Completely air-conditioned and fully equipped for a very pleasant stay offers you an outdoor, fully equipped summer kitchen with a barbecue, a private 28m2 pool with a sundeck area, and 6 lounge chairs.
The Interior offers three floors:
1st floor – Fully equipped kitchen, dining, and living area with a balcony that is connected to the pool area, Bedroom No1 with double bed and exit to the pool area, Bedroom No2 with double bed, two family bathrooms with shower.
2nd floor - Fully equipped kitchen, dining, and living area with balcony, Bedroom No3 with double bed, Bedroom No4 with double bed, two family bathrooms with shower.
3rd floor - Fully equipped kitchen, dining and living area with balcony, cinema room with PS5, Bedroom No5 with double bed, family bathrooms with shower and separate toilet.
Ground floor - Billiards, darts, table tennis, kitchenette and toilet.

Location and surroundings of object
Villa Matan is located in the small coastal town of Duće, 2 km from the town of Omis. From every corner of the villa, you have a fantastic view of the sea. The most beautiful sandy beach is only 200m far from the villa.
The villa is located 50m above sea level and is located 200m from beautiful sandy beaches & restaurants and shops. As the villa is located at a bit steep top of the road (50m), and because of that, you have an open sea view. The neighborhood is very friendly. Also, there are many activities such as Rafting, canyoning, boat trips, zip line ... this can be done on the river Cetina(2km), of course, there are also boat trips to different islands. The closest island is the island of Brac. There are many pebble and sandy beaches in the surrounding area. Hikes can also be undertaken by companies, Castle visits. There are many local restaurants in the old town of Omis, where you can try traditional Croatian cuisine.

Simply just great

Couldn't be better
A great location, clean and very modern furnished. Everything is really available as inventory.TOP,TOP,TOP! Bus stop in front of the door and supermarkets are also within walking distance. A great starting point for all kinds of trips. We are completely thrilled!

Unforgettable holiday
We had a super great time at Villa Matan. The house is a dream - super location and view, extensive equipment, cleanliness 1A. The owner is very friendly and helpful and spoiled us with some Croatian delicacies

Fantastisch
Villa Bakota is fantastic in one word. We stayed here for a small week with the four of us (2 adults and 2 children aged 13 and 15) at the end of April. The house, which consists of 2 floors, is spacious (especially since there were only four of us) and beautifully and spaciously furnished. The beds are comfortable. The outdoor kitchen next to the pool provides a luxurious feeling with a beautiful view. We were lucky with the weather, around 23 degrees, and even though the pool has cold water, we were able to swim and sunbathe. In April, the beach bars are not yet open. However, the restaurant/Shooko bar is within walking distance where you can enjoy delicious jumbo pizzas and hamburgers in a cozy atmosphere by the water. The pizzas are recommended, as well as the delicious pastries.
Petra is a good and friendly hostess. We would recommend this place to everyone. What you need to take into account is that the villa is located on a hill and you have to drive up quite steeply with the car. Once you know this, it's not a problem.
