We cannot be "cheap" - but rather "good value" - check it . . .
We are not running a "competition", we are trying to offer nice families and small groups an affordable yet full-fledged alternative to the overpriced offers in this area - we are not pursuing any profit with this. Our house is MUCH better equipped than many others – whether it’s location, size, property/garden, kitchen equipment, or free supply of drinks – with us you’re always at an advantage ;-)
For that, you simply have to be “normal”, not vandals, not Mallorca party-goers, just normal!!

If you are looking for a smaller accommodation for 2, even if you want to book something for more people (each. 2), then please contact me via the data provided here, because we can offer a separate smaller house for two.
Around Rome there are offers – from the 34sqm "WohnClos" to the beautiful 200sqm villa – that are close to ours in price(!) or "only 200/300€ more".
Please absolutely(!) pay attention to WHERE these "houses" are located when making your choice!
WE are not 30, not 10, not 5 km away – but just 100m from a free sandy beach! . . . believe me: at 30/35°C every 50m counts!
Rome itself is ~35km from the sea, the mini-tiny houses in the resorts (with many "neighbors") offer a pool instead of the sea (I can have that in Gelsenkirchen too) and the large houses are dropping in price because they are not by the sea but in more distant communities. >> If you don't need "beach & sea" – great! Go for it! - all others are better supplied near the sea (and I mean clearly under 200m)!
A car doesn’t really help, because you get parking problems, plus kilometer-long queues on the way there!
I am happy to advise – regardless of whether you are my guest or staying elsewhere!

Holiday home providers in Italy are facing a problem:
As of 1/1/2025, 21% must be added to all offers, unless you rent for more than 31 days. A rental price is subject to a calculation – you add up all the energy costs (5 people showering 1-2 times a day), which costs not only water, but also the gas for heating and the electricity – after all, you don’t shower in the dark and the pump is running too. You pay tax ("VAT"=22%) on all these energies – then furnishings, renovation costs, appliances, cleaning, garden furniture, plants, kitchen inventory – that runs into the thousands – and again you pay taxes – and last but not least drinks and whatever the host offers for free.
Right at this moment, a "weed picker" is working outside – for 1 week! ! Now pay attention: On all the paid tax, the state adds another 21% tax – and if you use "airbnb", then over 20% more is added – also on the additional state tax and all VAT!!
This means that a rental price that appears quite high has its reasons in all that has been explained!
There is then one group that is not concerned – "the guest pays for everything" – and then the smaller group that tries to protect the guest. I ended all relationships with airbnb, booking.com, and all those commission hunters many years ago – MY guests are not to be ripped off! – but of course, they also have to take the appropriate steps themselves, get information, properly assess the travel prices, the size of the accommodation, the garden, proximity to the sea, connection to Rome, all of that is important and must be considered – just think things through...
The very best is: Look at the offers – and VERY IMPORTANT!!! - Decide very wisely how important the sea and the beach, relaxing and recreation, sightseeing and shopping, and visiting cultural-historical sites are for you.
EVERY half kilometer further from the sea will cost you nerves and time – in summer, you CANNOT just “quickly” drive the trivial 5-25 km, park, and go into the water – let alone walk – impossible!!
You get stuck in traffic jams, have to search endlessly for a parking spot, and the forgotten sunscreen becomes disastrous. With us: 100m in a bikini to the beach, the 10-year-old can walk back to the house alone, beach in the morning, Rome at noon – or the other way around.
We have a lavishly equipped kitchen, right by the garden, or you can use the large, spacious BBQ area in the garden – or make yourself comfortable on the big terrace with a view of the sea and order something from the best pizza/pasta/whatever place (within a 30km radius) 140m around the corner – or go there yourself. Train to Rome (€3.60), to Nettuno (€1.70)
Communication is VERY important to us in order to receive all information and organize better – we EXPECT it from the visitors.

Platforms operate according to rigid schemas, instead of space for descriptions,
often there are just boxes to tick. This leads to misunderstandings.
Our house is initially designed for FIVE people - including in the price.
More people also cost US more, which we of course pass on.
There is ROOM for "up to seven" (kids!) (over 5 people. = Surcharge) -
in the main house - or perhaps additionally the alternative "garden house",
- for adults.
One should definitely specify before the actual booking, WHAT one wants,
WHAT is expected from the trip - this way many things can be organized in advance and
explained much better.
What's the use if I talk about "Castel Gandolfo" - and you're not interested?
What's the use if the sea is "right in front of your nose" - and one is (like me) more "the forest type"!? Or one is more of the "fun Mallorca type" - which does not fit here at all - this can be clarified beforehand!
Is Roman history more interesting - or is the beach the main focus?
Is the primary search for peace and relaxation - or a mix of everything?
Who NEVER needs the sea, has a car with them (park at the train station! and would rather visit Rome, they should look at the really beautiful (and somewhat cheaper) houses in the hinterland - depending on the time, however, there are traffic jams - to the sea or to Rome, even if it's "only" 5 km...
- but it usually is more. Due to the influx / return of "the Romans", long traffic jams form - and there are no parking spaces here... Anzio is the birthplace of Caligula and Nero, who also lived here for a long time in the formerly magnificent castle complex, built directly on the sea over 800m - the remains of the "Villa Imperiale" are 20-30 walking minutes away - in the ruins, one can sunbathe and swim.
Our house is located on a private property, 2.5 km from the city center.
Surrounding it are villas/1-2 family houses with gardens. Directly across is the café-bar "Blue Bar/Marechiaro", where one can also have breakfast or small meals, and which includes a "tabacchi", where you can get everything from cigarettes (WE are a non-smoking house) to bus or train tickets. Train tickets can also be purchased online at "trenitalia.it".
140m around the corner is the most popular pizza/pasta (and more) restaurant with a wood-fired oven. Additional restaurants, shopping opportunities, several ice cream parlors, fruit shops, pharmacy, corner store, bakery, butcher, hairdresser... - and every Wednesday a weekly market at a distance of 400/500 meters.
Three large supermarkets, one of which is part of a large shopping center, are a bit further away - accessible by car, bus, or train (1-2 stops at €1.10/€1.70).
Train and bus travel in Italy is VERY inexpensive and recommended! Of course, our recommendations depend on whether one is a "family with young children" or adults arriving by car - for all inquiries, we need information to advise us.
It would be annoying if communication is lacking and therefore things that are available cannot be used or found - after all, the stay with us should offer as many possibilities as possible.
Thus, communication is "mandatory". The city of Anzio owes its "fame" also to the historical "last line of German defense in World War II" - on YouTube, you can find the feature film with Robert Mitchum about it - just search for ANZIO. (There are also many other films about Anzio)
Anzio itself is quite old, it was once the capital of one of the many splinter states from which Italy later emerged. The main reason that should lead you here, however, is:
The REALLY VERY close beach at just about 100m on the left side - and the nearby train station to Rome at ~300m on the right side! - Staying directly in Rome doesn't save time—in fact, you have to travel 30-35 km to reach the sea, and using public transport within Rome often depends on luck (I’ve taken 1.5 hours from the airport to the train station by bus, where it normally only takes 35-45 minutes), it often takes longer—and everything in and around Rome costs extra. Additionally, in a holiday home, you have your own domain with 3 bedrooms, a living room, a large terrace, and spots in the garden, at the large BBQ area, around the small(!) brick-tiled pool, or one of the many seating areas.
If you are looking for specific things (e.g., a small nature reserve nearby or a trip with a seaplane to the Pontine Islands), you should ask us...
We are happy to advise - but information in advance(!) ) is always a prerequisite for understanding and organizing many things.

Upon termination of less than 30 days before arrival the total amount will be withheld - the deposit, however, refunded. In addition, we are voluntarily committed to look acceptable replacement tenants and refund the full amount of these replacement revenue. Free cancellation possible up to 42 days before the arrival date.
The rental agreement can be canceled up to the 42nd day before arrival without stating reasons - for protection reasons we then retain 50€ to counteract 'fake bookings'. If canceled 41 days before arrival, 30% of the rent is retained, and the rest is fully refunded. If canceled thereafter - up to the 21st day before arrival - 40% of the rent is retained, and the full rest is refunded. If canceled thereafter before arrival, 50% of the rent and the deposit are fully refunded. In case of a 'no-show', only the deposit is fully refunded upon request. Should the payments not be received, we reserve the right to cancel the booking at any time and to claim damages. The intention is to prevent 'others' from blocking our house, as has happened before...

We have an extra toddler/baby bed - and additional other beds
if desired, a car seat, a high chair, some toys, a "play corner" -
and ~5 "mini-tigers" in the garden ( mostly on our side ) .
Whatever grows in the garden is shared - from mint, sage and rosemary to thyme
rosemary, sage, mint, nasturtium, marjoram, lemons, kumquat. - whatever is just there...
It is VERY important to us to communicate with our guests !!!

Where we are not flexible: Smoking in the house - and also other drugs!!! -
Drug consumption is strictly forbidden here.
Smoking in the garden or on the terrace is not a problem, - if it is not one for others.
What would absolutely turn us off:
Arguments and unnecessarily excessive discussions among the guests
- many things can be solved quickly by asking questions / good interaction.
Example: "Restaurant visit" at five o'clock = pointless because closed, etc.
We like to invite guests to one or the other bottle of wine (sparkling wine,... ) ourselves -
However, alcohol in excess(!!) with the corresponding consequences, e.g. "making noise", should be avoided

- all in all: observance of quite normal good customs and traditions.
- Normal children must be able to play(!) - and can also sometimes become louder
- but adult loud "parties" (no matter by whom) - are not welcome here - ( neighbours! )
In a big house (household) something changes now and then
- in our house we almost never "take", but almost always "add"...
So we exchanged a couch for a corner-sleeper-couch-combination...
... replaced the smaller oven with a big one..., the microwave, which is only 4 years old
microwave was exchanged for an inverter model - etc.
You are welcome to ask us for ANYTHING that you consider important.
In a house a battery also fails once in a while, something gets broken ( especially if
(especially if previous guests had children with them), or something is missing
- should be talked about, so that I can quickly find a remedy

A word about WiFi usage:
I make my private(!) "Fast-Net" available - (partly Ethernet) - but NOT for streaming !!!!
(for that there is German SAT-TV, DVD-player and USB-connections)
Mails, news, research, video telephony, etc., all NO problem.
But streaming series/videos is - then my "high-speed network" becomes a "snail-net" ["Schnecken-Netz"]
- and that is not possible at all - I work with it!
[ and a family holiday should not become a "kiddie-TV-marathon"... ]
- blame everything on me !! ;-)

Self-praise.....
This "evaluation" was made by ourselves, - also to prove how easy opinion making is!!!
WE therefore ask our guests not to rate, but to enjoy what is offered.
We have regular guests who return again and again and only a few periods in between are available, there "ratings" would only lead to far too much demand and disappointment - we are private hosts and not a "temple of accommodation".
In this respect, WE ARE always responsible for everything and not "house spirits" and do it AS we would expect. I am accused of "nitpicking" in this respect ;-). I see my performance as "normal" ...
In this sense: make up your own mind and do not rely on these (partly paid!!) evaluations - there are many possibilities on the internet...
recommend for: seniors, holiday with children, holiday without car, cultural and sightseeing holiday, holiday for singles, beach holiday
