To the truth: At the countryside there are also nice houses.... - but km/hrs (=cues) away from the sea !
Please take this seriously ! "Only" 2-3 km away from the sea turns into a hustle, first you have to look for parking a lot - and often longer walks at 30-38°C is not really an optinon!
We are no "professional landlords" - we like to entertain friendly guests....
Tip 2 for occupancy beyond 5 people - or for only 2 guests:
Alternative: a small, as good as new garden house "for 2,5" (is also rented separately and that cheaper together with the vacation house)
YES, there are flats close to the Vatican, the Colosseum (etc.) - also sometimes cheaper (smaller!, pay attention to NK) - but do you really want to spend your holiday "on the volcano" 25-35km (YES, that's right!!) from the sea and then with entrance fees and high prices ??
Within Rome, it sometimes takes longer than the ~1 hour from us to get to Rome.
With us "museum in the morning, sea in the afternoon" or vice versa.
We rent from SA/SA - other times on request!
NOW "THE" INFORMATION !
You want 'the right accommodation' as a base ?
Instead of 'glossy advertising' - here are the most important info's:
We offer in the quieter, non-touristy villa area (2,5 km to the city) our
Villa Marechiaro" on a 1,000 sqm garden plot.
Nevertheless, you will find the café-bar opposite, the (best pizza/pasta, etc) restaurant around the corner!
The beach (LEFT) is VERY close and can be visited in swimwear - to get to the train just walk (RIGHT) up the street.
(that's where the Romans come from in summer - also in swimwear ) - and in one hour you are in the heart of Rome - 15 min from the Colosseum.

> 2. there are NO additional costs from energy/taxes/fees, etc!
ON THE CONTRARY !!!
Not even the local various waters/lemonades/etc or various coffee/tea varieties
coffees/teas have to be paid for (UNLIMITED! "while the big supply lasts" - and that's a long time).
Not a "publicity stunt", - we consider this necessary !
3. the beaches of Anzio are the only ones in Lazio to be regularly awarded the 'Bandiera Blue' (blue flag), for clean, plastic- and chemical-free, hygienic water and beach - only a few have this on the almost 15km of beach.... - The main service takes place in summer. Breakwaters have just been built - the guests like it.
If you want, you can ask by local call (D-No.) - or search for "Karl Heinz, Anzio"...
Not all periods that are shown as "free" are always so !!!
I confess myself guilty, because I consciously "modify" the calendar - as protection for both of us.
What sounds negative at first is supposed to give us the chance to adapt wishes to other, possibly free dates 1-2 days/week before/after - so we can possibly still get together.

There were just some "fun requests" again ... (to turn off "competition")
Therefore only inquiries with correct mobile phone numbers!
This is needed later to coordinate us.
Platforms proceed according to rigid schemes, instead of space for descriptions,
you often have only boxes to click on . so misunderstandings arise.
Our house is initially designed for FIVE people - also in price.
More people also cost US more, of course we pass that on.
It is PLACE for "up to eight" (incl. Kidz) in this house whose achieve -
ments we extra, favorably charge extra...
Alternativ there is a separate, autonomic "gardenhouse" for 2 (plus an up to 3 years!! old)
You should also specify in any case WHAT you want here before booking,
WHAT is expected from the trip - so many things can be organized in advance and explained
much better explained.
What value may it have, if I tell you something about "Castel Gandolfo" - and it does not bother you?
you are not interested at all?
What does it help if the sea is "in front of your nose" - and YOU are (like me) rather "the forest type"!?
Or you are more the "funny Mallorca type" - which does not fit here at all - that can be clarified beforehand!
Is the Roman history more interesting - or is the beach the main focus?
Is first and foremost the rest and relaxation - or a mix of everything you are longing for?
Who NEVER needs the sea, has a car, (not good for visiting Rome), should look at the really beautiful (and slightly cheaper) houses at the countryside - these are easier to reach from and to us than vice versa (traffic jams!!), even if it would be "only" 10km - but it is usually more. Due to the Romans streaming in, long traffic jams form - and there are no parking spaces - vice versa it works.
Anzio is the birthplace of Caligula and Nero, who also lived here for a long time in the splendorous complex built on 800m directly on the sea - the remains of the "Villa Imperiale" are 20 minutes walk away - in the ruins you can sunbath and swim.
Our house is located in an area of private land, 2.5 km from the city center.
All around villas/1-2 family houses with gardens.
Directly opposite the café-bar "Marechiaro", where you can also have breakfast or small meals, to which is also attached a "tabacchi", where you can get everything from the "coffin nail" to the ticket for bus or train. /Train tickets you can also get online with "trenitalia.it" - in German or English !
140m around the corner is the most popular pizza/pasta restaurant with a wood-fired oven.
Also within walking distance other restaurants, a shopping area, several "gelateria's" (ice cream parlors), fruit stores, pharmacy, an "aunt Emma store", bakery, butcher, hairdresser,... - and every Wednesday a weekly market in 400m distance.
Three big /supermarkets one with shopping center are a bit more distant - reachable by car, bus or train (1-2 stops 1,10/1,70€).
Train and bus travel is VERY cheap in Italy and is encouraged !
Of course we make our recommendations depending on whether you are "family with small children" or adults coming with a car - we do need any requests, information to advise us.
It would be annoying if the communication is missing and therefore existing things can not be used, can not be found - after all, the stay with us should offer as many options as possible.
The town of Anzio derives "fame" from the historical "last line of defense of the Germans in World War II" - on YouTube you can find the feature film with Robert Mitchum about it - just search for ANZIO. ( There are also many other movies about Anzio )
Anzio itself is quite old, was also once the capital of one of the many splinter states from which Italy was created late.
Still a kingdom from 1861 to 1946, the last national states in the north (among others Veneto and Tyrol) became a state only afterwards.
However, the main reason that should lead you here is :
The really VERY close beach in just under 100m to the left - and the nearby train station to Rome in 300m to the right! - Since you do not save time even if you would take up quarters directly in Rome - on the contrary: To the sea you have to go there ~25km and the transport by public transport is often a matter of luck within Rome (I have already taken 1.5 hours from the airport to the train station, where you usually go only 45 min), often takes more time ... - and everything in and around Rome costs extra.
In addition, in a vacation home: your own kingdom with 3 bedrooms, a living room, a large terrace and the places in the garden, in the large BBQ area, around the small(!) Bricked / tiled pool or a sitting area.
If you are looking for certain things ( e.g. also a small nature reserve nearby or the excursion on a flying boat to the Pontine Islands ( this can cost something ) should ask us... -
We are happy to advise - but information beforehand(!) is always a prerequisite to understand and see many things...

We have an extra toddler/baby bed - and additional other beds
if desired, a car seat, a high chair, some toys, a "play corner" -
and ~5 "mini-tigers" in the garden ( mostly on our side ) .
Whatever grows in the garden is shared - from mint, sage and rosemary to thyme

It is VERY important to us to communicate with our guests !!!

We are flexible with most things and attach great (!!) importance to communication

Where we are not flexible: Smoking in the house - and also other drugs!!! -
Drug consumption is strictly forbidden here.
Smoking in the garden or on the terrace is not a problem, - if it is not one for others.
What would absolutely turn us off:
Arguments and unnecessarily excessive discussions among the guests
- many things can be solved quickly by asking questions / good interaction.
Example: "Restaurant visit" at five o'clock = pointless because closed, etc.
We like to invite guests to one or the other bottle of wine (sparkling wine,... ) ourselves -
However, alcohol in excess(!!) with the corresponding consequences, e.g. "making noise", should be avoided
should be avoided. Parts of our "very private basic law" are :
- all in all: observance of quite normal good customs and traditions.
- Normal children must be able to play(!) - and can also sometimes become louder
- but adult loud "parties" (no matter by whom) - are not welcome here - ( neighbours! )
In a big house (household) something changes now and then
- in our house we almost never "take", but almost always "add"...
So we exchanged a couch for a corner-sleeper-couch-combination...
... replaced the smaller oven with a big one..., the microwave, which is only 4 years old
microwave was exchanged for an inverter model - etc.
You are welcome to ask us for ANYTHING that you consider important.
In a house a battery also fails once in a while, something gets broken ( especially if
(especially if previous guests had children with them), or something is missing
- should be talked about, so that I can quickly find a remedy

We also help (free of charge) if we ourselves have nothing left or if we have other wishes
- we are happy to do so, privately, - but of course not beyond our own possibilities and limits

A word about WiFi usage:
I make my private(!) "Fast-Net" available - (partly Ethernet) - but NOT for streaming !!!!
(for that there is German SAT-TV, DVD-player and USB-connections)
Mails, news, research, video telephony, etc., all NO problem.
But streaming series/videos is - then my "high-speed network" becomes a "snail-net" ["Schnecken-Netz"]
- and that is not possible at all - I work with it!
[ and a family holiday should not become a "kiddie-TV-marathon"... ]
- blame everything on me !! ;-)

Self-praise.....
This "evaluation" was made by ourselves, - also to prove how easy opinion making is!!!
WE therefore ask our guests not to rate, but to enjoy what is offered.
We have regular guests who return again and again and only a few periods in between are available, there "ratings" would only lead to far too much demand and disappointment - we are private hosts and not a "temple of accommodation".
In this respect, WE ARE always responsible for everything and not "house spirits" and do it AS we would expect. I am accused of "nitpicking" in this respect ;-). I see my performance as "normal" ...
In this sense: make up your own mind and do not rely on these (partly paid!!) evaluations - there are many possibilities on the internet...
recommend for: seniors, holiday with children, holiday without car, cultural and sightseeing holiday, holiday for singles, beach holiday
