Description
The historic country house is situated in a completely secluded location at an altitude of 300 meters between Lucca and Pisa and offers a breathtaking panoramic view of the medieval town of Buti, surrounded by green olive terraces and lush forests.
Especially attractive is the proximity to the child-friendly white beaches of Versilia and to the beautiful seaside resorts of Viareggio or Tirrenia. A visit to Torre Del Lago Puccini is also highly recommended, a "must" for all opera enthusiasts. Nature lovers and bird watchers will get their money's worth in the nearby Migliarino San Rossore Nature Park.

Interior:
The medieval estate from the 18th century has been lovingly restored in the traditional Tuscan style and is tastefully furnished with antique furniture.
This has preserved the atmosphere of times past, while at the same time offering all modern comforts. The charming three-story farmhouse is the ideal place for anyone who wants to spend a relaxing, peaceful holiday. It offers 490 m² of space for 16 people with 7 bedrooms and 5 bathrooms. (In the low season - before 17-05-2026 and after 27-09-2026 - 450 m² for max. 14 people with 6 bedrooms and 4 bathrooms, as one area has no heating)
On the ground floor there is the well-equipped kitchen with the cozy living/dining area with a built-in fireplace and the spacious living room. From here you have access to the large terrace, which is covered by a shady pergola. Guests are offered a fantastic panoramic view of the surrounding Tuscan landscape. There is also a guest toilet on the ground floor.
On the 1st On the first floor there are 3 double rooms, 1 twin room and 2 bathrooms, one with a shower and one with a bathtub. An extra bed can be added in one of the bedrooms.
The second floor consists of 2 bedrooms (a twin room with 2 single beds and a triple room with a double bed and a single bed) and a bathroom with a shower.
There is also a small annex for 2 more people. The small annex for 2 people is about 40m² in size and consists of a double bedroom, a living room, and a bathroom with shower. It is only offered in the high season, as there is no heating.
Outdoor area:
Guests will find plenty of peace and relaxation in the large, well-kept garden (approx. 1000 m²). Here, the private pool (11 x 3.5 m; 1.40 m deep) with its sun loungers and umbrellas invites you to relax. On the front side of the house there is a large shady panoramic terrace with a pergola overgrown with wild vines. Here, guests can sit together comfortably and enjoy meals outdoors, which they have previously prepared on the grill or in the pizza oven.
Access to the property is via a 1 km long gravel road, not suitable for low-slung vehicles.
You book the holiday house, the garden, and the pool entirely for yourself. No other persons live on the property.

Full description of the situation:
The villa is located in the province of Pisa, between Pisa and Lucca, near the small medieval village of Buti. It is only a few kilometers away from the child-friendly white beaches of Versilia. Marina di Pisa and Tirrenia be reached in only 30 km.
Through its strategic location, the property is an ideal starting point for day trips to the famous art cities of Tuscany such as Pisa, Lucca, San Gimignano, Florence, Siena and the Etruscan town of Volterra.
In the coastal town of La Spezia, you drive about 90 minutes to start from here for a tour in the villages of the "Cinque Terre".
But the idyllic landscape of the area is ideal for all kinds of activities such as cycling, hiking and more.
Sports enthusiasts guests will find numerous activities such as tennis, horse riding, golf etc. in the vicinity.
For culture and opera lovers a visit to the Torre del Lago is recommended, here you can walk in the footsteps of Puccini or visit the museum in the Villa Puccini. In summer many opera performances.
Nature lovers will visit the Natural Park Migliarino S. Rossore with a boat trip on the Massaciuccoli Lake, the largest lake in Tuscany, enjoy.
The small, medieval village of Buti with its various shops, restaurants, bars, post office, bank and pharmacy just km away and can easily be reached on foot.

Otherwise, the general cancellation conditions apply: In the event of a cancellation by the customer, the following cancellation fees apply: up to 90 days before the start of the stay: 30% 89 to 45 days before the start of the stay: 45% 44 to 30 days before the start of the stay: 50% 29 to 8 days before the start of the stay: 90% 7 days or less before the start of the stay: 100% Transferring the booking to another person is usually possible at no extra charge.
