaurant, the beach (10 minutes on foot), and the main street (paradoxically far enough away that it was quiet at night). On the downside: uncomfortable bed and lack of cabinets in the bathroom.

From this year on (season 2026) we replaced the sofa bed: Now you will find a bed with a really good mattress in the studio.

Great & Spotless Studio with Amazing Views of the Lake

We had a great time at Villa Alessia in April. We booked the studio which is perfect for couples. It has everything you need for a long stay, including an amazing terrace which is great to have dine and enjoy the sun.
I think this is the cleanest place we have ever stayed, everything was spotless. Our host Andrea was lovely, she was really friendly and helpful and she made our stay really enjoyable.
The location is great, looking at the lake but not right next to the main road so it's more peacuful, but you are still just 5 mins from the lake and 15 mins walk from the closest town.
There are plenty of options for activities, like hiking, sailing, kayaking, eating out, cycling, etc. If you are running out of things to do, Andrea will make sure to give you some recommendations!

Hihgly recommended!

Beautiful vacation at Lake Garda

I spent a nice vacation in the Studio Alessia. It is very well and modernly furnished. The studio is located on a quiet side street. Starting the day with breakfast on the terrace overlooking Lake Garda was fantastic. The location is perfect as it is only a few minutes to the beach. On foot, you can quickly reach the town and very good restaurants. The landlady Andrea Sackmann is very friendly and helpful. She gave me a lot of tips that helped me have a nice vacation. Her friendly manner makes you feel very comfortable. I can recommend it 100 percent. I would love to come back.

Wonderful days at Villa Alessia

We spent a few really nice days at Villa Alessia. The accommodation is beautifully located and you have a really great view of the lake, which can be reached on foot in a few minutes. Everything is within easy reach, whether on foot, by car or by bus (which runs very regularly and is a real recommendation). The large garage is a very good place to store your car. The air conditioning was a real asset on the particularly hot days. Andrea gave us a super warm welcome and lots of tips. We didn't want for anything. Many thanks for everything dear Andrea!

We spent beautiful days at Villa Alessia! Dimas Studio is very well equipped and nicely decorated for 2 people. The terrace with the dreamy lake view and comfortable loungers is hard to leave! With Andrea, we had a very friendly and helpful host. Everything was so pleasant and uncomplicated with her! It was also comfortable with air conditioning on the really hot days. Perfect living happiness at Lake Garda

Top modern and high-quality furnished studio, fantastic terrace with lake and mountain views that you never want to leave. The car is also superbly accommodated. Just a few minutes' walk to the beautiful and well-kept beach. And Mrs. Sackmann takes care of everything, you feel like among friends. The location itself is also brilliant. Quiet yet everything is easily accessible in a short time, such as shopping or hiking. We will definitely come back! 5 stars for all points. Rarely have we felt so comfortable.

tolle Lage

We have already vacationed twice, once in Villa Bruna and the second time in Villa Alessia (Studio). Next year, we will spend our holiday in Villa Alessia apartment (North) as well, and why? Because the landlady Andrea and the whole family are very nice. Andrea always asks if everything is okay. This means that if you have a request or need to complain about something, you can discuss it with the landlady right away. Andrea tries to accommodate all requests as much as possible. The apartments and the complex are very clean, all kitchen utensils are available. The house is located about a 5-minute walk from the beach, we are already looking forward to next year.

...you might block our next travel date :)
Seriously, the house is a clear recommendation. The pictures match reality, everything is exactly as shown on site. We rented the studio and were thrilled from the first moment. Everything, from the coffee machine to the large fridge, was new or in like-new condition and very well maintained. The terrace alone is a dream, I still dream about it ;) You have a beautiful view over the lake, and at night the stars twinkle and the lights of the towns from the other side of the lake shine over. . . wonderful!
Plenty of space for the car, and very important for people who have their bikes with them - our mountain bikes were securely stored.
Finally, many thanks to Mrs. Sackmann and her family. You have a very beautiful house, and you do a great job. We really enjoyed our time with you.

Highly recommended without reservation!

We were able to spend our 14-day vacation at Lake Garda as guests of Villa Alessia.

The building is located on a very quiet small street above the lakeside road of Lake Garda. It is only a few minutes' walk from here to the lakeside promenade, the small village of Marniga, or the port of Magugnano.

Above the village, you can reach the small mountain village of Campo through wonderfully peaceful olive groves. The studio we stayed in is very modern and tastefully furnished, very clean and well-maintained, and offers ample space for 2 people. The equipment is functional and leaves nothing to be desired. From the large terrace, you have a great view of Lake Garda. We really enjoyed having breakfast, sunbathing, or having a glass of wine in the evening there. We will always remember the kind and helpful nature of our landlady Andrea Sackmann, who is always eager to fulfill the wishes of her guests and provided many valuable tips for planning our holiday. Whether it be restaurant or excursion recommendations, arranging bicycles, schedule information, etc., Mrs. Sackmann is always there for her guests immediately. And all in such a friendly and unobtrusive manner. We can wholeheartedly recommend the accommodation, even though we would prefer to keep it as a hidden gem for ourselves.

We spent a wonderful holiday week in Villa Allesia Studio for 2 people. The studio is very clean, modern, and functional with a large terrace and a dream view of Lake Garda. We got to know Mrs. Sackmann as a very helpful and kind landlady. Nothing was missing. If so, she immediately provided a remedy and also gave us many tips and information on-site, which was very helpful. We can highly recommend this apartment and will definitely come back. Superb, modern holiday flat

We spent a week in the beautiful studio. The furnishings are tasteful, very good and everything you need is there. Everything was spotlessly clean. No food left over from previous guests, such as sugar or salt or similar in the cupboards, which I personally find extremely commendable. There is a large fridge with a freezer compartment! Not to forget the magnificent lake view! It was very quiet at night. The car is shaded in the large open garage, where you can also park bicycles if necessary. These can also be rented cheaply and at short notice through Mrs Sackmann. It takes only a few minutes to get to the lake (5 min) and to the supermarket/bakery (10 min) to get bread. There is a good restaurant three minutes away where you can eat delicious pizza, homemade pasta, fish or other specialities at a moderate price. Mrs Sackmann takes care of her guests in a friendly and caring way, gives a lot of information on arrival, as well as one or two tips, and is always easy to reach. Everything went like clockwork. We will certainly not have been to this idyllic place and Villa Alessia for the last time.

Traumurlaub

The search for a holiday apartment at Lake Garda was a complete success with Villa Alessia (studio for 2 people): check-in and check-out possible even during the week, cleanliness, tranquility, etc. - all top-notch and even if technical devices break down, help is quickly available. The website already provides very good insights and through the very friendly landlady Andrea Sackmann, you learn many more details about the country, people, and cultural opportunities. A highly recommended option is a guided bus trip to Venice. Thank you for this dream vacation, with a picturesque view of Lake Garda and its surroundings. Goodbye :-) ! ! ! Everything is fine!

The studio is modern and comfortably furnished, with everything you need in excellent condition. The location is great for relaxation, with a superb view from the terrace of the lake, which is quickly accessible on foot. We immediately felt at home. Especially the very friendly and competent landlady, who provided us with information and tips for our stay, contributed a lot to our desire to come back again.

Villa Alessia Studio

We spent 10 great days at Villa Alessia. The studio met all our expectations. We would like to especially thank Mrs. Sackmann for the excellent care and the many great tips. Everything was perfect all around, even the weather played along every day. We can only recommend Villa Alessia and hope that we can book the studio again ourselves sometime.

We have just had a wonderful vacation. The great weather wasn't the only reason – we also enjoyed the cozy and well-equipped apartment that we called home for 10 days, and especially the excellent service. It is worth mentioning the exceptional kindness and helpfulness of Mrs. Sackmann. Every request was immediately taken care of. The evenings on the large terrace with a view of the other shore lit up with many lights will stay in our memories forever. We can only highly recommend this accommodation.

Stay and rating Studio 2, Villa Alessia

We really enjoyed our stay and the care provided by Mrs. Sackmann. The apartment met all our expectations and we will definitely come back. Our priorities were relaxation, peace, pleasant climate, and good gastronomy. Everything was perfect!
Small improvement suggestions for the amenities: seat covers for the outdoor chairs, egg cups, and knives (for spreads).
It is part of our expectations that the ap. to return it in the condition you found it. But it's nice that you mentioned it.

Gardasee

A very beautiful apartment with a lovely view. Lake Garda is only 350m away and can be reached on foot. There is also a private garage for the car.
Andrea (landlady) is super nice, and you can message or call her anytime if there is an issue.
I would book the apartment again anytime.
